Painter wants entire house choices soon. electricity isn't in!

We are building a home and the walls are primed and ready to paint. The painter is bugging me for colors, but I feel as though I can't possibly choose the colors without any of the electrical in. How on earth do I do this with no fixtures to see what the colors will look like with the lights on. Or, does that not matter? thanks!

if i make him wait until lighting fixtures are in he will have to wait many months. is it normal to wait til after fixtures are in to do painting?

Thank you, bahia. I'm sure you are quite busy with real, paying clients at this time of year. I appreciate you taking the time to straighten me (and the paths) out. They are giving me an awful--and perhaps unnecessary-- headache. If, as catkim suggests, I can do without a path for the meter-reader--I can perhaps instead focus on just planting for myself at the front of the house. Since I'll need an access path through the bed after about, what, six --ten feet (depending on what I plant) then one may just occur "naturally" anyway. I love the "sand-dune" concept--it makes the whole approach clearer to me. I'm not entirely sure what flagstone is, honestly. I've seen it in books but I doubt I've ever seen it in real life. By the by, I have been walking the neighbourhoods around here almost every evening this summer. Some of it is quite pleasant. Most of it isn't. I plan to spend the winter figuring out what to plant and that whole thing--I'd just wanted to figure out the shape of the beds so I could get them ready this fall (first frost is in about 5 weeks). However, as laag so often says, garbage in, garbage out. I guess I was expecting too much of myself to come up with a basic layout--and that I'd be really happy with it after just nine weeks. After all--the first time I was ever in a "real" garden--call it a 'gardener's garden' was just a week and a half ago. My heartfelt thanks, again, to everyone who's been on this journey with me.

About 10 years ago, we undertook a large house remodel project that cost many $. We ran out of money so we could not do the kitchen. This is what I did over the years: Replaced appliances because I, at least, needed that. I bought a make-do refrigerator at Sears outlet. Less than 1/2 price of a new (not dented/rejected) one. I bought a range at a local appliance store at a discount because I forget why... Scratch maybe. You might call around the appliance stores and see if they have "reject" or "seconds" section. Many do. Replaced the awful double sink and faucet with a single deep sink and a low/mid grade faucet from Lowe's in the same cut out. This was about $3-400 (my DH did the replacement). This was a huge functional improvement. I am living with my laminate countertop. No burns marks like yours... Obviously, if you are painting the cabinets yourself, it is the elbow grease you need. You have options if you are looking at gently used appliances. Every town has used appliance stores. I would call these stores and have them keep an eye out for downdraft range in the size that you need. My brother uses these stores for his rental properties. No issues at all. You can also look at Craigslist. My very cheap as noted above brother also found a range this way. I don't know what your long term plan are for the kitchen and the house is. This will make a big difference in how you chose to spend/save your money.... For us, we knew that we would get around to doing our kitchen later. We are doing it now. 10 years ago, I did not want to do a make-do remodel at a price we could afford then. I wanted to save and do the remodel that I really wanted to do later. From your post, I am not sure what your long term goal is. This will be most important... If you just want to have a reasonable kitchen for a few years until you can really remodel, then you should do as little as possible and live with what you can. Then later, do the remodel right. For example, when and if you do your full kitchen remodel, you may not need to use a downdraft range. For the floor, again, live with it until you really do the kitchen. You may extend the hardwood or do the tile later on....

