Did you buy your small home...
Comments (75)This is the SMALLEST home I have ever lived in. Growing up in New England in a 5000 sq ft Victorian was fun. When I married we owned a 2500 sq ft Cape Cod style home 4/3. When the divorce came, and I did not want to live there anymore, I sold my equity to my d ex h and his new wife, and had enough to buy my current home. It's 1100 sq ft, 3/1 (one bathroom homes should be against the law, imho) but it was on a 1 acre lot, the kids could walk home from school, I could afford it if child support stopped, and it did from time to time, so we never became homeless. It was built in 1959 and in 1995 Hurricane Opel sent a tornado to re-do the place. So I have a 59 slab and 95 house. Same floor plan, just modernized. I want to build a new home, but I cannot find a builder to build a 1200 sq ft home. They say 2500 is minimum build. Even when I am paying CASH. So, here I stay, in a large home by myself and my dogs. My kids are grown and one has finished med school and one is in med school. They are the real benifactors of having a small house payment (under $300) I could spend my modest income on my kids and not the house. My neighbor was an original owner, and he and I discussed house payments one day. He said he never new each month how he would come up with the $65 mortgage payment on his salary with 5 kids in a 3/1 1100 sq ft home! I live in the deep south, Alabama, and my electric bill for a/c is $65/mnth, and I keep it cold in here. I am a Yankee! God bless small homes. The sign on the door says "Cabin Sweet Cabin" J...See MoreCan I be profitable doing small scale hay farming?
Comments (7)In the area I live in, there used to be zoning laws requiring a minimum of 4 acres lots, so many people have lots 4-8 acres. Most of these remaining plots just have the house area and maybe a few acres maintained, and the rest either completely let go or mowed a few times a year. In regards to free to cheap, I'm sort of going off the model the big tenant farmer goes off of. In my area, it's illegal to "let go" of a property so if it's visible from the road it has to be maintained in some way. People are also eleigble for a tax reduction if property is farmed. The tenant farmer gets land in the agreement to maintain the land. One of the fields next to me for example is a owned by a real estate investor, and the house has been unoccupied for a few years but he pays a landscaper to mow the lawn. This is only a theory, but if I offer to replace the landscaper and mow what can't be bailed, set him up for a tax reduction, and offer x amount of money per bale, I can't see it being much but I could be wrong. I never looked into seed costs or fertilizer applications. My family owns a farm market so I usually get "set up" for cheap seed prices. I know a good amount about fertilization because I took turf grass classes in college which is loosely related. As far as storing, I was hoping to try to get interest before I bale, and if I have to store it I would put a tarp over a stacked wagon. Something else I was thinking of was delivering and stacking hay for and extra amount per bale...See More1st Home Furniture Arrangement! Small, high-traffic sunken living room
Comments (11)Definitely no to two conversation areas, but yes to opening it up and taking advantage of the entire space. I'm not sure how far you are on your selections, but Ethan Allen offers Complementary Design services with your purchase, and I can honestly say working one on one with someone to create a tailored, cohesive space for you down to the exact measurements and circulation of a space plan is very valuable for pieces you want to own and fit for a long time. If you want more info, you can PM me. Otherwise, good luck with your space and congratulations on your new home! I like the idea of sofa + 2 chairs or Sectional + 1 or 2 small chairs.... not everything has to match, just balance well!...See MorePiano has to fit in Small house/ furniture placement issues
Comments (80)I think the piano on that wall would look more than interesting the armoire. The mirror can go over the piano. I love the bench, can it for under the opening between the dining room and living room? Can you use it in the living room? Can you use it in the living room as a coffee table with a tray on top for drinks etc...can it go in front of your living room or dining room window? We bought a bench for our sons dining room so that his dog could look out the window cause he would go up on the dining room table to look out the window, I like your style of decorating...show us the living room, maybe you can find a place for the bench in there. I‘ll look for pics of our piano up against the wall showing the mirror above it....See Moreteresa_nc7
