Would you buy a former rental house?

We saw and liked a house for sale a few months ago that has since been rented. It has a year lease and we heard the owner was gonna try to sell it again after the lease was up. We got the address of the owner and were thinking about sending him a letter. The hope would be to come to some sort of price agreement and/or offer with a long close date so we could purchase it as soon as the lease is up. In the meantime, we'd rent somewhere and wait. My concerns are what kind of condition would it be in at that time, certainly not what it looked like when we viewed it, right? What about tenant eviction problems? I wouldn't want to wait all that time, just to not want it anymore in the end. I have no experience with house rentals or purchases. Anyone have any thoughts/experiences to share?
