Please help with furniture placement...

Right now we have a very large leather couch (more formal looking) and a square coffee table that will go in our living room. We are not sure what other furniture to buy to go in our new house.

Here are some photos of a home almost like ours. We don't know if we should get a loveseat and 1 chair, a loveseat and 2 chairs, any ottomans? end tables? etc.

And here's one of our actual windows.

We WILL have the same fireplace to work with... and here's a photo of the sofa and coffee table. The other seating will be a fabric, not leather.

Please don't mind my camera hog dog!

Love your dog!! I think two chairs flanking the fireplace with ottomans (I am a fan of ottomans!) would loook terrific. I think fabric for the chairs that is similar to the pillows you currently have on the leather couch would be terrific. I don't know how large the room actually is but if you have room you could balance the couch with a loveseat. The couch is beautiful. You need endtables for lamps. The ottomans can serve as tables for the chairs by adding a tray (you do need to think about lighting in the fireplace area--hopefully you have recessed lights planned in the ceiling because you need to make sure you have room to use the doorways on either side of the fireplace--endtables in this area would probably be a problem.) Silk drapes in a gold stripe at the windows would be lovely.

I can't tell where windows are in the drawing, but yes, you don't want a tv facing windows, esp. depending on which way the windows face. For instance, if they face west, sun will come in later in the day, when you might be more inclined to be watching TV. If east, not so.

You measured. You have the inches, right? If it is too much trouble to move the tv/cable line or get a router, you buy a sofa LESS than 102 inches : ) for the shortest wall . I would limit my self to 90 inches including arms. At that point? You put a desk under the window on the adjacent 160 inch wall. No more than 54 wide. And add an 8 x 10 rug. I assume this isn't the only tv in your home, it's for kids. They'll flop anywhere, including the floor. Or............. as drawing below" You have a friend add /splice cable line , run it around to the other 160 inch wall. Mount the tv next to that window, which gives the tv a better look. You have more space there. Then get a sectional . As below . That can be UP to 102 inches on the 160 inch wall and up to 96 facing the tv wall. It is all just inches ( and yes I wrote 72....you can fit 96 and not crowd the entry to the seating )It is drawn as 96" You can print that, and take it shopping. Locally, so no mistakes in sizing occur Or as Flo suggested, router..or splice that same cable line to get all the way to the 102 inch wall. and have basically the same sectional. Decide a firm location for tv, first.

What a lovely, bright room with so much potential! IMO, if you can find another location for the "gaming" do it :-) Given your sightlines I'd absolutely focus furniture layout around the fireplace. Here's what I'd do: Float a 3 seater sofa to the L of the fireplace, centred in the room. Small side table for a reading lamp on the L (nothing on the R arm side). Behind it place a console table for plants to take advantage of the lovely large window (if you need to add lighting, place it on the right side of table with cord running to the left), coffee table in front of sofa. To the R of the fireplace, a small side table and an arm chair angled out, in the space between the 2 doorways, another arm chair facing the fireplace with a small side table & lamp (play with which side works best for flow into the room from front door). One seating area focused on fireplace. Moving to the wall with 2 windows: create another seating/conversation area with a chair in front of each window and a low table in between - angle the chairs slightly towards each other. The chair in between the doorways "links" the 2 conversation areas. Use a large area rug to define the fireplace conversation area (at a minimum, front legs of sofa, of chair in between doorways, and chair to R of fireplace should be on the rug, no rug for the seating area in front of the two windows). Thank you valley! I love your ideas. I am wondering if 2 chairs in front of the fireplace would be too tight? As you can see in the 3rd photo, a chair fits there, but the walkway isn't big after. Plus from where THAT chair is, you wouldn't be able to see the TV.

My other question is - if you have an ottoman AND a coffee table, how do you position them so that it doesn't look weird?!

Look at Smith and Noble for some great woven blinds or shades. Your view looks great!!

Thanks! We love the view. I was thinking cellular shades that can be kind of concealed in the window frame when they are not closed. And only on the bottom windows, not transoms?

liptonjl, you have a beautiful sofa and coffee table for starters. Your sofa accent is rather cute too! Personally I think I'd go for two chairs possibly in a british colonial style such as these.

I think something along the above line would work great with not only your current beautiful sofa, but the stacked stone fireplace too.
If you could, I think a flat screen TV over the fireplace would work best. As for the WTs, if this room is maining for watching TV I'd think about covering the transoms also.
It's going to be a very beautiful home! I bet you are very excited about it.
