I'm almost 100% sure your might have overfertilized your lawn. That's a rash assumption. This is Spring after all, and it's been raining a lot in many parts of the country. I've had the exact same problem, and I've yet to fertilize at all this year. We've had nice weather in the mid to upper 70s with lows in the 50s. Those temps, coupled with the ample rainfall we've had recently is the perfect weather for cool-season growth. Even though I haven't fertilized yet, I've been mowing every 4 days for the past 2 weeks. Gary's first post is right on point. I hate bagging, and try to never do it, but I had to break down and use the bagging attachment the last time I mowed because of the clumps. drugrep, about mowing in different directions; how about mowing in an X pattern? One time you mow it at a 45 degree angle, and then the next time, you mow at a 90 degree angle to the first. Think NW to SE, and NE to SW, rather than N to S, and W to E. This won't help with the clumping though (unless you do go over it twice in one mowing, which is a lot of work) but it is a better for your lawn.

Quite a few of the trees around here (with the exception of native CA oaks) have grass that grows right up to the trunk. The arborist that was here told us that the grass shouldn't grow up to the trunk and when I did some research online, I found conflicting information. It shouldn't surprise me that something else we were told is incorrect. *sigh* I think I may pull some of it away and just mulch directly around the tree, for aesthetics. This house was built in 1996. Somewhere along the way, one of the previous owners planted the tree through a free shade tree program we have in this area. Our summers can creep into the 100's, just for a few days, so the local electric company partnered with a tree foundation to give out various free trees. We'd like to plant 2 smaller trees for privacy (we have a fairly good sized yard) and when their arborist was out to recommend the placement and type of tree he told us that the oak had originally come from them. He unfortunately didn't have anything written down as far as what type it was. My husband is the grass mower / weed eater. It takes him maybe 10 minutes to do the entire yard because he's very, very careful around the tree. He's a major tree fanatic. If it were completely up to him we'd be living out in the country on 10 acres surrounded by trees, with no neighbors for miles. Our grass is fickle. It may look like drought but it was like a swamp out there a week ago. We actually had a few mushrooms pop up and when we walked into the grass, we sunk. We ended up cutting out one watering cycle so it gets watered 2 times a week now for 15 minutes each time. It's been in the 80's... Thanks again for all of your answers, guys! German - By definition - since you only have ONE Well - any two WH installed - are either in Series or Parallel. Sounds like you are planning on installing in Parallel. Your Electric Bill for WH's will essentially double. However - WH's built today - are EXTREMELY efficient. Moving a WH out of a Heated space - and into an UNHEATED space - does increase base energy loss. Since the minimal heat loss - in a heated space - contributes positively to your home environment. Crawlspace - less access. All WH's eventually leak - and one far away (40') much more difficult to work on; and see what condition it is in... However - very doable. TWO - do of course also require TWO totally separate circuits. They draw a LOT of current - when ON. So you would have to run from your box - totally NEW wire for the second unit. Adding a junction box from the existing wire; for the second unit - WILL result in your circuit breaker constantly tripping from overload. (And if you 'cheated' and just increased the capacity of the breaker - WOULD result in a very overloaded supply wire; and a very unsafe situation...) TWO heaters - DO require TWO totally separate supply circuits. You are discussing putting into a crawl space - for more room. A crawl space is unheated. You desire TWO WH's because the smaller unit is decreasing your available supply. Have you considered building a small Insulated Box - mounted on the Outside of your house? Easy to insulate. Normal Height level. Emergency drain outside. Not hard to pour a small concrete pad. Insulate, and add appropriate siding. Put in a 80 gal into this INSULATED box. Heater will keep it warm. One heater; less electricity; full capacity. The idea of water conservation is a good one. If you add two; or change location - CPVC pipe is very self insulating; and rated for both hot and cold. Then you can insulate as well... I think the house has many things going for it. Newer home, geothermal heat, low utilities, oversized garage, lots of acreage, and space between the neighbors. Here are my thoughts on what might help. The outside needs bushes or plants. There isn't a path to the front door. I'd position a couple of large planters on each side of the front door to direct people's attention to the entrance. Plant some flowers along the front of the house so you will have bright spring flowers blooming once the weather warms up a little more. The inside looks alright but it needs a little warmth as well. I'd re-arrange the living room. The TV looks off balance sharing the table with the lamp. I'd move the table lamp next to the couch and put the floor lamp on the other side of the TV, next to the fireplace. Put the chair on the other side. I would definitely put something on the dining room table. Flowers or a bowl of fruit? How about a slightly larger rug under the table? Something that matches the chairs. Same with the kitchen counter. Home buyer's look for the most bang for their buck in the kitchen and bath. Make these look expensive and you will be more likely to get your asking price. I can't tell what is along the tops of the kitchen cabinets, but it looks like some type of autumn colored fake foliage. Can you replace this with something more alive and vibrant? Perhaps dark green colored foliage or large, attractive wooden bowls, etc. No patterns or anything too busy. You might consider getting some matching towels to go with the shower curtain in the bathroom. Dressier shower curtain hooks (silver) would make that grey/green counter pop. Replace that green soap dispenser with something that isn't plastic. A dish of decorative soaps and some nice hand towels neatly stacked next to the sink? I don't care for the flowers(?) hanging from the shower curtain above the toilet. Once again, the plastic. There is one way to brighten up the pics without waiting for a sunny day. Have someone stand behind you with a spotlight (buy at an auto parts store) and point it in the direction where you are taking pics. I agree with Feedingfrenzy: "I think your target market should be hobby farmers, horse enthusiatics, wannabe kennel owners, young retireees, etc." I would be inclined to try and target this market as well as those who work from home. Artists, writers, computer programmers. Is there a Penny Saver publication in your area? I'd put ads in newspapers in neighboring states as well. Especially Colorado.
