Anybody buying an extended warranty for asphalt shingle roof?
Comments (10)It would be for CertainTeed's top of the line shingle, Grand Manor, which has an advertised lifetime of 50 years. So it should last 15, 20, maybe even 25 years, I would think. (Asphalt roofs never last as long as their advertised lifetimes.) I can't find comments on the net about extended warranties for roofs, and was hoping someone here had some experience to share: good, bad or indifferent. Normally, I would pass on getting the extended warranty. But reading about asphalt shingle complaints has made me think twice, though none of the complaints & lawsuits involve Grand Manor. The age of installed Grand Manor roofs is still relatively young, the product having come out in the early 90s. Comments (6)Hi, In most areas around here (Mass), the Ice and Water dam protection is required by code. It's usually a 3 foot strip along the edge of the roof, and tucked under the gutters. If it's not required where you are, get it anyhow. It's additional protection from ice dam problems, which can cause leaks and lots of nasty water damage. Basically, if your roof isn't done right, it can cause a lot of damage to your house, and lots of grief in time and expens to fix it. Don't be cheap about it. As for the teardown or not, it really depends on how many layers of shingles are up there now. If there's only one, and your decking is in good shape, you can shingle over and not tear down. Be aware, that will lower the expected lifetime of the new shingles somewhat. If you think your roof deck needs repairs, tear down the shingles, and do it correctly the first time. It's always less expensive that way. As for types, there are three major manufacturers, GAF, CertainTeed, and Owens Corning. My research told me that they are all pretty good and there's not any strong reason to go with one or the other. Your major choice is between 3-tab or Architectural shingles. The Architectural ones have some depth to them, and make a nicer roofline, with some shadows and texture, rather than the flat look of 3-tab. It's really a personal preference. If you don't have proper ventilation in your attic, you should add it as part of this job. Soffit vents and a ridge vent are a standard system for this. Ventilation will help keep the roof from overheating in the summer (increasing the life of the roof), and keep it cold in the winter, so snow on the roof won't melt and cause ice dams. Finally, if you haven't picked a contractor yet, each of the manufacturers I mentioned have "certified" contractors, who are tested and guaranteed by the manufacturer to do quality work. Comments (6)Our Certainteed shingles were originally installed in 1996. By 2009 they were curling, pitted and we were getting excessive gritty material in our gutters. In Aug. '09 we submitted all of the paperwork along with the shingle, and sent it return receipt. Receipt never showed up but postmaster confirmed it was delivered. He said he'd sent in a lot of forms and shingles and Certainteed likely wouldn't return the form till they actually opened our package. We never did get the return receipt portion back and we'd all but given up on getting anything. But about 6 months later we got a check for around $1250 if I remember right. Our new shingles are being installed as I write this. This time we're going with Decra steel shingles. Of course the cost of the new shingles far, far, FAR exceed the Certainteed settlement, but at least we got something. Good luck!...See Morefrustrated with roofers and insurance co.
Comments (8)Jasper, Are you by chance in MN? We have hail damage to our roof and siding. Interesting isn't it that no one wants to give you an estimate until they know how much your insurance will pay. Be sure to check with several contractors before picking one. We have had two major hail storms in our area in the last year. Some people just got their damage from the first storm repaired when this latest one hit and they have damage to repair again! Check with neighbors and even people you don't know to see how they liked the work that was done for them. I think some contractors are biting off more than they can chew-booking more jobs than they can really handle properly because of the easy money. I can't blame them for wanting to keep the money coming in but you need to know what is too much. Our town is littered with signs by contractors at the sites they have worked on. Good luck. We are waiting to get a detailed estimate from our insurance company, then we will be searching for a contractor as well. Anyone know what the typical cost is for roofing and siding in MN these days?
