What would you prioritize at this point?

I am scared to look at the new balance of funds available after the last project (kitchen floor redo), which took 3 times as long as planned and we're on time & materials.

My son is graduating in 2 1/2 months and here is our scenario:

In addition to fixtures for downstairs BR, we need to:

take care of the family room which is crowded with mismatched furniture and desks and shelves sitting on a 30 yr. old frayed wall-to-wall carpet.

redo the front of house view - old overgrown bushes and a walkway that collects water in a heavy rain. Also a poorly painted old garage door. But can't take away the bushes until we order a new bay window, which they just noticed was sagging and needed propping up from outside -despite all of our immense structural improvements around here!

Son has dreamed of us completing the basement (half finished) for him to have a "hang out" for his friends. He is taking a gap year next year, but several friends will be moving on to college.

We can do a few things ourselves, but don't have adequate time for most.

If you had to pick one and leave the rest undone for the immediate time frame, what would you do???
