Wow, the elements of your bathroom look beautiful!

Having just completed my own master bath remodel, I was surprised at how many lighting elements we ended up installing to keep things bright enough. I can tell you, for certain, that the sconces at the sides of the mirrors will not be enough lighting.

I also think that the fixtures above the mirrors are too busy with the sconces. I would eliminate those, and substitute with an overhead light -- and you will have so many choices of really nice fixtures for that purpose (as long as they are not over a bathtub or shower!).

(FWIW, we ended up with two-bulb fixtures above each of the mirrors, a central ceiling fixture (decorative, 3-bulbs, wish it could have been a chandy by DH said no), and two additional recessed fixtures. All lights are on dimmers, and there are multiple controls to configure the lighting, but for tooth-brushing and make-up application, we definitely need the fixtures above the mirrors and the central ceiling fixture.)

My opinion is yes - that is too many lights. One or the other but not both. I would think it was weird if I were a buyer.

I agree that it is too many lights. Why not leave the sconces, for looks, and then build a cornice box that matches the cabintry and can house some hidden lights? If you build it down from the soffit and connect the sides to the center cabinet, etc. it will give you more lighting without seeing more lights, and also look very rich.

Les, we are waaaaaaay overbudget, and can't build anything else. The only option we may have is to tuck some small lights up into the existing soffit, or just do a light bar and lose the sconces (which I don't want to do, as I think they add a lot of personality.)

If you can't build, then I would tuck lights into the soffit. Makes the soffit seem purposeful, too.

We have the exact same set up in our bathroom - even the closet - very similar vanities & black granite - dimensions look the same.! Our ceiling slopes down to the closet - that forced us to hang that mirror horizonatly , which I love.We put up sconces - and only one on the horizontal side. The sconces I selected, can be hung pointing up or down - that are hung pointing down with higher wattage bulbs. Alot of light! They are on a dimmer - Nothing in the bulkhead, no other lighting and we have more then enough. Get rid of the upper lighting and drywall over. This is an investment house, right? Save the $.

Consider perhaps one of Kichler's bath "beautywraps" on each side? They're designed to address this kind of problem, I think.

I agree -- too many lights, and to me it looks as though the sconces are crowded into the space. (Of course, I realize you said this was a rather crude mockup, so it may not be that way in person.) Anyway, just based upon what I'm seeing in the drawing, I'd probably go with just the light bar over each mirror.

Personally, if I were selling, I'd leave the original lights and do nothing else. You won't sell the house just by adding the lamp fixtures so leave it alone and spend the money where it will make a difference. JMHO.

I love your vanities, but not crazy about the white cabinet. Is that photoshoped in or does it really exist? I would pick either sconces or the overhead fixture, not both nor do I think I wouldnt pick the sconces and add cans to the soffit. Dont think I would like the look. If you have to I would add the can light to the ceiling over the sink. Do you need that much light at the sink? This depends on several factors. Do you have a seperate vanity area on the other side of the room to apply makeup and do your hair, and is there any other lighting in the room? Our vanities are across from each other and they have sconces. Never had them before in a bathroom and I love the look. They do not provide enought light at the sink for "makeup", but that is ok since our bath also has a makeup desk area where I put another lamp. We also have a chandlier which provides a tun of light and a light in the shower area, so we made up for the lack of light at the sink. If your only light source are the fixtures at the sink, I would for go the bigger fixture over the mirror.

Just get the overhead lights to go over the mirror!

And stop! breathe! step back and go on ......

And let the new owners do the rest ..... let THEM decide if they need more lighting ......

IF you want to add a small decorative accent lamp plugged in on the left-hand side of the left sink for the showings ----- do that!

We can't leave the original lights. They were centered over sinks that are no longer in the same location, so we have to do something with the box.

In my professional opinion (realtor), I disagree. I've seen people respond very emotionally to light fixtures. The light fixtures catch your eye faster than anything else in a vacant bathroom. It's precisely that "bling" factor that sets a builder's beige house apart from a custom remodel.

It's really there, but the white is photoshopped (poorly). The trim and cabinet will be painted cream, and the vanities are meant to look collected/gathered over time. I could have had my carpenter build standard vanities, but then there would be nothing special about the bathroom.

No seperate vanity. There is a water closet, shower, and garden tub on the other side of the room.

The only lighting is 2 can lights over the tub, a large window over the tub, and a large skylight. However, the paint is a deep camel, and it can get pretty dark in there.

Thanks for the suggestions/feedback. It confirms what I thought about the excess lights looking funny!
