cut back later addition eaves to have better view -adding gutters

So the house is about 100 year old but had a later addition of a large overhang on the back porch that was previously uncovered. I've decided that I like some of the additional cover on the patio, but now that I am having gutters added for water control I think the eaves should be cut back. The gutters and a new fascia board will cover all the way to the bottom of the wood support on the eave. The pictures are from my eye level and I think it may cut off too much of my view and make the porch feel more "closed in".

What do you guys think? What would you do?

The rest of the house has built in style gutters and since it is in a historic preservation neighborhood I don't want to try and cover those up and hang gutters off the fascia on the front of the house. But it will need new sheetmetal for those gutters and new leaders and downspouts. We are thinking 3" rounds for the down spouts off these built in gutters.

Here is a picture. The gutter contractor will be sending the pictures of the built in system sometime tonight or tomorrow.

oh yeah, and on top of all that, the upstairs patio needs to be repaired/replaced. I think I want to go with a varnished cedar or redwood, but it has to be waterproof as there is living space below on one side.

I am a little confused:

1. You want to cut off everything extending beyond the fascia on the new roofing over the patio and add gutters there?

2. But no new external gutters otherwise?

3. Which version do you feel would obscure your view, the current or with the new gutters?

4. What water control issues are you having?

basically at the bottom of those exposed rafters, there will be a new fascia board nailed on, and the gutters placed onto that. I'm worried that i'm going to lose some of my view and feel a little boxed in. I am having huge water control issues because all the gutters in the house have failed or disconnected down spouts, or dont even have gutters (like the back eaves) and it is causing water intrusion by some interior windows and settling of the foundation where it is pooling by the very heavy brick chimney.

Boy, I've been thinking about this stuff recently myself. I just turned 50 this yr, and my husband will be 52 in January. We don't really make much money, but it's enough to get by with and still afford the multitudes of roses that I don't really need, plus his tinkering around with cars and stuff. I work in retail, so don't earn alot, but I get such a great discount that it's worth staying, plus the hours are easy. I'm just not feeling that well physically any more. The floors at work are concrete and I have all sorts of foot, back and hip pains, plus increasingly worse varicose veins. But at my age, what am I going to find that pays more than minimum wage? My poor husband is uneducated, altho not totally illiterate, and has dyslexia (which contributed to his lack of education). He managed to handle 10 yrs in the Navy, but was "let go" back at the end of the 80's when they started cutting back on the military and weeded out those who were not the "cream of the crop." We had the two boys and came home to be close to family. He had a hard time getting a decent job. But he ended up becoming a garbage man. Not the best job in the world, that's for sure, but it pays decently and we have medical, dental, optical, 401k. He's been doing that for going on 18 yrs now, and is sooo sick of it, he actually makes himself ill nearly every morning before leaving for work. He hates the job so much he coughs himself to the point of often throwing up. I lie in bed hearing him and want to cry. I feel horrible that he hates it so much. I just want to find a way to let him be able to quit. But we have a mortgage and a few bills too many for either of us to be able to quit working for at least 10-15 yrs. I know he's not going to be able to do this that many more yrs. He's in a deep depression. He comes home and does nothing but lie on the couch and watch tv and sleep. He even quit drinking beer because he feels so lousy. I recently made a decision tho. I told him if he can stick it out about 6 more yrs, I think he will be able to quit. His parents both died in the last 4-5 yrs, and his 4 sisters and he decided to sell the family home next summer. The house is practically a tear-down, but it's on a beautiful canyon-view lot, that's worth more than the house. So I figure once they sell the property, we'll get a decent chunk. Then, my dad passed away in Feb at 93, and my mom just turned 89. She's in somewhat ill health, and I know she won't be around forever. I know it's awful to think about losing her, but we all know it's an inevitability. If she doesn't end up with some catastophic illness that wipes out their money, I will stand to inherit a pretty good amount. Then, we can pay off the house. If this happens within the next couple of yrs, I told him if he can handle working about 4-5 yrs beyond that, we'll save up his income and then he can quit early and we can live on what we've saved up until he's eligible to collect his 401k and then SS. So, that's our tentative plan. But things change. As for winning the lottery... you can't win if you don't play. I keep telling our younger son, who has OCD, to try and come up with the winning numbers so we can all live happily ever after. He just laffs.

