Comments (4)Follow up: I rented a floor orbital and it did a great job. That went quick, but I got a little obsessive with the touch ups and spent a lot of time sanding. I didn't touch the spindles. The wood was looking fantastic, almost new, and after a LONG day I was able to stain the railings and posts. They turned out great but I wasn't able to finish the flooring the next day as planned cause it rained. It has not stopped raining since. I've never been so pissed at the weather. Here it's nearly October and it's supposed to rain from now on. SO........ WTF do I do? I can't stain a wet deck. I can't get so much as 36 hours of dry sunlight. Is there anything I can slap on for the winter to protect until I can stain in the spring? Will it survive a winter without anything? I had just sanded it really well before this perpetual downpour, so it's certainly soaked. Thanks again for any advice....See MoreTotally confused about pricing and assessment.
Comments (1)I'm not sure what challenging your assessment has to do with determing your asking price to sell. Typically, people want to challenge their assessment if its higher than the market value in an attempt to lower their taxes. When you say there are no comparables, do you mean in your particular neighborhood? Appraisers usually will go within 3 miles outside of your neighborhood but in a similar neighborhood to find comparable properties and then make adjustments to come up with a number. The town assessed value usually isnt your market value because they are usually done every few years to many many years ago. Comments (28)Have you considered carefully taking apart the deck and building a new deck patio or large porch with the lumber? There's enough there for a good sized patio. Lumber is expensive and it looks to be in good condition and nicely weathered, and since it's sitting in your back yard, it's also free. That's enough wood to build a different project, like a potting shed or playhouse, etc. I'm building a fence with wooden fence boards that were thrown away. It's a dirty job to tear wooden boards apart, sand them (if needed) and make them into something else, but well worth the work. It may be tough to find someone who would pay you for wood, then tear it all apart and haul it. Look up the same pools on Ebay. Even if you don't sell it there, you can get a price idea. The pool and accessories (and deck) can be listed and sold as a pick up only, and as a diy removal. We had our in ground pool removed last November (Yay!!) and sold the heater on Ebay. You'll get whatever it's worth there. However you decide to sell it, it will probably sell for more during swimming season. Good luck.
