Multiple drainage problems.

From week 2 of moving in, my room mates and I have been having draining issues in our house. The landlord said it didn't happen until we moved in. Water (and other yucky stuff) backs up into the downstairs shower and laundry room drains. The first plumbing company they called snaked the drain. The second plumbing company determined it was a tree root, dug up our yard and replaced the pipe. The second plumbing company was called again to remove a "soft clog" in the pipes. We were told not to flush ANYTHING except TP, which we have been complying. Now its happening again! We have swore up and down that we do NOTHING that would make this happen again but our landlords are fed up and think its all our fault. She is threatening to take the costs out of our deposit money. What is happening to our pipes? Could the pipe have been installed incorrectly?
