replacing a clawfoot tub with a modern tub/shower

We are trying to sell our house, but the only bathroom downstairs (which is the master bath)has a claw foot tub and no shower. I don't want to just add a shower to it, because I don't think people will buy it-still not convenient for a master bath, and the house was built in 1978, so it's not antebellum or something. How much should it cost to put in a modern tub/shower since the plumbing is there? The plumbing is towards the middle of the room, so I guess you would have to build a partial wall there. Thanks!
