Replacing Roof - Thoughts on Quote

Hi all,

Looking for some advice. Got a quote for a new roof @ $12,395 which is close to what we were expecting and what our neighbor paid for his (used a different company).

This is for an Owens Corning 50-year Duration shingles. I have a few questions:

1) Is this legitimate? A roof that lasts 50 years?

2) Installer states we must use Owens' ice/water shield to get the Owens' lifetime warranty (this is a $200 mark up over standard ice/water shield)

3) Installer does GAF and CertainTeed, but seems hesitant to go through the pricing. I didn't push because I thought the quote was reasonable, but do installers get kickbacks? From what I've research all three brands mentioned above do solid work.

Installer is pretty salesy and I like him so it makes me uncomfortable. We're still getting a few more quotes. Thoughts?

It is a 50 yr roof, but it won't last 50 yrs. What do they guarantee it to? It seems general knowledge that a 30 yr roof is out of life between 15 and 20yrs. I think a 50 yr roof will also last you about 2/3rd that actual time.

As far as the roof lasting, it depends on exposure and weather. I agree you'll probably only get 25 -30 years or so.

I've been required to use Corian adhesives to get the Corian warranty. They hold the guarantee hostage to make more money; it's not unusual and it does insure quality.

Whether or not he gets kickbacks is really none of your business. You are buying specified items for a specified price; end of story.

The longer you shop, the lower the price will go. I'd stick with a reputable outfit over price on this one particularly.

The outdoor winter design temp for Milwaukee is -4 degrees. By comparison, mine if 14 degrees. My house is a 2500 SF, 2 story in Phila. area with a heat loss of 60,000 BTUH. At -8 degrees, my furnace would run 100% of the time (66 degree indoor temp)and wouldn't cycle until the temperature got above 35 degrees. If I were to move my house to your area, the furnace would run constantly at -4 degrees and would cycle at the same temperature. You could use these figures as a guide as compared to your house. Make sure you get the model 412 stat as it has the new features of humidity control in winter, and on-demand dehumidification in summer. The wintertime function assumes you have a humidifier. Without those features, the 411 stat requires 7 wires to operate the furnace and 2 stage air conditioner. Single stage a/c will need 1 less wire. The installation should include running a new (preferably) 10 conductor thermostat wire (keep the old one in place). You'll have enough wires for any eventuality. Since the contractor didn't do a manual J, he probably just 'looked' at your duct system. The new furnaces with VS blowers will work harder if the duct system is undersized or restricted, which could mean, premature failure. Ask him to check your static pressure and to estimate what your total static pressure (TESP) will be with the EAC. Most new furnaces are designed to run with a TEST of 0.5 inches of water column (rarely met). A little higher is O.K. Good luck on your selection. "A" is obviously more thorogh because he is testing the ductwork. You don't have to get a new t-stat but I would recommend a 7-day digital programmable stat (Home Depot has them for $100 or less). Ducane is a low-tier Lennox brand. That model puts out 55,000 btu cooling (60,000 is a full 5 tons), 11 EER, 13 SEER, 51,000 btu heating at 47 degrees, 31,000 btu heating at 17 degrees, 7.7 HSPF. The Heating Seasonal Performance Factor is weak. Not sure if this is due to the nature of a packaged system. What is the parts warranty for the Ducane? Labor warranty? There are no back-up electric strips being installed in the Ducane? Post model number of the Lennox for comparison. Parts warranty for Lennox? Labor warranty for Lennox? Your operating costs for cooling are determined by EER and not SEER. Your heating costs are determined by HSPF. The higher these 2 numbers, the lower your operating costs. Best to you.

I cant stand vinyl windows personally. Id look for good, energy efficient wood windows with an aluminum or vinyl outer shell for maintenance if that makes sense. And make sure they fit flush in the space where your wood windows went, and that the gaps where the sash weights were get sealed up... Otherwise the window is just as drafty as the old one might have been. My parents recently rebuilt all their 1920s windows themselves. Took some time, but they did it one at a time, and dont have any ugly, short-lived garbage vinyl to think about. IMO original windows with good storms on over top is far better, both aesthetically from the inside and protection-wise than these new vinyl windows are.

I don't think there will be roof that lasts 50yrs. You may get 20-25yrs depending on the material you use and the weather. My roof was installed about 10yrs back by Roof Lines East Inc at Toronto and except for the maintenance work we had due to a tree falling on it there wasn't any other issues with it till date. If you get 50yrs for a roof then I'll say you are lucky.

Well, Ive got a 50 year old roof on the shed out back.....its metal. :-) If longevity is your concern, that's what you should be looking at.

Anyone who is attempting to sell a job, should be honest about it. The manufacturer warranties are prorated, just like a car battery. Ask the company about them, they should be able to explain the warranty in detail, if they're honest.

As far as kickbacks from manufacturers, no. Kickbacks are illegal, and the company is buying from a supplier, most likely a wholesale only supply house. Now, they may get some sort of incentive, but that would be through the supply house.

Not sure how the industry is now. However back when I installed, Certainteed had qualifications one had to meet to be a "Master Elite" installer, and that was just one of the requirements, which had to be met in order to sell items labled as "lifetime". Also, you had to use their accessories such as ridge venting, ice/water shield, felt paper.
