Second Showing--should I make changes to my house?

Our house has been on the market for 4 weeks and we are starting to have "second showings". I'm wondering if I should make my house look a little different for the second showing compared to when they saw it for the first visit. For example, we have a pub table that I keep a laptop on for the first showing and I'm thinking about changing that to a puzzle for the second showing. I'd love any thoughts about whether it matters that the house looks exactly the same each time and any suggestions if you think I should do changes. Thanks!

As a buyer little changes like you describe would not make any difference to me. For me a second showing means that I am interested in the house and I am going to look for flaws that I missed and consider how the house fits my lifestyle.

Things I would do on a second visit -
* lift up area rugs to look for hidden damage
* open cupboard to look for sags or cracks
*look at the outside for the damage and condition of the paint
* Look at the condition of the fence
* Maybe open the electrical panel - if it is an old house
* Look in closets to carefully consider storage
* If the neighbors are out I would talk to them about the neighborhood

Minor issues would not discourage me, but if I opened a closet and everything fell out or if I saw serious damage it would make me rethink it.

I agree with Melody: if they're coming back for a 2nd visit that means they got good vibes on visit #1 and they're going to look more closely at everything.

So I wouldn't spend time on the decorative details, I'd make sure it was clean, uncluttered, in good repair and felt spacious.

I think the front of the house used to be a porch, but at some point (possibly in the 40s, when the second story was added) a front addition and rear addition were added. It was a tiny house originally! We had an architect come look at it today and he didn't think foundation issues would be a problem (he's done several second story additions in the neighborhood) but he says we would have a structural engineer look at it. He also thought our budget was very tight, but that maybe we could afford to have it framed and roofed, and then do a lot of the finishing ourselves (which was our plan). We won't be able to get a certificate of occupancy until a lot of things are basically done but I think we're ok with that. Regarding whether it's worth it -- if we can finish everything off for less than $175K over the next two years, I'm pretty sure it's worth it. The houses one block up from us are in the 800K-$1M range; our block is mostly in the 700K range even for some of the scruffier looking houses so we could spend our whole budget and still only have as much investment in the house as the others are currently worth. This isn't considered a weekend home area; it's very much a full-time family residence area, we are just in a unique position of having an employer-subsidized rental in the city, so it can be a weekend place for us until when/if we decide to move up there more full-time. I should find out about the increase in property taxes though. This thread is really helpful -- thank you all for your feedback!

Your house is not dated. It looks fresh, and there are only a few tweaks I see, as others have noted. Something more colorful for rugs. The overhead lights could be switched out for more flair. I'd find a single art piece for behind the sofa, something with a bit more drama - I was going to say color, but if you'd prefer, a black and white piece would go there well, if it stood out more. I am NOT one for low artwork behind furniture - but in this case with that window above, I think the art does call for being lower. (Why I am not, generally-speaking, a fan? 1) Navel-height art fails to appeal to me, and 2) people leaning back on couches will likely bang or brush their heads on the art.) I'd switch the two chairs in the living room. Stair railing: I am fine with it as is, or stain it a bit darker (do not paint). As for paint color for the walls - nothing ever looks the same on a monitor as in person, but what you already have appears to work (and you'd be doing a LOT of painting if you do decide to change the color. Get samples, paint a board or spare bit of sheet rock. I like the fish tank - painting that might be worthwhile.

Thank you for thinking of my post Kitch4me, I love that combination and the colors I’ve chosen fit in that arena. Thanks JT, I love the Cornwall Slate. I was considering something very close to that for the shutters, but am going light because I’m not able to sample my colors, at least that way they’ll be easy to change if needed. Wood doors are nice, but I’m not in a position to change the one I have. Painting the house is the last project on the list for a while. This is the palette I ended up going with….Svelte Sage for the siding, Ancient Marble from the same strip for the shutters, Moody blue for the door color and Rainwashed for the porch ceiling. The card in the pic is Dove White, but I’ll take a look at the Antique White for the trim. That was my Mom’s favorite white! Thanks!!

Changing those windows would cost a lot more than $3k. What direction does it face? If it gets enough sun, I’d consider installing large trellises on each side of the front lower window and grow climbing roses or something on them. I’d install the trellis so that the top aligns with the top of the lower window. I think that would draw your eye down and balance things.

I agree with the others. The second visit is to check out the house itself, not your decorating skills. Relax, make sure things are clean and neat, and let the buyers take it from there.

And may one of these second showings bring you a decent offer.

Thanks so much for your feedback...that makes perfect sense! I appreciate it...and I'll try to clean out my vanity drawers and kitchen baking cupboard! They are some of the last areas I didn't get to when getting the house ready to go on the market!