Kris, I think you are missing the point. With few exceptions there is no valid reason why most Miscanthus cultivars CANNOT be cut back in fall. A good many are hardy to zone 4, the vast majority to zone 5 and few more tender cultivars to zone 6. With the exception of the slightly more tender condensatus cultivars, they are root hardy to at least -20F, some to -30F. It is highly unlikely leaving the dead stalks through winter will significantly increase winter hardiness except in very marginally hardy cases. Cutting back in spring for most OG's is only an option, not a requirement. I am also a bit confused about a couple of other statements you made. "the majority of the public only grows Miscanthus". That's a pretty broad statement and unlikely to be supported by fact. In a number of southwestern states, including Kentucky, Miscanthus sinensis and many of its cultivars are considered invasive and not recommended to be grown. And you are ignoring the popularity of scores of other grass species - Calamagrostis, Panicums, Pennisetums, Deschampsia, Stipas and all the native prairie grasses and sedges that are so popular, not to mention bamboos and all the grass-like plants commonly grouped as OG's, like liriope and mondo grass. Gardeners are a diverse bunch and live and garden in diverse conditions and making blanket statements such as this is innaccurate and misleading. Miscanthus is not easily damaged by cold except in areas of borderline hardiness, like most other plants. While I currently live and garden in zone 8, I have also gardened in colder climes and cutting back most miscanthus in zone 5 (eastern WA) in fall or early winter never compromised the health of the plants I grew there. I would look to other reasons why your miscanthus are not doing well if cut back in fall or early winter as opposed to spring. And finally I think you are confusing aesthetic concerns with cultural requirements. Cutting back dead top growth of any herbaceous plant can be done at any time. There is some slight benefit afforded by leaving dead plant material intact over the winter but only an increase of a few degrees of protection, far less than what would be accomplished by mulching or by the insulating factor of snow. Certainly not a concern when the plant in question is hardy to a zone or two or more lower than your current location. And in areas where miscanthus is invasive, it makes very good sense to cut the grasses back early so that the seed is not dispersed by winter winds. As for my responsibilities as a professional in the green industry, I am well aware of them. And the dispersal of accurate information is paramount among them. And if I were you, I'd be a bit more concerned about your responsibilities as a green industry professional in encouraging the planting and spread of potentially invasive plants in your area. Thanks to everyone for the help!! I think we will take sweeby's approach to our Saturday visit. I did find another place that is a yard AND fabricator in Dallas with the Chocolate Brown in a polished and leather finish. They are working me up a prelim price quote, before we make the hike to that side of town, since that will involve a different fabricator. We love the leather finish, and haven't seen many stones in that finish. I have inquired about the fabricator finishing it that way. It's possible, but I've been told way more costly. Here's a pic of a slab, when the nice lady worked there. This was early in our selection process when she showed us three different "brown" colored slabs. We really like the honed, antiqued, or leather finish. That's because I wanted soapstone at first, but I couldn't commit to a more delicate stone...and I love the brown. Another pic of the stone from a website. The Dallas yard that is working up a prelim quote has another interesting stone that I've yet to see. Also in Leather. I'm not sure how the price compares. We had the same problem in our kitchen. The view is to the west and we have multiple picture windows and regular-sized windows located there. The heat and glare was absolutely brutal in the summer and our electric bill was also astronomical because of it. After trying insulating curtains and thick blinds, we decided to have a window film by 3M applied. (link below) It significantly reduced the problem and our electric bill was cut by about 25% afterwards. It only cost about $1500 for multiple windows and was well worth the expense to us. Why don't you:

1. Fix all the other gutters in the house and their related downspouts.

2. Nail a cheap piece of facia to the end of the rafters in the patio area.

3. Relax for 6 months and see how your water problems are now w/ repaired gutters, and how you feel about your view after 6 months of temporary fascia.

4. Depending on above either: remove temporary fascia, add guttering to temporary fascia, or saw off exposed rafters, add fascia, and new gutters.

Personally, I see that whole 'balcony' addition as a much later addition which is destroying the look of the entire house. If the room below is original, and it had a flat roof, then that area MIGHT have been used as a sitting area, but with just a low balustrade, usually matching the main porch of the house.

Repair the main gutters by reconnecting the downspouts matching the originals, and tear off that entire 'wraparound balcony' abomination.

The room below is a closed in porch/sunroom. Never thought of tearing it all off but im not opposed to it. The porch or flat roof is original as there is an original wood gutter for water to be collected from the porch.

I definitely like the idea of fixing the original built in gutters and repair the downspouts.

Depending on the condition should i have a roofer completely coat the built in gutter with liquid rubber so i wont have any leaks or just go straight ahead and have new sheetmetal installed? Since the majority of the thwater intrusion is not at that later addition it can probably wait a season. The footprint of the basement actually includes the entire area below that porch even tho most of it is just more 1st floor covered porch.

My box gutters had metal lining originally, but when I had a new roof put on fifteen years ago, the roofer relined them with a rubber material--you might find that the new ice and water shield stuff works just as well. My neighbor's house had her box gutters removed, and you can clearly see that the roof overhang was reduced by at least half to 2/3...and I'm sure her foundation is likely wetter than mine.

I would not tear off the sunroom, since it is original and would make a nice greenhouse--just that balcony conversion on top...all the way down to the original soffits and fascia. And do NOT let your roofer remove your remaining downspouts, you will not be able to replicate them with any modern materials. To reconnect the gutters to the conductor boxes (those funnel-looking things) you just need to run piping to it from the old outlet so that it empties into the conductor box--those were often used by more than one outlet from the gutter, which is why they are so wide.

My house has galvanized round sort of fluted downspouts, which I could luckily still find when I had to replace a leaky section, but my hardware store had to sell me four pieces as it couldn't be ordered singly.

The existing conductor heads and down spouts are in really rough shape. I think they all have holes or rusted out downspouts. Wish they were in better shape.
