F/U to sprinkler heads and more

Thanks to everyone who took time to respond.

Result: I had an independent sprinkler company come out and inspect the heads and installation. Gave me a report indicating everything is fine and up to code. Just easier than paying a lawyer for "contract interpretation". So, that's done.

To answer a few questions: No there is no way to test them per 2 sprinkler companies. And yes, I think any able-bodied homeowner could replace them themselves once they learned the procedure.

More fun stuff...........buyers' agent is now accusing me of moving my parking spaces. The townhome gets 2 reserved spaces. Think of piano keys, the far right is a visitor spot in front of the home, directly left of that is my space and 4 spaces further to the left is my other space. She called the mgmt. company for my HOA and told them I moved the spaces because they were together originally. The lady told her she was nuts and they had always been like that for 15 years. I mean really, like I went there in the middle of the night wearing camo and night-vision goggles and repainted my court's parking space #'s and added a visitor spot. What a moron! I do not have high hopes for this settlement actually occurring on Monday.

I totally believed you about the testing (for one thing, I'd heard that before). To test them, you turn them on; to turn them on, you have to destroy the magnesium that seals the hole. Bingo, they're unusable. They're single-use gadgets.

I'm glad you found a solution, and I hope it wasn't too expensive.

We're all hoping nothing stupid goes on.

(you might post this info at the end of your other thread--it's nice to know the end of the story, if one is reading it later, adn I think people will look there for further developments.)

That is quite an accusation. Why in the world would you change your parking spaces? Hopefully, everything will go smoothly from now on.

Since you say zone 5, I'm guessing Wasatch front, right? I'm not sure what the frost line is, but it's not very deep. Compared with Illinois, we have really odd weather. We have late frosts in the spring and early frosts in the fall, but it doesn't really get cold in the winter (rarely below 20F and I don't remember seeing it get to 0 since I moved here in 93). I do turn off the water to the irrigation at the end of the fall and drain the water (but I've never had it blown out). I think my sprinkler lines are about 6 inches deep and I've never had a problem due to frost. I had a neighbor who installed his own and didn't put the pipe deep enough and he was repairing pipe a couple of times a year. I've only had a pipe burst once and that was self inflicted (poorly chosen location for a new rose bush). Most of the irrigation systems here are installed with PVC and use little or no copper. Given your description of your current system, I think it might be worth replacing it rather than trying to repair it. Since some of the pipe is improperly laid (and you don't know for sure what is done right), you'd almost have to dig up everything to get it all right. And if you're not getting good coverage, you need to figure out a better design anyway. This is about the worst time to try to do this kind of a job, since it's so hot and if the sprinklers haven't been working correctly, the soil is likely to be as hard as a rock (unless you live someplace like Sandy and have sand instead of clay). But it's also about the worst time to try to leave the lawn unwatered (unless you're a wacko like me, trying to grow a native lawn and even I have had to water once and will have to water again this week). I think there are places that will help you design a system and there may be websites, also (I think Rainbird has a site that will help with the design). The biggest suggestion I can make is that you should use gear driven sprinklers for the rotating heads, not the impact sprinklers that seem to be more popular. The gear driven heads are more reliable and apply water more evenly. And they're nearly silent. I've still got a couple of impact sprinklers, but as they go, I replace them with gear driven heads (and I've replaced a couple that were still working because the gear driven ones are so much better). If I were installing a system now, one thing I would include is a probe to determine when the soil has dried to a depth of at least 4 inches. Most people set up their sprinklers on a schedule and end up watering too much. There are systems available that connect to probes and will only water when the soil dries out so that you don't water too often. Believe it or not, the biggest problem most lawns along the Wasatch front face is too much water. That's an odd problem for desert conditions, but it's because too many people water improperly.

