2nd Showing - Wish Us Luck

We have a 2nd showing on our house today. The person looking at it wants to buy a home for his daughter who is attending college. She would share it with 3 other roommates. He liked what he saw the first time and is coming back this afternoon.

Please keep your fingers crossed for us. I'll keep you posted on what happens.

Interesting that you posted this today. Best of luck--hope the sales goes through and you get what you want for your house.

We're off in an hour or so, ourselves, to look at a house. DH plans to work for another year or so, but there's one that I saw that would be just perfect for our retirement. I'm dying to see the inside, because from what I've seen on the website, and by driving by, it's lovely and just what we're looking for (except I'd like to get it for a little less than they're asking).

But this will be the first house we look at--we probably won't buy it. Still, sort of fun to go and check it out.

I've taken the Den keiki out of the baggie, placed it into a small clay pot with some bark, and left a couple of strands of moss loosely bunched at the root area... I've got the clay pot set in a clay saucer, and under that is a plastic saucer with a little water in it. The whole thing is sitting on a heating pad under grow lights. I hope this covers the light, warmth, and a bit of humidity. I'll watch it closely, and add water as needed. I really wish our greenhouse was up and operational right now... it will be a while before growth appears on the Coelogyne without that advantage! Everyone is seeing new growth on theirs already... everyone except me! The pbulb is quite wrinkled, but it's still green and the leaves are both still hanging in there! No sign of new growth yet, but I don't have the advantage that a greenhouse gives. I must say... this is all so exciting and suspenseful! Regardless of the outcome, I look at this as a wonderful opportunity to learn, and to hone my skill at growing! Now I'm wondering if I should do anything different with the Coelogyne? Should I move it into more light? Dare I put it into a clay pot with bark? Or am I just freaking out?!

Gary: I am planning on being there Saturday at 10am and staying there until after 1pm or so. Looking forward to meeting you! The plants I'm bringing for sure are: Ceraria pygmaea Cotyledon orbiculata Crassula ovata monstrose Euphorbia cylindrifolia cylindrifolia Euphorbia decaryi Euphorbia fasciculata Euphorbia flanaganii Euphorbia globosa Euphorbia ingens monstrose Ibervillea tenuisecta Mirabilis jalapa Pachypodium densiflorum And the ones I'm unsure about are: Adromischus alstonii Adromischus cooperi Cissus tuberosa Dorstenia foetida Euphorbia arida Fouquieria macdougalii (no leaves, still just a "stick", but in flower) Pseudobombax ellipticum The Cissus and Psuedobombax are really nice plants, but are still pretty much completely dormant. The Psuedobombax does have a few tiny leaves. The other ones are all basically a little too small, or not quite nice enough for me to be sure. I tend to think that more is better, in terms of the overall show.

We're about two weeks away from putting my mother's townhouse on the market. It's in Mercer County, NJ, and the market seems tough but not dead. The timing is terrible, but she needs to move to her retirement community immediately. She recently totalled her car and has decided not to drive anymore. My siblings and I are busy purging, packing, painting and staging. There are several comps in her neighborhood priced in the $260k range. She's planning to list at $240k and will go down to $225k. Her neighbors will hate her, but she wants a quick sale. So far she's interviewed two real estate agents. The first one we met called a few days later and offered to cut his commission to 5%. I hope this is over quickly. I'm pretty sure you posted a while ago that you were going to list it.... Now, I don't know why, but I went to realtor.com, put in the specifics (3 bed / 2 bath, price $225-$250) in your mom's zip (08628) and came up empty. For some reason it is not being picked up on realtor.com & you need to find out why. I ended up putting the address into google, came up with a listing on Trulia, then there's a button that says see more photos & details, when clicked it brings me to the KW page where I can get the MLS #. Going back to realtor.com I am able to find it using the MLS. I checked the listing out at my agents site.. see there are 12 pictures. I'll try to look at it more later but I think I like the stove pic better then the kitchen pic they are using. Good luck, you don't seem to have much competition, which is good.

Yes people do buy a lifestyle -- I recall walking into one open house that was next to a house on our list of houses we had to see in a weekend of house hunting out of town. This open house was upscale, soft music was playing, wine and cheese and crackers were being served by the realtor hosting the open house. My hubby and I looked at each other, chuckled a little and left without seeing the whole home, the lifestyle the realtor was trying to sell just wouldn't work for my family with 4 kids !! The house we purchased on that house hunting trip played up the large yard, the tree fort, the community pool, the finished play room in the basement. That's the lifestyle we purchased. So yes buyers do buy a lifestyle. I always say I don't look at furnishings, I'm not buying the furniture, I can change paint colors etc. But when you can envision your family using the space because the home fits your lifestyle then I think the seller has done an excellent job at marketing the home.

The very best of luck Samkaren! I have had my duplex in escrow for going on 7+ months now! The buyer wants to build some beautiful condos on the property (it's a tear-down)but with the economy taking a nose dive last December he hasn't been able to find a construction loan yet!! Needless to say it's been a rollercoaster ride for me! They said we may get it done the end of this month; should be hearing something soon.

I will send good thoughts your way for a successful, stress free deal...

We have had our house on the market since November 1st. We have had people look at it but they all said the same thing...."it's too outdated". So we have a pink bathroom and a Harvest Gold kitchen floor! The guy that is coming today actually said he didn't care about the color scheme. He just wants a house that is well built and roomy enough for 4 girls.
We are looking to move to a smaller town about 3 hours from where we are now. At least we are already approved for our next mortgage.

Hope everyone else has good luck with their sales.
