I see a lot of problems. If it's at all to scale, your aisles seem to be about 2 ft wide. They should be about 3 1/2'. Your sink and cooktop/range are way too close together, but you're saying they can't move, or at least the sink can't and the stove has to stay on that wall, too, right?

A prep sink should ideally be between the stove and fridge with a nice prep space around it. It would be best to have that work area be separated from the cleanup area/main sink so that one rushing back and forth prepping and cooking dinner isn't squeezing past whomever might be working at the cleanup sink. If the 2 kinds of sinks are too close together, you lose part of the benefit of having both.

It'd help you to redraw this on graph paper so appliances and other elements are to scale with the size of available space. What I count up in appliances and cabinet doesn't necessarily match the measurements given at the end.

But as a quick thing, I'd say the sink and stove need to spread apart and the fridge needs to move out of the corner. I'd like to move things to different walls, but want to know more about the limitations. I think you'd get more benefit to moving your garage door toward the center of the room a bit, so you can have a full 2 ft along that wall for your wall oven and more kitchen use. Where is your dining room?

OK, a couple of things...first off, have you read the "Read Me" thread yet? If not, it's linked below. I recommend you read it.

As to your plan and what you've posted so far, I echo Rhome...your aisles are too narrow...they appear to be 2' on the "L" and only 3' on the door side. If the garage is the main entrance for family, you need at least a 4-foot (48") aisle on that side and 42" (3'6") on the other aisles.

Why does the cooktop have to stay on that wall? Is it b/c you want to vent outside? If that's the case, you do not have to be on an outside wall to vent outside.

I do not see a dishwasher (DW), do you plan to have one? If so, it really needs to be next to the sink. If you put it on the other leg of the "L", then it will have to be far enough down to leave room to stand at the sink while the DW is open.

Do you plan to have a microwave oven (MW)?

Is that the refrigerator I see on the left wall?

Do you plan to have seating at the island?

You say you want an 18" drainboard on both sides of the sink, then you say you need 90-1/2". Is that the specific dimensions of a sink you've picked out? Or, is it something else. If you have a 36" sink (which is pretty large) + 2-18" drainboards, that's only 72"... If it stays where it is, you could put one of the 18" drainboards in that corner.

My recommendations for you right now are:

1. Before you do anything else...read the "Read Me" thread!

2. Take the "Sweeby Test" mentioned in it

3. Preferably on graph paper and to-scale, draw up your kitchen w/o cabinets or appliances. Only include the walls, windows, doorways. If the sink and range absolutely must stay where they are, mark their location. (You might mention why they have to stay. If it's an issue you're dealing with, we might be able to help you find a way around it.) Dimensions should include wall/window/doorway widths and distances b/w each. Also include what rooms the doorways lead to. Three's more information in the "Read Me" thread on this, so be sure to read it!

4. How extensive is this remodel? Are you replacing floors, cabinets, and/or appliances? Taking down walls? Moving windows or doorways?

5. Post your floor plan here along with your goal for this remodel and any comments and family info that would help us (like how many cooks in the kitchen, are there toddlers/young/teen children)

Ok - hints.

Space between rows of cabinets that open or have countertops is a working aisle. A working aisle standard minimum is 42" or 48" for a multi-cook kitchen.

This doesn't include stools. Stools in a non-work aisle with a walk-by (minimum) is 44". Stools in a working aisle are a special case where the minimum is 44" PLUS the width of the doors or depth of the drawers.

You have 14 feet nine inches in room depth (177 inches). You have a cabinet bank, aisle, island, aisle, slightly narrowed depth cabinets. I'm guessing you are planning on stools on the length.

A cabinet with counter top varies between 25" and 30" deep - we'll use 25. I guess that bank of cabinets along the south wall is about 21" deep. 25" cabinet + 42" aisle + 56" aisle plus 21" cabinet yields a 33" deep island. Judging from your drawing = perhaps not what you were hoping for.

Same thing on the length of the room using 204 inches. Ref is 30" if counterdepth to about 37" deep. Aisle in front of ref should be 48" minimum to allow plenty of space for you to get stuff out of the ref. Your maximum island length about 10.5 feet.

You have no windows?

Bmore, I read the plans to say 14'9" from outside the walls, but I wasn't sure. If that's the case, we're down to approx 13'11" inside (subtracting 6" for an exterior wall and 4" for an interior), which reduces the island width, if cabinet depths are right, to 23". There is too much left unsaid yet for us to help...But we're ready!

Answers to your questions.