I'm in N.CA so pricing may be similar. I just had a sprinkler system installed, which would be more than your repair because they had to dig all the trenches. The system has 4 automatic valves, and the price included a very nice (and easy to use) controller. They just put the outside-rated controller on the side of my house and plugged it into the outdoor plug. I had to replace the plug cover with a weatherproof cover box, so add $15. :) The 4 valves were 2 for the 800 sq ft lawn -- rotor sprinklers -- and 2 for soaker hose irrigation. Oh, and they ran a spigot to way the heck in the back -- about 60' from the valves/shut off. I had quotes for this project ranging from $500 to $2500 (!). Two people came in at $900 and one I really liked -- friendly and a good attitude. The total was $960 (because I added in the spigot). CJ

Hey guys, you should check out this thread over in the lawn care forum. Some people have been discussing ways to set up an automatic sprinkler system using hoses and timers. If you scroll almost to the bottom of the page I have posted some pictures and a short video of the system I set up. I'm using a timer mounted in my garage that connects to valves placed by the front and back spigots. The valves are connected to the spigots, and then I've run garden hose out to heads I buried in the lawn. The hose is also buried just under the surface of the lawn. I purchase all the parts at Lowes or HD in the irrigation dept., the timer I bought off ebay. Hope this helps out. Here is a link that might be useful: sprinkler thread

The MN requirement for sprinklers in residences comes from the 2012 International Residential Code (IRC). Since this code is the basis for most state building codes in the US, each of those states will eventually be forced to accept the sprinkler requirement or pass legislation to amend the code if it hasn't already done so (the requirement was also in the 2009 IRC) Currently I believe only California, Maryland and DC have allowed the sprinkler requirement to become law unmodified. MN adopts the IRC after review and amendment and it has recently amended the 2012 IRC to exempt houses smaller than 4,500 s.f. Since the average size of a single family home in the US is 2,700 s.f. the rule appears to allow most single family homes in MN to be built without sprinklers. However, the building area includes all "conditioned space" so it can include conditioned lower levels and bonus rooms even if those spaces are unfinished. Even so, it seems easy enough to avoid the requirement if you really don't want sprinklers. The ICC has strongly advocated home sprinklers since 2006 when the requirement was included as an option to be adopted locally. The fight over including the requirement in the IRC has always been between home building associations (and the NHAB) and fire fighter associations (and the NFPA). A very small percentage of homeowners die in fires each year so the home buying public understandably cares more about price than sprinklers but about 45% of firefighter deaths occur in those home fires so the sprinkler code fight is basically between homebuilders and firefighters.

Buyers had their walk thru this a.m. Everything was fine except the following:

1.) Remove paint cans (which I left for them in case they wanted to touch up paint, but I will happily dispose of them and they can find and pay for the paint on their own!)

2.) They argued again about parking (yes, I moved the spaces in my development under cover of darkness in my sexy camo outfit!! I'm so freakin crafty!!)

3.) They want another "hole in the wall) fixed. My agent took ti upon herself to patch one, which is actually where the cable came thru so they will have to "re-hole" it to get cable in that room. I told her that wasn't on on the "fix it" list, but she says she will do it herself. I'm really sick of her "fixing" non-problems.........her commission is worth her time I guess?

Anyway, thanks again to all. I'll let you know if we actually settle or not. And if so, the "fun" we had with the house we bought!

Geeez, these buyers are a piece of work.

It's their own fault they didn't check the parking situation before making the offer.

You try to do something nice leaving the paint and they order you to remove them. Too bad they won't know the *exact* colour on the walls either, eh?

OK. Was I the only one to wonder for a minute what gardensgirl had against sprinkler heads when reading the title of this post? LOL It took me a minute to correctly interpret the F/U.

gardensgirl, I'm currently trying to sell my home FSBO. So far all shoppers have seem very cooperative. I just wish the offers would be more realistic. Good luck to you Monday.

oooh, your agent can fix the "hole," and then--bcs you will have thrown out the paint--she won't be able to paint it to match!

They may plan to paint all the rooms themselves right away, and so may not be interested in the paint.

But I could throw the paint cans out myself, too--I think were I the buyer, I'd just assume the paint matched the walls, and I'd either keep it, or toss it, depending what I wanted. Unless it was a ton of them, I could certainly toss them myself. Though maybe strict recycling laws don't make that easy?

"Sprinkler heads" reminds me of the offer our neighbors had on their house where the buyers added to the contract that the sprinkler system must remain. (Like the seller would rip it out?)
