Which light fixture do you prefer?

Hello all! Don't you love getting to help spend someone else's money? Help me spend some!

I need to get a new chandelier for my DR for resale. We are taking the one that's hanging now -- it belonged to my mom. Unfortunately, my DH broke the one that was hanging when we moved in, so we couldn't just put it back up. That's OK, it wasn't that great anyway!

So I'm not sure which direction to go for resale. Obviously I'm not looking to spend a whole lot, but I wouldn't put up something too cheap either. I just don't know what style. Our current chandy is crystal, and I love it in the context of how I have the room decorated. But once the house is empty, I don't know what will be most attractive to a buyer.

Here are pics of the DR now. I am considering leaving the curtains (I do have others to put up if I take these) but only if the buyer will pay for them. I couldn't possibly leave them if there was a possibility the buyer might just get rid of them right away. There was bloodshed in the making of the curtains, and I love them. LOL. Just not sure they will work in a future house as well as they work here.

I could easily go bigger than the current fixture, but not really smaller. Probably looking for something around 28" in diameter. Here are some possible styles -- the house is on the traditional side, with some contemporary thrown in, and ALL the hardware in the house is shiny brass (...I know...) so I'm staying away from anything with silver tones.

I'm looking more for your thoughts on the styles vs. these actual fixtures (though feel free to lobby for one of them!). I still need to shop around, check craigslist, etc. Just need to know the direction I should go. If you have other ideas throw them my way too!

Darn right it's fun to spend other people's money, lol. If it were me I'd go with a black chandelier as brass isn't quite as popular as it was once. I got a fabulous one that looked just like pottery barn and I only paid 25.00. Got it on ebay, you may want to look there.

I think number 1 is pretty and no way would I put up chrystal for the new owner unless they want to pay for it. LOL

Well--it sounds like universal approval of the two sconce option (4 for and 0 against, anyway :)!) I agree it looks more balanced with the two sconces, I just wasn't sure how I felt about a sconce over the toilet! kgwlisa--I know, I've been so slow on this project! The real horror is that I ripped out the vanity months ago, so I've been without a bathroom sink all that time. I finally have the first workman coming next week, so hopefully this seemingly small project will be wrapped up before we get too far into 2008! I remember that Athena sconce--I live in Seattle, so I spend too much time (and money) in the local Rejuvenation store! Are you using porcelain hardware as well? I know they have the Bennett porcelain towel bars, hooks, etc. on clearance, if they are still available. (I've stocked up!) Thanks for the opinions!

First thank you all for commenting. When I break ground I plan on starting a new thread and will start with a link to all the previous threads, including this one, which is why I wanted to make sure this one was updated with the "latest and greatest" in the exterior elevation. In fact last night I was looking over some of the old threads and was aghast at what I actually started with. While the original layout wasn't terrible, the elevations were ghastly. LOL. How wide is it from window to window including the door and your trim? what change did you make to your friend's entry? Thank you ILoveRed. In the drawing above from window to window is probably a bit too wide in the elevation but it's correct on the plan. So it will probably be just a bit narrower, but I wanted to have it to show the builder how I wanted it built. It's about 9 1/2' from trim edge to trim edge. Oops. Here's the friend's entry. I've been debating about the molding around the outer frame of the door entry. With or without? On the right side elevation, what is the band under the study windows? That's actually behind the master (for now until we change it) but it's the A/C and pool equipment. Both need to be enclosed according to code. However I will NOT have AC's below my bedroom window, especially with my bed up against that wall! I'm expecting them to move it to behind the study.

Thanks guys!! As always, you are a very helpful bunch:) Anglophilia, that was/is my big consideration as well. But I REALLY want to have some pattern tiles in my kitchen (inspired by portuguese/spanish tiles). I am just not sure yet if I will have a whole wall with those tiles (the stove wall will not have wall cabinets) or just behind the stove and range hood up to the ceiling. I like the first one because it is most transitional and would please the widest range of buyers. That's really all that matters.

Fantastic room, btw. Will you be selling the house empty?

I like #1 a lot too. It may be a little small for the space though.

LOL brutuses, that last crystal chandelier is only $197, cheaper than some of the non-crystal ones!

amysrq, thanks! We will probably have the house on the market while still here but may move before it sells, so maybe both.

I really like #1 and #4. I would probably choose #4 over #1 if it is affordable. I love its hybrid style.

#4 get my vote. The first one is nice, but I would rather the lights point up (like in #3) rather than down.

I don't know about the curtains, but I would take down the beaded swag.

I vote for #3. Do you think #1 might blind people sitting beneath it because the bowls are facing downward rather than upward? The last thing I would buy is a frufru chrystal chandelier if I were selling my house, it's not going to appeal to as wide of an audience as a simpler more contemporary style will. At least that's what Sabrina Soto is always saying on her show (Get It Sold).

I love the one you have, it's goregous!!! For re-sale I think I would go with #3.

I vote for #3. I think the lights are much more elegant (and a softer effect) when they are uplights instead of downlights. If it is in your budget I also think the fixtures with the mini-shades are very attractive and popular right now as well. Love your current chandy and your drapes.

OF these choices, I'd pick #2 or #3. I'd stay away from downlights (#1) because most people don't like to look up into lightbulbs and your fixture will be high enough that this will be likely to happen. I'd also avoid crystal because many people (and I could be wrong but this has been my experience) are moving away from very formal dining rooms.

Hey, thanks for all the help! #3 is one of my favorites too. I agree about the downlights, that was one of my concerns.

Yeah, crystal might be too over the top for the style of the rest of the house unless it's what you love -- and no way to know for sure who will and who won't. Good points.

The beaded swag thing was a Christmas decoration. It's not up there usually! :)

I love #4 with the room furnished but #3 is probably more practical if it's not. But then again....if you're leaving the window treatments there until the sale is complete, #4 would be gorgeous.

Crystal is so popular now. Candace Olsen even has it in her contemporary rooms. If you have more sophisticated, upscale buyers, they might appreciate the crystal.

Great room:-) Number 4 gets my vote. I don't like the down lights in a dining room because they throw shadows on people's faces that are unattractive.

Just a note to ask your realtor about the drapes. Everywhere I've lived, when we sold whatever curtains were hung went with the house (the contracts are standard in that way). And the thing is, the drapes really make that room fantastic, so I'd want to show it with them. Maybe you can the realtor put an exclusion in regarding the drapes, so you can still have them hanging during the showings.