1. The scale on the plans says 1/4
2. The stove and cooktop can move. It's just the sink cannot move from that wall because of the plumbing.(Also because the kitchen is on the second floor. Below the kitchen is my parents living room area. The first floor is sunken in the ground).
3. The door leading to the garage door can move ( currently there is no door in the kitchen leading to the garage).
4. The dining room is actually to the right of the kitchen. It is actually one big room (kitchen -> dining-> parlor).
5. Sorry no dishwasher. I'm actually the dishwasher.
6. Yes we plan to have a microwave. I'm not to sure to place it but most time it will be on the countertop.
7. That is the refrigerator on the left side wall.
8. No seating on the island. The island does not have to be that big. We just told the drafter we wanted an island so he drew it that way.
9. Sorry the specs for the sink is the 90-1/2". (I know it a huge sink but that is the only thing my husband wants)
10. I will check out read me thread.
11. When we do the remodel we will replace walls, windows, floors, cabinets and doors. But the rooms will be in the same area. Basically were building a new house but every room needs to go back in the same place.( I hope I explained it well)

What brand sink is it? Model #? It will help if we can see all the specs for the sink! Is it one of those stand-alone sinks like the one in the link below?

Can the sink be anywhere on that wall or must it be where you have it drawn?

Here's one idea...

Main passage: Garage through the kitchen to the DR/Parlor/rest of the house

What's included:

* 36" Gas Cooktop: on the left wall
* 90" sink w/3 basins & 2-18" drainboards on top wall
* 36" Counter-depth (or built-in) refrigerator at end of top wall.
* 24" wide Microwave to left of refrigerator
* 30" Electric Oven under counter in island diagonally across from cooktop in island
* 12" Tray cabinet next to oven to store trays, cutting boards, etc.

Rationale:

* With this layout, you have a:
.....42" aisle b/w the sink and island
.....48" aisle b/w the cooktop and oven and island
.....48" aisle b/w the island and the pantry

* You have distinct zones:
.....Storage zone is the refrigerator and pantry. I would store wraps & plastic bags next to the refrigerator in the base cabinet. They are used for wrapping up leftovers to be put in the refrigerator as well as covering items cooked in the MW.
.....Prep zone is on the island directly across from the sink. Both the island & sink are part of this zone. I would store your prep tools (measuring cups/spoons, mixing bowls, potato peeler, etc.) here and around the sink...probably the lazy susan as well.
.....Cooking zone is at the inside end of the island and the counter across from it and includes the cooktop and oven. I would store all your pots & pans as well as cooking utensils & potholders here.
.....Cleanup zone is on the sink wall, either side of the sink. I would store your dishes across from it in the island or in the cabinets above the sink area to the left. Glasses & silverware as well.

* The refrigerator is on the top wall at the end so it is accessible to both the kitchen and the dining room/parlor. This way, cooks can easily get to the refrigerator as well as people looking for a snack. The snackers will not interfere with the prepping, cooking, and cleaning up.

* Ditto for the microwave. Also, common uses of a MW include reheating food and defrosting/cooking frozen foods. A MW near the refrigerator makes these tasks easier. (And don't forget about those snackers and their popcorn, etc.!)

* Oven is under the counter in the island in the cooking zone. Tray storage is right next to it and also accessible to the cooktop, if needed.

* I wasn't sure of the cooktop, but since you showed a grill as part of it, I used a 36" cooktop. Note that the hood is 42", 6" wider than the cooktop. This increases the vent hood's capture area and while it is recommended for all ranges/cooktops, it is especially important with a gas cooktop/range because of the higher BTUs and gas fumes. I'd store pots & pans under the cooktop.

* The island has plenty of storage for dishes, silverware, etc. It has two sides...one side has 60" x 24" available and the other side has 60" x 18" available. I'd store seldom used items on the pantry side. Things like platters used only a couple of times a year, etc. If you have Christmas dishes, maybe you could store them on the pantry side as well. Just some ideas!

* The island is long, approximately 7'. Long islands can become "barrier islands" if you're not careful. However, I think that since all the appliances are in an "L" on one side of the island, this island will not be a barrier. Rather, it will act as "traffic cop," directing traffic out of the prep/cook/cleanup zones as well as provide much needed storage space inside those same zones.

* The sink is between the refrigerator and cooktop to form an excellent workflow. To be honest, with this type of sink I don't think you need a prep sink. However, if you do want one, you could still put it in the island. You may have to rearrange the oven location...but do not put it in the main passage.

* The corner has a 36" lazy susan cabinet. Rather than leaving it as "dead space," I recommend putting in a lazy susan. You can store all kinds of things there...pots & pans, mixing bowls, food, small appliances, Tupperware, etc. A few people (very few from what I've seen), say they don't like lazy susans and leave the corner empty. However, I believe that's short-sighted. If you don't want to use it, don't, but have it there anyway just in case.

