It is hard to ballpark figures, with the limited info you provided. It could range into the $50,000 range really easy, depending on what exactly you want, I don't know exact prices in your area, but you can bank on the both floors can range from $5 - $15 thousand, depending on how much demolition & removal needs to be done.

New door can be $500 - $1000
Heating system- depends on what you want. It could range up to $20,000
Oil Tank-????
Water heater- $350-$1000
Bathroom- $1500 - $5000 again depending on what you want.
Brass piping/Misc plumbing- Depends on what needs to be done.

If you replace the water heater with a high efficiency water heater, you can get a tax deduction for that.

Are you certain that the bathroom has to be moved? If so, it might be cheaper to rip out the old bathroom, and throw everything away, and start all over with new fixtures for the new bathroom. Is the house insulated, and what is the condition of the windows?

the bathroom doesn't HAVE to be moved but it sure would make a lot of sense to have it somewhere else. Right now it is in the middle of the 2nd floor in a tiny closet that would work a lot better as a walking closet. The windows in the house are newer windows. Not state of the art but decent enough. Insulation is unknown but probably none existant considering how the previous owners have kept up the place (they did the very very minimum).

We are just finishing a remodeling job on a "blower upper" house we bought in 1992. The original cost was $110,000. With this remodel and all the other work we have put into it, we have put an addition $200,000 into it. That includes roofing, concrete floor in garage, rewiring, carpet, deck on back, garage door, replace all plumbing, central air conditioning, built in custom book shelves, kitchen redo, and now adding 400 square feet, new windows, siding, and redoing both bathrooms.

The point is you can make as much out of remodeling as you want. If you are going to live there for awhile, you just bite the bullet and do it. If you wanted to buy this and flip it, I think you need to keep looking. There is way too much to do to get your money back.

Our main concern is making the house safe and functional. Then over the years we would do the rest of the work... We can't really hope to afford more than 30-50K in a rehab loan.

We are not trying to flip this house. We see ourselves living there and bringing up a family. This house would benefit from a $200,000 renovation without a doubt but we can't afford that expense on top of the mortgage. This is MA where they want 4 times what you paid for your fixer upper. Right now we need to make it safe and functional. That would be the only priority.

Well Kelly, first of all best of luck. I would suggest to sit down and itemize, and prioritize everything, to figure out exactly what to do with your budget.

I also suggest to do everything at once. It is my experience not only as a contractor, but as an older home owner, to have one big headache and it's over. Instead of little headaches over the span of what could turn into a few years.

Is there gas at the street? You can get new gas equipment and the local gas company will give you up to 800.00 back on heater and hot water heater. Do you needa furnace or boiler?

moving bathroom is expensive, especially on a 2nd floor. You have to move water, drain, and vent lines. That means removing walls from adjacent rooms and below. Plumbers are expensive. Then power needs to be rerouted.

Can I ask a silly question? Why do you need a new concrete floor in the basement? If this is an old house I can't imagine that it's a walk-out basement ... and if it's not a walk-out I can't imagine the expense.
