We are in Middle TN

Contractor proposes to furnish all equipment, labor, materials and services necessary to construct a 40 x 22 gunite swimming pool with diving envelope.

Scope of Work for this Proposal Includes:

All permitting & inspections related to pool construction

Pool, pool-equipment, & controls as outlined in the "POOL CONSTRUCTION AND

EQUIPMENT SPECS"

Installation of gas and electric supply line routed to pool equipment pad by TN licensed gas and electrical contractor

Connection of pool equipment to sub-panel at equipment pad by TN licensed

electrical contractor

Connection of gas supply line to the pool heater at equipment pad by a TN licensed gas contractor

Automatic water leveler feature (Supply line and back-flow preventer not included)

250 LF of temporary pool barricade/fencing

Labor and material necessary initiate/stabilize chemistry of the pool/spa water

8 weeks continued pool maintenance after pool is filled

The total price for all equipment, labor, material, and services included in this agreement is $70,000.00. Payment will be made as outlined in the signed "PAYMENT SCHEDULE/VALUES."

The estimate to add a spa is an additional $25k- which seems crazy high to me! This estimate does not include the decking for the pool.

The Jandy filter makes no sense with the rest of the gear Pentair. Changing to a Pentair filter will make the 1 year equipment warranty a 3 year warranty.

No mention of the bond beam, which should have a mention of added thickness and reinforcement has me raising an eyebrow, Mr. Spock style.

Which Polaris?

What size salt cell?

What brand lights? Again, making them Pentair puts them in the 3 year warranty.

Any mention of soil conditions? i.e. rock, water, heavy clay... being covered during excavation or remedial costs if found?

There is a rock clause excluding excavation cost. In our area, no pool builder will sign without one. I a already anticipating that will not be pretty since we hit 3k in rock moving our septic tank last summer to make space for where the pool will go.

Travis - We are starting week two of our SWCG pool in Richmond/Sugar Land, TX. What you have looks very familiar to our setup. We have a 100 ft perimeter with a 2 HP Whisperflow Pump and a 1.5 HP pump on the weeping wall water feature that stretches the back length of the pool. Attached pics are where we are so far. The discussion of SW pools is interesting. We seriously interviewed 4 builders, from big storefront to independent individual designers. Two agreed with salt, one said they would only do chlorine and one said we needed to make the choice! Our builder does a lot of pools in the area and said 99% are salt, and have not had any complaints regarding staining (and we have not found any). But, I'm sure we will need to keep a close eye on the water chemistry. At the end you just have to make a decision, so we will see. Here is a link that might be useful: Pool pics

I want to thank everyone of you who has replied to my post. Your advice is invaluable! Scott- You raise alot of good questions. Here are the answers to some of them, and the rest I need to find out from the perspective builder. 1) I completely agree that I need to upgrade to the 400 heater, and will be doing so. 2)The N2. I thought that the purpose of this would be to cut down on the chlorine usage, which in turn would help with your concern about the Dichlor tabs adding too much stabilizer. Am I wrong about this? 3)Switching to the Pentair Rainbow. I took a look at this, and I wonder would it provide me with enough chlorine for the size of pool I have? I think this pool should be about 37,000 gallons. 4)Salt Cell- I can choose this option over N2 + Dichlor dispenser. My wife is worried about salt taste and corrosion. I will be using concrete decking. Are her concerns legit, and what of my two options would you suggest? 5)Remotes- It is an Easy Touch 4 wireless. Didn't think I needed an indoor as well, since I have the wireless. 6)PVC- I assumed two inch hard piping, but I guess I shouldn't assume. Returns- I don't know the number. What do you suggest, and I will make sure it happens. 7) Dump site- Unknown location, but in that I live in the Chicago Metro area I believe that it shouldn't be an issue, but I definately need to make sure. 8)Water Chems- You statement here really concerned me, because I am completely new to pools. Is this due to the size of the pool, and how often would you suggest. I certainly don't want to spend all my time testing/fixing chemical readings. 9)Final Cleanup- I thought that this just went unsaid, but I see that I need to get everything written down in the contract. 10)Decking- They wanted $7.50 sq/ft for brushed concrete, and $15 for stamped/pavers. I know this is really high, so I opted to handle the decking on my own. 11) Repairs to damaged property. I am fortunate enough to have a vacant lot next to mine, and I think I will be able get permission to access my yard via this lot. This should really help me with the damage to lawn, driveway, sprinklers, etc. That being said I need to speak with the perspective builder about this section. 12)References- I have three friends who have built pools with this builder, and all have given glowing reviews. jump427, cnr1089, and rice rocket- I see that I definately need to address the payment schedule. I too was a little nervous over this. Glad to see my concerns weren't unjust. I will negotiate this process with the builder. Also cnr1089, My yard is level, so I shouldn't have much grading issues. As for the damage, I live in a newer subdivision, and fortunatly have a vacant lot next to mine. I should be able to get permission to access my lot via this vacant lot, and this will greatly cut down on the damages. I will make sure to use JULIE (Illinois version of "Dig Safe) to avoid any utility damages. Again, thanks to all of you who are following/replying to my post. Even in this early stage of the process things can get a bit confusing. Two more questions I'm hoping you can help me with. Currently proposed is a 1.5 hp WhisperFlow pump. This would do the pool cleaning, as well as the water features (4 deck jets + T7 diving board waterfall). Will this pump be sufficient, or should I add a seperate pump for the water features. Also, do you think the price on the initial proposal if fair, or is too high? I don't have alot of experience, and your advice on this would go a long way in helping me negotiate a price. Now that we have the pool, a few things I wish we did differently. 1. Direct pool filler line from water source. (ours is a private well) During the summer, we have evaporation and need to top off the pool. It is a pain dragging the hose. 2. More lights. They gave us one, and wouldn't do LED. I would put more than one make it LED color changing. Would look great at night. 3. Yes, the Pebble tec looks cool. Yes the Pebble tec is rough on the feet. You get used to it, but guests are confused by it. If pebble sheen is smoother, I would go with it. 4. Make the pool deep enough for diving. Even though you may say no diving, kids will. You don't want any terrible accidents. 5.The deck...We did exposed aggregate too. Looks great, a little rough on the feet to get used to, but I think it is the nicest choice for the long run. It will look good forever. BUT, we expanded what they gave us in the contract, and it really could still be bigger. You want to gather around the pool, have enough room for tables, chairs, and chaises. They nickeled and dimed us to death on the measurements for the deck. Make it bigger than you think you will need. 6. Wish we did a spa. Even though we are not spa people, I think guests really like them, and they complete the backyard oasis theme. We did a small waterfall instead. What are you doing for a fence? We have the Jerrith surrounding the pool with 2 gates. We think they built us a nice pool. It was stressful, though. Expect to go overbudget on it. We went over on the electrical, fence, stone, and gravel. We also spent a lot on landscaping, outdoor furniture and outdoor lighting after the pool was done Also, fill it yourself unless you are on very expensive municipal water. Trucked in water was overpriced, but I think they push it so they can just call the pool totally finished quicker. Also, we are happy with the in floor system.

