2nd mortgage requesting no pay off first 12 months

Got a call today from our mortgage broker asking if we would be willing to sign a letter for the 2nd mortgage we are getting to not pay it off the first 12 months in exchange for a slightly lower rate.

The reason he said was the costs to the lender to generate the loan and because we have a lot of equity in our current home they may not make money off us.

We originally planned on paying it off as soon as we sold, but now we're thinking to use the money to build our shop instead sooner than saving the money up for it. Good for us as we don't need to figure parking for all our 7 vehicles. Then we could use the money we save and pay the mortgage off after 12 months instead.

Good or bad idea? I figured there is such a wide variety of responses on other mortgage posts so thought I'd get some good reasons why or why not to help us decide.
