Everything looks pretty good to me except for the pump. With your added information of the raised wall and 3 sheer descents, I would strongly recommend a variable speed pump and depending on what Hayward makes perhaps also a second pump. I use Pentair, which has a 3 HP, variable speed pump that would power everything you have and save you a small fortune on electricity bills. The price you have been quoted for everything you are getting and having to deal with the city of Bellaire requirements is fair, in my opinion.

Tamu81, thanks for the compliment!!! CD in magnolia, if I had to make a choice of the three you mentioned I'd sign with the Pool Man. I've enjoyed interacting with them as friendly competitors for quite a long time, they're here to stay in the game for the long haul. Even though I'm in the business of constructing pools I'd sign with them without hesitation. If all my competitors were as stand up an organization as they are I'd live in a great business world. The sad truth of the matter is that our industry is riddled with scoundrels, scumbags, and outright criminals. Completion of the pool has never been their objective, collection of the gunite draw was the only thing they cared about. It's a really big draw toward the construction project. My suggestion is to seek out a company that has been in business a minimum of 5 plus years under the same name and ask for many references. IMO, any builder worth contracting with will have inventory all around your area and have pools from as new as this summer to 10 years or more old within an easy driving distance. Thanks for supporting the industry with your new pool purchase. You'll soon find out what all the Hoopla of pool ownership is all about. I can assure you that it's more than just the swimming. Everything from a cup of coffee in the morning, reading a book in the afternoon, to having friends over for dinner in the evening is always better when conducted poolside. See ya, Kelly

No, the soil is just the excuse they are trying to use to not fix it. We will be heading to arbitration so it will all get resolved one way or the other. I know that Dallas is a different office and hopefully they are better folks. I just wanted to point out that a national builder with a "great" warranty doesn't always mean things will work out and to be sure that you understand what protection the contract does and doesn't give you.
