Amysrq, a tip for hanging pictures in a row like that is to use two nails for each one. Those frames look like the sort that could hang directly on 2 nails. That way you can line your nails up very neatly in a straight light with a level and be done with it, nothing will shift. Forget about the wire. I learned this from the guy who hung my art show in March. I couldn't believe how fast he hung 20 big paintings perfectly level!

The left side measurement is 164 inches from front of house to front of existing closet. Electric panel is inside the existing closet but the closet could be removed. The right side measurement is 113 inches inside the walk in closet plus 220 inches from closet to corner of room. So 333 inches. Just saw a mistake...the walk in closet is NOT 9 ft wide. The angle on the front wall is 9 ft long. Width will be less. And the arrow is going the wrong way on 9 ft 6inches. Anything can change except the stair's landing, the electical panel, and the bathroom. I thought about making the entire upstairs a separate unit with a kitchenette, small living room, and 2 bedrooms with an exterior door and stairs down the back side where the small window is. The upstairs has its own heating and air conditioning units. We will be selling the house in a couple of years. Since it has a gentle, grassy slope to the lake and dock, the upstairs could be rented out to people on vacation. It would either be a five bedroom house or a 2 bedroom house downstairs with a 2 bedroom vacation rental upstairs. I think if someone wanted it as a five bedroom, the upstairs kitchenette would be great to have with kids. The living room could be a bedroom as long as we have a door on it.

Can you post a photo of the front of the house? What does the roof look like? That's generally the first thing architects look at when they consider adding on. I've seen a lot of older 2B/1BA bungalows where people have expanded--it can be challenging because the floor plan doesn't necessarily lend itself to a contemporary style of traffic flow. Lorrie H's plan looks cool but you're down to 1BA. Also, my experience is that moving walls can be $$$ and bring up surprises. Might be easier/cheaper to add on-in back, depending on the roof-line. I sense that you are just starting out, but I wonder if it makes sense to start interviewing architects (you'll want to hire one eventually, right?) and in the process they can school you on the particular issues with this home, and how they might be solved.
