Comments (6)Thank you kudzu9 - we have no experience with anything like this - when I first heard it and told the husband he blew me off. As time went by and I kept hearing it and finally got him to hear it, he was speechless. Then we started really looking and listening...Okay - when the doors are down only. If they're up, it doesn't happen. So, we started looking and listening when they are down....to no avail! Grrr...no discernable point of origin...how can SOMETHING make this noise and no one can tell where it is coming from? It's mind-blowing and annoying..and I hope not too expensive to fix - if anyone can figure out WHAT to fix?!? Until then, I'll try to spend the time we have together looking and listening to the phantom sounds in the garage, I suppose, at some point, it's romantic? Comments (2)I'm in So Cal and I replaced mine during a kitchen remodel and had to follow the building code that was in effect when I got my permit. This was a couple of years ago and the door is 20-min fire rated. I haven't seen anything to indicate that it has changed, but if you are getting it permitted, they will let you know at the building department which door you need. Oddly, new building codes required that I add a little landing to the area in the garage where the door opens for "safety" reasons. I almost broke my neck tripping over it, falling off it, etc. dozens of times before I finally got used to it being there. Comments (7)The challenge with side load garages is that you end up with a long, LONG walk from the driveway to the front door. You'll have an added challenge, in that your garage is thrust so far forward that the destination won't even be visible for most of the length of the walkway. You'll definitely want to engage a good landscape designer to make it all make sense. While you're talking to a designer, it may be worth exploring what paring down the amount of driveway could accomplish vs moving the garage opening. Unless you happen to have 4-5 drivers living there, all with their own cars, that's a crazy Costco parking lot expanse of driveway for a single family home....See Morerobertforman