* The pantry is very large. Since you have such a large sink, you will lose a lot of storage space so a large pantry is important. Most people feel that 24" is too deep, so I made it 18". This depth also allows you to have a 48" aisle b/w it and the island. You can store food, small appliances, etc. in cabinets this deep. The type of cabinets you use here are up to you...but they should be tall cabinets.

* I also included a utility closet for broom, dustpan, swifter, etc. storage. It's 24" x 18". If needed, it could be wider, but 24" is pretty wide for a utility closet.

* Note the ends of the pantry run. The end next to the garage door is a 36" Message Center consisting of a 36" x 24" base cabinet and a 36" x 12" upper cabinet. Here you can store car keys, have a charging station, etc. Everyone needs a drop zone near the main family entrance.

* The dining room end also has a similar setup. This is where you could have your regular phone (also known as a "landline"), answering machine, telephone books, etc. It also balances the wall if you have a similar setup on each end.

* Do you plan to have a mudroom b/w the garage and house (I can't tell)? A mudroom would provide you with a place for family coats, boots, hats, backpacks, etc. without cluttering up the rest of the house. If you possibly can, I would include one.

BTW...if you decide that you do want seating at the island, you have plenty of room at the right end of the island for an additional 15" counter overhang and should be able to accommodated at least 3 seats.

That is the exact sink we are looking at. We would have to build custom cabinets to go below and on the side of the sink.

The sink can be anywhere against that wall.

Thanks buehl for the layout. The problem I see is that the oven is under the counter. I kinda wanted the oven on the wall so I would not have to bend down and it so not so in the range for children.

I love the message board area. I never really thought about it but I love it.

I also love the lazy susan idea. It is such a waste of space if you don't have one.

How about this...

I moved the garage door down to the wall and put the wall oven next to the cooktop. You might move the cooktop north 3" so you have approximately 21" b/w the oven and cooktop and then a 9" base cabinet to the right of the cooktop and before the lazy susan.

The MW could either stay where it is...it's in a good location functionally. However, you might want to move it to the wall oven cabinet and mount it above the oven. It's probably more aesthetically pleasing at this location and it will function well enough, I suppose, but I think it's more useful next to the refrigerator.

Unfortunately, to accommodate the door next to the wall and to have 48" b/w the wall oven and Message Center, I had to shrink the pantry run. You now have a 30" Message Center (30" x 24" base & 30" x 12" upper) and matching size cabinets on the other end. The utility cabinet is still 24" x 18" but the pantry cabinet is now 4'6" (54"). It's still a good size pantry! With the addition of the wall oven, you have added storage there and in the island. The island is not open to whatever configuration you want. Overall it's 7' long x 3'6" wide plus approximately a 1" overhang all around. This additional storage, I think, makes up for the lost pantry space. You might even be able to use the lazy susan now as an appliance garage and use the pantry for all food.

Has your husband ever actually used a commercial sink? They're not comfortable on the back to use, need special faucet and drains and plumbing that can't be found at your local hardware store, and are WAAAAAY too much space dedicated to just cleanup in anything but an army barrack. They're pretty horrid in real life situations. The only positive I can even think of is they're deep enough to bathe a small to medium sized dog OK, but unless you get an actual restaurant pre-rinse faucet (also totally unsuitable for home use but the only kind that will really fit that type of sink) you won't be able to rinse the shampoo out of the dog without pouring cups of water over him.

You would be MUCH better served by getting a standard sized 33" sink and a DW to deal with the dishes. If your husband remains unconvinced, get him a job in the local restaurant for a week or so and see what he thinks then.

Thanks buehl for your last layout. I am really loving it. I think I can use the island for the extra storage because the pantry shrank. But overall I am liking the look of it. My husband agrees with the layout of the microwave next to the refrigerator. He sees it as very convenient for microwaving leftover for a midnight snack.

Sorry livewire my husband has actually used a commercial sink. His family has had a bakery(10 years) and before that a lunch shop (20 years) business. And of course he and his brother (and myself included) were the dishwasher for the business. So I can't change his mind on the sink. Especially since the house that we currently reside at kitchen was made for a short woman. Now that is a back breaker.

If you don't want to move the door, I think you could eliminate the cabinet between the range and the lazy susan cabinet. I had the range right next to the lazy susan in our last house, and it worked fine. I did a lot of prep for meals I cooked for our large family in that area, since it was 3 ft wide and the island was sometimes in use by others...and I only had 12" on the other side. Comparatively, you have LOTS of room! :-)
