Estate Sale, Tag Sale, Indoor Yard Sale?
Comments (16)Here an estate sale is considered an indoor with outdoor items perhaps. Almost everything in the house is for sale and tagged. Usually by someone in the estate sale business. Things are clean and as I said tagged. Usually large items will have a sign saying they will take bids on them - if applicable. Prices are firm until the last day and usually on that morning things are 25% off and later in the day maybe after 11 they go half price. on a big sale the place iscleared out before the 1/2 price goes into effect and then people are let back in. The prices range from the perceived value of the item. I've seen both ends of the spectrum. People line up well before the usual 8 am opening to get in. Most of our sales are run by two popular Estate sale agents and their crews. A tag sale might be in the empty house or just items already priced If you have a lot of stuff it might be well to contact an agent in your community. It might be worth it just to avoid the hassles and headaches and they are usually responsible for everything. One of the most disgusting "estate sales" I went to was run by the family and they had their bed ridden aged mother in the living room watching people go thru her stuff while the family sat around drinking coffee....See MoreHas anyone bought a house that is 'For Sale by Owner'?
Comments (15)This is true sometimes, but not always. "The commission is split 4 ways between the seller's agent & seller's broker and the buyer's agent & the buyer's broker. An agent's cut would only be 1/4 or $4,375." If the buyer sees the home and goes to the listing agent to see the home, it is not spit 4 ways because 4 agents are not involved. Two at the most. And sometimes the broker/owner shows and lists the home and does get it all. 7% is still plenty high in our area split or not for no more work that is done on showing homes. Also a lot of broker/owners build spec homes in this area, which to me lessens their drive to show your home versus one they built. Obviously they would make more on their spec home. Comments (30)I know what you're up against because I have a unique property too. Mine is actually a little horse farm. I would say don't worry about buyers expecting you to go lower on that $499,900 price. When I was shopping, I found a place for $209,900. I found out it had been lowered from $229,900. It needs a lot of work, the owner needs to sell, nothing is selling in the area. So I expected I could get a better deal. I offered $180,000. They wouldn't even respond. I offered $190,000. They still wouldn't respond. I offered $200,000. Finally they answered and they said okay but they made some demands. The point is, I was SURE I was going to get it for a lot lower than it was listed for but I found out you can't assume that every seller is going to drop even if there are reasons to. I loved the house and made the deal anyway. In fact, I would have taken it at her full asking price. Good luck! Comments (11)You have to decide whether you are willing to pay the realtor their expected 3% if they bring you a buyer. I had my sign up, ad in paper for over a month before I was contacted by a realtor. The message she left was very annoying, she sounded like a middle school cheerleader. "Your house is soooo awesome, I love the website you made. It is sooo cool." I called her back and said I would be willing to show my home to her clients but not for 3%. I offered a flat finders fee and never heard back from her again. You have a great advantage if the house next door is listed by a realtor and having an open house. That gets traffic to your location. If a realtor ask your price tell them, but don't let them talk you into signing anything if you aren't comfortable with them. Their business is selling and they will try to sell you on the idea of listing with them. I too was a nervous wreck before my first showing, that's natural. My first potential buyers were friendly and I told them up front that they were my "guinea pigs." I gave them a quick tour of the layout, pointing out the not obvious features. The tour took less than 10 minutes. When we finished I told them I would be stepping outside with my dog and please go back and have another look. They took their time, met me outside, asked questions and said they would be in touch. The second couple was a little easier and by couple #8 I had my spiel down cold. Now patience is required. Two months after showing my house to the first couple they made a very good offer and we have signed a buy/sell contract drawn up by my attorney and I have their good faith deposit. We will be closing on June 20. In those two months there were days of elation. Couples #4 & #5 both wanted the house. #4 said they didn't want a bidding war and was willing to pay asking price, cash. #5 couldn't pay that much. That Monday I contacted the lawyer to draw up papers. There were also days of utter frustration. On that Monday, an hour after contacting the Lawyer Couple #4 calls and had a change in circumstances. They were being transferred and no longer wanted the house. Couple #5 were out of town on vacation. Waited for Couple #5 to get home and called them to let them know that the other sale fell through and the house was still available. They made a fair offer and said it was their top price. I said I would let them know after I came back from my out of state house hunting trip. While out of state I got a call from couple #1. Their offer beat couple #5 by a considerable amount. That brings my story up to date. I'm telling you my story to let you know that FSBO can be nerve racking and exciting, but the money saved, over $25,000 in my case is worth it.
