Disclosure question - well not exactly disclosure....?

I've been burning my eyeballs out on the MLS in the area I'm relocating too. Searching in 3 counties. In the one particular county I've been targeting lately I noticed that in this one area that I happen to like a lot - there is also a little "glut" of homes. This is a rural agricultural area.

So now I'm starting to wonder - is there a reason? A 60,000 a day hog killing facility going in? A tire burning plant? Some sort of annexation or something?

So my question is: Does the sellers realtor have to answer if you ask? Does the question have to be specific?

For example: Is there some reason why there seem to be a lot of houses for sale in the immediate vicinity?

Do they have to volunteer the information

If not

Do they have to answer specific questions - like is there a hog killing facility going in within a couple of miles of here?

and if not

how do you get this information? County Planning and Zoning?
