behr masonry and basement waterproof paint...

Anyone have any experience with this. ITs a bit cheaper than Drylock right now and I was told it smells less, cleans easier and can be easily applied with a roller. We have no mositure issue in our basement but want to paint the poured concrete walls to brighten / spruce things up. I figured I'd spend the extra $$$ on a waterproof paint just in case there was ever a water issue. Plus people say it may keep the area a little warmer...not sure how. How does this stuff work / hold up / whats the realistic first coat coverage, second coat etc.

Also, what should I do as far as cleaning first. No efforescene is there. Do I just dust the walls (how?) or must I sponge them off (with just water?) or what. They make a bunch of chemicals (etch, muriacic acide etc)...are these necesary for walls that have had no moisture (wet spots) for 20 years now...?
