Loan for Victorian fixer-upper

My husband and I are considering the purchase of a 1900's Victorian in north Alabama. It's been vacant at least 10 years and needs significant work, but it has great bones and a good as-is price. We plan to roll improvement costs into the mortage and are wondering whether a construction-type loan from a local bank or a Wells Fargo 203K "rehab" loan would be better/easier to work with. Does anyone have any experience with financing a purchase and major remodel with a loan? Are draws easy to handle? Was the whole thing a terrible hassle? Thanks.
