OMG - Is this really happening ? Update !

It has been so long, & so many days and nights I have thought we would never move in.

The bank said today we can move in as soon as we get Occupancy. What? That could be next week.

This is unreal. They have told us all along until we get permanent financing we can not move in, now this.

I am in shock. Seriously have felt sick since I heard the news.

It is just to much to comprehend.

My children have waited so long, we have spent endless planing hours, endless money, endless tears on this home.

All I keep saying is OMG, OMG !!! I always wanted to move in the spring.

Thank you Lord !!

I wanted to share and update you all. The financing is still progressing and everything is coming together.

I love you guys, thanks for all your support.

BTW - I am having one stellar house warming party and anyone close by (or not) is hereby invited.

You never gave up, you never gave in, you asked for help when you needed it and you got it, you acknowledged all the help and the prayers, you worked hard for this, and BOY o BOY do you deserve it!
And you taught your children a great lesson (probably not for the first time!) about combining effort and faith to a good end.
Thank you for letting us feel part of the effort, and thereby part of your joy.

We've built a few homes in the past and are getting ready to build our last (our "forever" home). Get a few bids, and it wouldn't hurt to price out a materials only cost for your plan. You may be shocked at how one person will come in at a bid where they should, and how inflated someone else comes in at because they assume they can get away with it. Do your homework. Many architects have no clue, and/or do not care about the cost to the person who is actually paying for the house. Because of this, we are drafting our own plan this time. You may be able to shrink your square footage and still get plenty of house. I've gone from designing a 2400 square foot house down to just under 1800 square feet. By making better use of the space and not wasting it on convoluted hallways and too many doorways, I actually have more usable space. The 2400 square feet was the architect's mess. Every 100 square feet saved shaves a ton of costs off your home, both with building costs, as well as future utility costs and taxes. We had also considered shrinking the main story footprint and building a home with a loft (we're doing a log home), but I've since decided I did not want to try and keep huge vaults cobweb free again, and people we have talked with have heating and cooling costs roughly double a single story home with the same square footage, even with decent insulation. (Think all that volume of airspace above your floor, and it's space not being used by you). I think gentle vaults are much cozier. We recently had a converstaion with a house designer, and he said don't let anyone fool you. Lofts and two stories highly complicate the build process. Think roof trusses, stairs, extra wall materials. It isn't cheap. Also, a single story exterior is much easier to maintain than dragging out huge ladders. Take some time and consider actually doing work within, and outside your home. Eliminate as much maintainance as possible. Sometimes we think we need large homes. Think of the extra housework. Have more fun, instead. We've been pricing materials, and yes, while the prices have risen some, my feeling is that your new pricing sounds out of line. They haven't gone up THAT much. One place actually quoted almost double what everyone else had, for the same materials. My husband and I are acting as owner/builder. We just built a wonderful barn for 1/3 of what contractors were quoting. We sought out local trades people to help with the tough stuff, and they did an excellent job. It was absolutely no stress. We hired a builder with our last house. I was looking for cyanide pills. (Kidding...). Again, do your homework. There's a lot of sharks out there.

GEorge my dear boy...ThankYou. ..yes that's my model #..so we know it was built last month...I have decided Sins right I'm better off replacing the front panel since this machine does appear new, and is working flawlessly...I almost want to whisper that so the laundry demons don't get wind of it. Cathy, I'm sorry your having problems with your dryer, its hard enough when we have to deal with a broken appliance, but than we have to deal with dealers and manufactures that are broken. Everyone here will help you the best they can, as you can see this is a wonderful and helpful group of folks. There's one reason my machine was boxed this way..some idiot at the factory could have been told about his mess ups in damaging the goods, so he had it boxed this way....its also possiable that it hasn't been touched up..its hard to tell for sure, so maybe delivery did it...also I posted a pic of the box...but that could have been the back..maybe both sides of the box are printed the same and maybe the other side of the box is damaged. . I'll have to look closely at the pic and see if it says front or back. I'm just glad this is comming to an end. .lol I thank all of you for your support and advice.. ((HUGS))) To you all.

acf I'm so happy for you - this has been a VERY long and winding road - muddy and full of potholes and detours, too! I hope this continues to all come together and look forward to seeing more of your gorgeous home with signs of life and family inside.

Congratulations! I missed a lot of what was going on. Did you get the bank with the construction loan to give you permanent financing, or did you get it somewhere else? What is going on with the restaurants? Finally your luck is turning!

That is such awesome news!!!! I agree - that banks have been acting so badly these days that it's good to see when they do right by the people.

Slightly OT: There is a courtroom in Philly (I believe they just call it Court 676 or something like that) that deals just w/ possible foreclosures. It has been described as an Indian Market becuase seeing the need of the people the judge has set it up so that there are counselors, banks, brokers, lenders - you name it camped out there. Nobody leaves until a deal that helps both sides is reached. In one instance a bank forgave the mortgage of the elderly lady.

I believe they are using it as a model for the rest of the country now.

ttodd, thank you for posting that - it gives me hope for our world and justice system in particular. Not everything is a matter of right/wrong. My FIL was a Federal Court judge here in Canada for years and tried hard to change the system, but had a very difficult time.

Countryfarm, I'm bettin there won't be one day goes by that you don't appreciate that wonderful home.

from GW in a rented ole beat up yellow hippy school bus, bring a big portable potty to set in the front yard.