Thanks so much for your input. We just finalized the design tonight after a few rounds. The center section that houses the TV will project out 20" and the sides will come out 16". The upper shelves will have a depth of 12". We went for adjustable shelves and grommets on the counter top in the event we need access to the outlets contained in the cabinet. I decided against putting any outlets on the shelves. We also decided to not put the sub-woofer in the cab, but instead will put it under a side table. The shelves will be wood, not glass. There will be approx 1" space around the TV, with a shelf immediately above it. I am still not juiced about the space above the TV, which is 20" tall and 51" wide. The craftsman suggested building a little box-like thingy to house the center speaker above the TV - on the shelf above, so we can place something above it so there isnt so much dead, empty space. We also decided that the center unit will have two centered doors with vertical open shelves on either side...otherwise I think there would be way to many doors without a break for the eye. We discussed how the verticals will come top-to-bottom for the center unit, but will rest on the 'counter' for the sides and ends. The edges will be routed to match the routing done on the window trim, and the crown will match that of the crown on the support beam. The bottom molding will match the rooms molding. The units will be sprayed BM's White Dove in an eggshell finish. We are excited about the piece, which will be ready in approx 3 weeks! Sue

I would also suggest everything Pentair even the skimmers because later when you need a new basket you will have trouble finding a Waterway. 70k on the high end with regular plaster that has no warranty.You should request one that does like Diamond Brite. Were are you in Tn I'm in Knoxville...

I dont know how prices in TN are but this seems high for what you are getting. The pool is pretty large so that may be why.

You should get bids from at least 3 pool builders.We got 5 which was a lot of work. We also asked everyone we knew who had a pool to recommend builders. Our quotes ranged from 40K-90K.

We are in austin, where pool prices are pretty high .We dug through solid rock the whole way but only dug down about 4 ft. You can look at our specs in my austin tx pool build post.

Net is that ours is 64K including pebble sheen, spa, 17x35 (but only 5 ft deep max), 750 sq ft of pavers/decking, and a patio cover

Your pool is the exact same size as mine 20x42, with diving envelope, and most of the rest that you mention. I am in Charlotte. We also have an oversized hot tub and a 12 foot infinity edge on the back wall, and a 12 foot sun shelf. And all pentair products including the VF3050 pump. Pebble tec.

This is Siteworks in Nashville, TN. I got a similar quote from The Swimming Pool Doctor here in town. I've got two more companies coming out, Kinwood Landscape and Clearwater Pools. If anyone has any experience with any of these guys I appreciate comments. This whole bidding process has been a big sticker shock for me, our last pool was in Florida and it was gunite with spa, brick deck, smaller pool- but the whole thing was about 30k. I do wonder to a certain degree how much I am getting zip code bids because we are in a subdivision of larger homes. Siteworks built my neighbor's pool and it is easily a 200k pool, huge, every bell and whistle that exists.

It may help to ask for a breakdown on every part of the bid so you can decide what to remove to bring down the price. You will be able to get an idea of what is costing so much.

Oh, and if it matters, we are on propane here, not natural gas. I don't know if that makes a difference in what equipment we should select.

IMO, it feels overpriced for having no spa nor many water features. But, like real estate, pool pricing is local.

We took a trip recently to look at rock quarries in Crossville and spent the weekend at Falling Creek Falls State Park. That is an awesome area if you like stone and water.

I think the price is fair for a quality pool builder. You can't compare it to Fla or Texas prices.

I am in Central TX. I need a quote on a 20 x 45 foot gunite rectangular pool with an in-pool spa located at the edge of the pool off the patio and steps going down into the pool on each side of that. The land has about a four foot drop off, so the back 1/2 to 2/3 of the pool will be out of ground. Negative edge with catch basin at back; tumbled travertine on back wall. French pattern travertine on side walls about halfway down. 5-foot concrete decking about 1/2 down on each side, with steps to back yrd from that. We want an in-pool Polaris cleaning system, with a regular Polaris as back up. 400,000 BTU propane heater, model DE Jancy filter system. There is black top soil, but hill country stone underneath that probably 6-8 feet down. Don't want deep end over 5.5 feet or so. I would prefer a Pebble Tec (probably Pebble Sheen) finish. I also would like travertine that is non-slip on the concrete decking.
