Property looks good for the price. But hard to speak to market issues, as I know nothing about your market.

The tour is by far better then the pictures as it gives a better idea of what the house is like. I agree, celticmoon that the realtor needs to change the obvious mis-spellings. Other than that, house looks nice, but being a guy who likes to cook, the kitchen is rather small for my taste.

I like real tudors and good approximations. But the tudor styling on this ranch doesn't work for me, and it looks dated to me. If it were mine, I'd replace the faux diamond window panes. I'd remove or paint out the faux timbers on the front facade.

What do you feel makes your LR less desirable than this one? Anything you can tweak about the LR?

When I see similar houses, I often have different reactions to them based upon the lot (size, location in subdivision, sun exposure, landscaping, privacy, etc). But, I've owned enough homes to know these points matter to me; I was not as attuned as a first-timer. If your home shines in any of these ways, mention it on the MLS sheet or ad so they will think about it.

It is certainly neat and clean with a nice back yard. I have an overwhelming urge to go in and rearrange the few pictures on the walls, especially that one over the fireplace. You can make your house look more interesting with some inexpensive staging.

Do you have the same kitchen cabinets? Were I buying that house, I would be looking at painting them.

I couldn't see the visual tour but the pictures aren't very good. Read up on staging and making your house look desirable. His living room didn't look so great in the picture, how is yours different and how could you fix yours up to look better?

Is your house on the market now?

I know the area very well. A friend just moved from a similar house in lewisville - they sold to a friend, so it never went on the market.

First off, I want to tell you that a lot of houses in the area that were built during those years have had foundation issues. It probably wouldn't show on the realtor.com website, but they would have to be up front about any foundation repairs to anyone who looked at the house. That would be a big deterrent to anyone before they've even looked at the home.
The other problem is that 3-2-2 homes are a dime a dozen, so you need to make yours stand out.

Lastly, your neighbor is using a coldwell banker agent. He is not a highly visable agent for the area, and coldwell banker does not do high volume sales in your neck of the woods. I would suggest you talk with Kurt and Darla Buehler - they're average listing time for a home is 30 days. Also, Jeff Brand is very knowledgeable and also does a large volume of sales. Talk to him also - it doesn't cost anything to talk. They will also inquire and find out if there's a particular reason that home like yours is still on the market.
You need an aggressive realtor who can show you real numbers of how many homes they've sold in your city, not just the dollar amount of sales - they could sell one house for 2 million, and have that be the only home sold by them, you know what I mean?

Please take heart - you are in an excellent school district, and in a price range where homes sell very quickly. There's a lot of first time homebuyers that want to be in that school district, and need to be at that price level.

Actually, the school district isn't excellent. Both the elementary and high school are rated acceptable.

The school district as a whole is excellent - the schools in the op's location are acceptable.

To get into the exemplary schools in that district, the buyer is going to have to qualify at a higher number - above $140,000.

For years people have been choosing to go to the slightly lower home prices in Lewisville. If they did their research, they would find out that their higher electric bill wipe out the difference in price between them and bordering towns.

Lewisville is still choosing to put high density living over individual property values,which are also affected by lower rated schools. It's a huge school district, so maybe they aren't making it a priority to have every single campus at least recognized. I don't live in Lewisville, therefore I do not get a vote in these matters.

I live in Lewisville less then 2 miles from that house. I am not sure what you mean about electric rates. We can choose our electric service from a number of companies. My mom lived in Flower Mound and her electric wasn't any cheaper then mine.

I actually drove by the above house when I went the store a little while ago. I notice the house next door looked a bit rough which could be hurting this house. Also the house is dreary. The lawn is mowed and edged but has a number of bare spots. The shrubs are minimal and there are no flowers.

I drove around the alley in the back and the fence badly needs new staining and the backyard(from what I could see through the fence)has no trees, faces west, and has just a small bare concrete slab for a patio.

It wouldn't be hard to be more appealing then this house.

Mine needs paint. The trim in the one for sale is white (which I have been planning on doing) and the walls are a pretty good neutral color. My trim is this nasty dark brown and the walls are white. I know paint is a relatively cheap and easy fix, but frankly I hate to paint so I've been putting it off.

I've already painted my cabinets white. Also, I have better appliances, and ceramic countertops. He has me beat on the floor - he's got a nice cork floor (which I've been considering) and I've got the self-adhesive 1 foot square linoleum tiles (which, believe it or not, are still a big improvement over the floor that was there when I bought the place).

No but I'm seriously considering putting it on the market soon. And within the next few months I may have to take a job relocation anyway.

I know - my own house has an issue that at first glance appears to be related a foundation problem but it actually isn't. There is a crack in the brick wall on one side of the house that starts ABOVE the slab foundation and runs most of the way up the wall. The slab itself isn't cracked. The crack is due to the exposed wall being in a spot where it catches the afternoon sun and is exposed to a lot of solar heating and contraction. It is not a very obvious crack, but if you look for it you can see it.

You know, come to think of it, every coldwell banker listing in this area has sat for months until re-listed with someone else. I can think of 4 houses in the immediate area that were coldwell banker for at least 3 months, didn't sell, changed realtors, and then sold in a month or two. My bank (USAA) likes to recommend them. I guess this is a case where I'd not listen to an otherwise trustworthy bank.

I have more shade trees and some landscape lighting but otherwise my house is not much better on the outside. In fact the wood on the outside of the house (these houses are 80% brick) on mine needs to be repainted worse than the house for sale does. My fence is in about as bad shape, although I do have a roof over my slab patio instead of just a bare slab patio. Bare patches in lawns are basically normal in this neighborhood - the soil quality is very poor and not much grows in it, not even weeds sometimes.

The electric companies share each other's electrical lines. Its just like being able to pick your phone company and long distance provider.

One thing I forgot to mention in the original message is that I noticed that none of the photos show the bathrooms, which to me means that they are the original 1978-era bathrooms like what my house had when I bought. I have remodeled one bathroom (off the master) and I've also replaced the flooring in almost my entire house.

All that said, I'm pessimistic that I would get more than $129k (if that) for my house, or that the house for sale will sell for more than about $124K. What I might get is a faster sale.

Heck I might not see $125k or even $120k if the markets keep sliding. Considering I paid $117k in january 2002 and have sunk about $20k into repairing and upgrading things... oh well nobody ever said homeownership would lead to financial security, right?
