Do any licensed plumbers hang out here?

Or do I need to find a different forum?

I need a professional opinion. Dh thinks I read too many home and garden magazines, and maybe I do. But I see remodels where kitchen are moved, and dh and thinks it's impossible.

Not impossible. Just more involved and expensive since you have to open up walls and floors, as necessary, to move the drains and get them properly pitched, etc.

The drain is the problem. Would it have to be moved or can it just be capped and another drain added - since it's on an outside wall?

I am one of those that always says this. It is do-able. But many people are afraid of pushing back on contractors. I would simply tell the person that you are willing to pay for the delivered materials and will pay for labor as completed. When the contractor pushes back you just tell them that they have the ability to get a lien against you, but if for some reason they are unable to complete a job (illness, any reason at all, not necessarily nefarious) you cannot afford to pay twice. 40% would cover more than rough, it would conver part of finish as well (well, depends on if you are including fixtures in that). At this point I would sit the plumber down (show up at his place to talk to him if necessary) and tell him it seems like he is too busy to do your job and you would like to discuss him refunding a portion of what was paid (have this number ready) so you can find someone else. He may say he wants to finish the job. If that is the case tell him you can give him X days (7 at most), but no more, that you need to continue construction and this is holding thigs up (is it holding things up?). Since you are afraid of what he might do, I would be nice, matter of fact, taking an attitude that you are trying to correct this for both of you. If none of this works you can either hire someone else and eat the loss or go after him (hire a lawyer, etc.).

Laurie, while you think everything will work out the way you're both planning.. you should plan for it not. Things happen, I don't like that there is no child support figured out.. what if at some point you & your ex are not so cordial and you have to go back to court? Any clue how expensive it will be to change it? I can tell you it usually costs me $1,000 or more (usual is $2k-$3K) every time we have to go to court. You also should do something in writing about medical for your child. If he ends up fracturing something or falls down the steps like my girl did; you could be left with high medical bills. In the last few years, I've paid over $15,000+ in uncovered medical expenses. He is supposed to reimburse me 75% after the 1st $250 but he does not. Also, he's screwed me with the deductible he picked which is very high - $800 alone just for my daughter. He's also lowered the tier on dental. Please protect yourself/child. Who gets to claim your child on income tax? What we did was my ex claimed her, I would claim head of household. I don't know if that will apply to you. When I remarried we alternated the deduction - odd years me, even years him. Even though your name was not on the deed, it sounds like you lived there for your whole marriage - in NJ the house would be 1/2 yours regardless. The way they figured it out was they went back to when you would have moved in to find a value; then they would figure out how much the house was worth when you moved out, plus deduct what he had already paid on the house before you moved in IIRC. There was a formula used. From things you are writing, it sounds like you are not getting the correct credit. Are you sure your attorney is looking out for your best interests? I'm glad you guys can be so civil right now but make sure you do research to make sure you are getting what you really deserve. I have one more question. I hate to sound naive, but I was a stay-at-home mom for 16 years, so I didn't start earning a paycheck until December, 2007. My husband has always done our taxes. Piece of advice - get copies of all the income taxes that have been filed. You also want a copy of the marriage license and any other documents. Make sure you have his social security number on file.

I appreciate your comment, Lukki. I guess the difference for me is that the nature of Hot Topics is going to draw spice, feisty, opinionated people who can sometimes go a bit far and become mean spirited, and I think that is why GW keeps HT pretty separate from all of the other threads, i.e.: it doesn't show recent comments made to that thread on the front page, that sort of thing. It's really hidden, so I don't think anyone really has much of a right to complain or be critical because it's not in anyone's face at all. One has to deliberately go there. If it's not one's cup of tea, they don't have to even know it exists. But again, it IS "Hot Topics", after all. I think it's the one place where people can and should be allowed to express a little more "heat", so to speak. GW has very professional moderators, as well, and I think gets that about HT. But HD Conversations, for example, is out front and it is not inherently meant to be heated, and I've seen some shocking and vicious attacks on people, serious ganging up, much worse than anything I've seen on HT, where, again, it's to be expected to a certain degree. I can keep my wits there, and elsewhere (thank you for that, btw), because I try to keep my eye on the ball and not get or make things personal, which is a big mistake a lot of people make (and don't get me going on passive/aggressive behavior. Ugh. I loathe it). If I really have a personal animus for someone here or there, I simply ignore them and don't engage because my personal feelings about another are completely irrelevant and certainly of no interest to anyone else. So no, it's not for the thin skinned, but I think that is okay to say about a forum called "Hot Topics". I don't think, though, that such a thing should have to be said about a forum called "Home Decorating Conversations"!

Here in California, if you are having under $500 worth of work done, you can use an unlicensed contractor. Over $500, a license is required. The Contractors State License Board, which is a division of the Department of Consumer Affairs, has a web site which makes it easy to check on licenses. If you don't have the license number, you can check the name of the business; or you can check the name of the employee(s). Just because someone hands you a business card with a license number on it, don't assume they are properly licensed. It's not unheard of for someone to make up a number or to put someone else's number on their card. Also, you need to make sure that the proper type of license is held by the contractor. That is, if you are having a roof repaired/redone, the contractor needs to have a C-39 - Roofing Contractor license. If you're going to have your yard landscaped, the contractor needs to have a C-27 - Landscaping Contractor license; for HVAC systems, a C-20 - Warm-Air Heating, Ventilating and Air-Conditioning Contractor license; etc. You might want to read the FAQ page even though it only applies to California. It will give you an idea of the types of things contractors can and can't do. It also states that, in California, state law limits the amount of the down payment to $1,000 or 10 percent of the contract price (excluding finance charges), whichever is less. For the OP: The web site for the Ohio Construction Industry Licensing Board should give you the info that you need.

We're on a slab. The area I want the kitchen to be is not yet built, but the slab (patio) is there.

Question #1--Do any licensed plumbers hang out here?
Answer- No longer licensed because I retired two years ago

Queston #2- Can a kitchen be moved?
Answer- It is generally not difficult to move a kitchen. May require adding another vent but if your under the IRC you could get by with an AAV.

My concern would be how big is the proposed kitchen and is it open to an adjacent room? If the room is not open to an adjacent room you may need to duct in make up air for combution if you have gas appliances.

Good enough for me lazypup. What is an AAV? Approved Air Vent? The proposed kitchen would be 10x14 and form the short part of the L, which opens to the dining and living spaces.

We have all electric appliances.

How far from the existing kitchen sink are you going?

Is there any other plumbing in the area where the new sink will be installed? (bathroom?)

There is almost always a way to make it work, the question is what are you willing to sacrifice - money, time, floor space .. etc.

This is a plan of the house, prior to a couple of changes that didn't involve plumbing.

The blue lines show the water meter and the water lines coming into the house, and the two faucets on the outside of the house. There is another faucet further out into the yard a little further than it shows with the line that ends a little beyond the red box.

The red box is where I would like the kitchen to be. It currently has a slab poured and was planned for dining space, but it seems wasted to have a great backyad and no views to it.

The green x's are a wall I would take out. There is a gas line in that wall that was capped when we switched to electric, and would have to be recapped further up in the attic.
