Should I Replace Before Inspection?

My bathroom sink is a cultured marble and has little fissures in the bowl of the sink near the drain. Because my bathroom has a beach theme I put some rocks in the bowl and that is the way we handled it LOL When we decided to sell the house we didn't want to spend money on fixing it because it wasn't something that I thought would make or break selling the house but now that we have an offer and are having our inspection I'm afraid the buyer will look at it as something I was "hiding" and get nervous that I'm hiding other things when in reality it was just my actual decor in that room. I still do think it looks cute and it really isn't, to my knowledge, anything more than cosmetic. Am I wrong? Should I try and get it replaced in a week? Should I offer cash to have it replaced before it's even brought up (my husband will die because he feels the guy low-balled us anyway) or just let it be? Obviously I'll remove the rocks for inspection day.

Getting our reno house ready for appraisal, I've had the tendency to replace every broken, ugly, or worn-out thing I could. I really think I've done myself a big disfavor, spending money I didn't need to spend. In your case, the inspector may or may not note it. If he does, your buyers may ask you to replace it. I'd wait if I were you; you just never know what the report will contain or what the buyers will ask for. And remember, just because they ask, doesn't mean you have to do it. (Unless, of course, it's a sticking point for the lender.)

Unfortunately so many factors go into this. Betty Kelepecz is an outstanding Masdie grower who has garnered many awards using the name 'Windflower' on her crosses. This year she got the 'Carl Luer' award for nationwide outstanding Pleuro with an incredible Masdie ignea. She grows her Masdies in clay pots, a couple of styro peanuts in the bottom and fresh sphagnum moss which she religiously re-places once a yer. So much said, the picture gets complicated because she also lives in the cloud forest of Costa Rica. Not really, she lives on the Loma peninsula of San Diego which we jokingly call the cloud forest of SD. A narrow rocky peninsula with the Pacific Ocean on one side and San Diego Bay on the other. Steady morning fog on most days, cool ocean breezes with highs seldom reaching 80F even on the hottest California days. She and a couple of other Pleuro growers who live there can grow Draculas, Masdies etc in the shade of their homes without the need of a cold GH. She has the perfect natural conditions for Masdies so her success may have something to do with this. Never the less she is convinced that her culture is superior to other methods she has tried. Good enough for me, I'm in the process of switching all Masdies to clay pots with moss on top of a couple of peanuts. The San Francisco area also has perfect conditions for these plants. I know a number of people who grow there and not all use this method. Clay pots are very prevalent but I see Masdies gown in moss, bark and shredded redwood chips, moss being the most prevalent. Nick

Yeah that's R22 and while that is a builder grade Trane unit that is probably out of warranty by now... typically those were sold with 5 year parts warranty. Because R22 Freon was already obsolete by 2013. With that said, this condenser 'could' last another 10 years, provided the coil repair work is done appropriately. The replacement coil needs to be a coil suitable for R22 / any coil can be retro fitted to work, but skill is required in choosing the coil. Typically home warranty companies are known for tom foolery. If the condenser was a dry condenser (nitrogen gas) it would say it was on the data plate in some manner. That's the down side in anything Trane or American Standard because they were one of the last manufacture's to switch over to R410a refrigerant. The R22 conundrum only effects you if there is a leak... otherwise it doesn't matter much. While the cost for it will only go up now that production has ceased, it's serviceable life is still around another 10 years or so. Without United Technologies Corporation heavy investment in R410a AC equipment development we would be no where near where we are today. R410a equipment has been available now for almost 20 years if you can imagine that.

What about the seller? I had never thought of going to the inspection when we sold previous homes, but recently a friend with a beautiful, updated, nearly pristine home had some issues with an inspection. A couple problems were noted and when they looked into addressing the problem the first inspector noted three different professionals who came out to take care of the issue said there was no issue. The owners are very capable---the wife's father built and sold homes for a living and all of the family, including the kids when they were old enough, were involved, her husband is an HVAC guy with good construction skills as well. Together they have built one house and taken two other homes down to the studs and remodeled it. They couldn't find the issue either, and ended up with daily emails from the buyer's realtor DEMANDING that they fix a problem that no one could find. It all ended well, but it caused them considerable stress for several weeks. Since hearing about their experience, I'm wondering if there is benefit in the seller being there? I wouldn't want to be perceived as trying to influence the inspection but would like to be there to answer questions that come up or clarify something, if needed.

From what I am reading, you were lucky enough to secure a contract on an unusually large home in a hot market. In circumstances like that, being in the right place at the right time gave you the opportunity to buy a desirable home. If you choose to back out, you will spend more money trying to secure alternative housing, fees and charges duplicated on the next house you find and likely pay a higher price for the replacement. If you back out now, you are guaranteed to lose money, but if you close, you have a fairly good chance that you haven't bought a problem house. Most issues found in a home inspection are not deal breakers, especially if the property was built in the past few decades. Old houses are more likely to have expensive problems but if this is a newer home, serious issues aren't as likely. In my area, most sales are as-is with an inspection clause which allows the buyer walk away if there are substantial defects found. In common practice, buyers request certain items to be fixed and sellers often fix issues to avoid losing the sale. However in a hot market, sellers are likely to refuse to fix issues unless lenders refuse to finance the purchase.

I think that is something the buyers should have been aware of. The purpose of a home inspection is to make buyers aware of safety issues or things buyers would not be expected to uncover themselves. I don't think inspectors concern themselves with aesthetics. Now if the sink doesn't drain properly, they will point that out. But they dont care how it looks. Leave it alone.

If the drain runs clearly and the sink doesn't leak, it's not a structural or mechanical item and shouldn't be an inspection issue. If it does come up, then you can deal with it. If it doesn't, don't waste your money on it. But DO NOT change something that the buyer saw in the house and wrote an offer on without them making the request and approving the change. They made the offer on the house as they saw it.

If for some reason this doesn't end up being a sale (but I hope it does) you might consider taking the rocks out prior to future potential buyers looking at the house.

FWIW, our master bath vanity (CM with integrated CM sink) had a ton of cracks in the sink when we bought the house...it was original to the house so about 25 years old at the time). I hated it, but lived with it for 10 years before we changed it (due to another bathroom repair and "project scope creep").

In my neighborhood, the homes are all in that weird place where things are wearing out for good. Some are being remodeled, some are being repaired...the listings I see have a mix of new and old things.

I wouldn't fix it for selling.

Thanks so much!! 100% say leave it as is so that's what I'll do. I especially like the note that the people made an offer on the house as they saw it so obviously changing something that big would be inappropriate. Thanks for helping me keep things in perspective. I'm a little frazzled at this point. Soooo stressful all this selling AND buying...UGH!
