Joyce your place is GORGEOUS! I have a great room with a wall of windows that is south facing. So I had to consider what the sun will do to fabrics....IF I needed my large house plants to be placed in this room....how will this room be used? Entertaining as in watching movies? Sitting and talking? Do you need to break up the room into seperate areas for young ones to play while adults converse?

Thank you, Nicole. The space will be used mainly for watching TV, visiting with friends. The entire lower level is for grandkids when they come to visit, so no need for separate areas within this room.

Just so you know, it is hardly modest compared to my home, which is 2100 square feet in a 3 bedroom split-level, including the downstairs family room. I think you will find that folks here have homes of all shapes and sizes - I hope your perspective on that hasn't kept you from participating here over the years.

I would see a couch facing the fireplace, a loveseat to the left of that at a right angle, back to the foyer.

Two chairs, upholstered with lower backs to not block the view, and swivel so they can turn and enjoy the view if desired, placed opposite the loveseat, backs to the windows.

Large circular cocktail table, perhaps a copper or stone top.

End table between couch and loveseat, another between the swivel chairs, both with lamps. Unmatched tables, matched lamps, I think.

On the right side as you enter the room from the foyer, I would have a round game table and four chairs on rollers, so that when you entertain you can use that table for refreshments if desired, or for a game of cards, or the chairs can easily be moved into the major seating area. A fun pendant or chandelier over the table to add a more direct light and intimate feeling would be nice.

You need to let us know what your colors will be, and perhaps we can help suggest some actual upholstered pieces, etc. You definitely want some texture and pattern.

Here is a quick and rough floor plan with Les's setup in mind, but I threw in a sectional and an otto for one of the chairs (in case you can get a matching ottoman for the leather chairs).

Thanks so much for the ideas! I think I'm getting a nice vision for this room now. However, DH throws in the wrench that he wants the two new leather chairs in front of the bookcase, so they are in line with the TV. What do you think I can do with that in mind?

Here is another plan with chairs moved. Keep in mind the fp, shelves, windows, doors are not the correct dimensions unless I happended to guess extremely well. The only measurment I used was a 22'x22' room.

You're pretty darn close on dimensions. I like the coziness of this layout. Not as well as with the sectional or sofa/loveseat, but I can feel this. Does it matter that the sofa isn't centered on the windows?

I had actually looked at a chaise the other day....but thought maybe it was too "formal" for this casual room. It does work in that corner really well. Thanks much!

Not sure about centering the sofa or not. Depends how big your chairs and sofa are. As I said, it was just a quick plan and I was more concerned with keeping the traffic pattern open near the doorways.

If you want to play with your floorplan, most furniture store websites have one. That way you can plot in exact dimensions of the built-ins, windows, existing furniture etc.

aktillery has a good point re bringing hardwoods into the whole room. The rug does limit the furniture placement somewhat.

Chaises don't have to be formal. An upholstered chair and otto would work in that corner just as easily as the chaise though.

It will be fun to see the room evolve if you wish to keep sharing. Hope you do!

You guys are so perseptive. During the planning stages of the house, I REALLY fought for all hardwood in the living room. Already had an area rug picked out. Then DH saw this edging treatment at the Parade of Homes, and had to have it. I don't want him to sound like a control freak, but he has lots of time on his hands so was way too involved in the building process. Some good, some bad.

I will check furniture store websites and play around a bit, and definitely get back to you. Thanks again!!