Shenandoah, I sell RE on and around Lake Norman and Charlotte. What is your MLS #? I would like to take a look at the listing. Also, if you are located on Lake Norman, did your agent explain to you that there are 7 years worth of inventory of just waterfront homes? Right from the start, you have a 50 / 50 chance of being a winner or a loser as far as geting the home sold. Like Chiuse said... you CAN NOT chase the market downwards. You have to price it a bit below market value to get serious interest. What Buyer in their right mind is going to pay market value for a home, knowing that in two months it is going to be worth less. They want a cushion. They will get it. From you, or from the guy down the street. Do not sell the boat slip to your neighbor! If you do, you just decreased the Buyer pool even further. Buyers are making their decision on one thing and one thing only right now, and that is perceived value. In other words, price. It is not true that you can not sell your home. you just need to price it right. A lot of agents do not know how to do this in a market like this. Your appraisal of 12 months ago means nothing to no one. Throw it away. Find what compareable homes are selling for, and then price it at least 15% under those. You need to sell. Interest rates are going up. Each time they do, your Buyer pool gets smaller. Do not get caught up with lowering your price little by little, and never being in front of the curve. You spent your savings and borrowed money for the stager. You need to sell tomorrow! Do not let yourself become one of those that gets foreclosed on or forced into a short sale. Speak with your agent today and come up with a good plan. Good luck.

Painters (new house) using flat paint--Would you?

we had house we bought a year and half ago repainted before we moved in--all of the interiors and the ceilings because the original owners had painted ceilings same as wall colors... our painter said that flat was what they recommened for living areas, semi-gloss for closets and satin or semi-gloss for wet areas like bathrooms... I had always used satin finish before when we painted in other homes but I must admit I like the no-sheen aspect of the flat paint--especially on the ceilings-- they used semi-gloss in closets for durability and to get the reflective quality to help with light dispersal... my pantry painted in true white looks awesome--and almost glows in the dark we don't have small children--but it is easy to touch up the few times we have needed to--we had couple of rub-spots the moves made with furniture when they were moving it in--and once covered up you can't tell new from old... when we bought the house and saw it after the owners moved furniture out--when it was naked so to speak--we could see where they had done touch-ups with two different types of paint--flat and semi-gloss-- there is difference in price and the paint that some painters use is not as "thick" as what you might buy at the same store in gallon lots... so just make sure you are getting what you paid for-- most painters get their prices discounted depending on how much paint they buy from particular store too... so are you paying over what the painter's cost is? our deal was that we paid HIS cost for paint and materials and paid him for labor which included his profit...

threeapples ... If you know what "color temperature" your planned lighting is, you can pick paint colors now. Test them with similar lighting.

Usually walls are painted before all the cabinets and fixtures are installed because it's faster and cheaper than all the removing and masking.

And cabinets really need a good coat of paint behind them ecause drywall absorbs kitchen odors.

i'm not sure what you mean about "color temperature", lazygardens. doesn't that depend on the light bulb chosen, as opposed to the fixture? thanks so much.

Color temperature? light reflective value? How technical can we get here.
Choose your colors at a place that can help you do so. Yes, it will be easier to wait for the lighting but you can still get a good idea using sampling or the tools the store can offer you.
Be prepared to change or re-paint a room or 2 if your super color-critical.

As a painter, I have never heard this before actually. The electrical fixtures are usually almost the last thing going in, so asking the painter to wait for colors until then isn't really realistic, unless of course you want to pay extra.

threeapples ... yes, it's the bulbs, which depend on your choice of fixtures.

Are you planning fixtures that take incandescent, LED, halogen, or fluorescent? Some of those have a limited range of color temperature.

If you have samples of the flooring, cabinets, counter top material and bath fixtures and tile, you can do it. Just be careful about the undertones so you aren't trying to mix a pinkish beige and a greenish beige because they subtly but definitely look "wrong" together to most people.

Some builders do stupid things or allow stupid things to happen.

I worked on a house in Columbus this weekend, painting the garage doors for a friend. The walls have primer. Light fixtures are installed, all switch plate and outlet covers are installed and full kitchen is installed.

Doh.

If I showed up to paint a new construction, and all the electrical was in, the price would go from new construction to repaint prices in a flash.
Your general contractor must be 2nd rate or they would have helped you pick your paint colors before the foundation was poured.

I don't agree with that. I think that seeing everything else come together gives you a sense of what you want in color. My painter just told me that he should be the last...While all the others are in doing their thing your walls will get smudged and he will be coming back....He can use drop cloths..but with that said, I don't think you need electrical to choose your paint....different walls where the light hits it at different times of the day should suffice.
