Bid on new rental - better for me

I looked at a differental rental today and met owner as well. The house is all tile except bedrooms. The front and back yards are newly landscaped and have automatic watering system. Good. The washer and dryer area is in kitchen rather than in garage. Plus it has a gas hookup which is great so I can keep my dryer. Yippee! There is only a 1 car garage but the neighborhood is much safer. It's a dead end on a 1 block street so the neighbors all know one another and watch out for each other. In fact, while I was sitting there waiting to hear from my agent, the neighbor across the street brought over a bottle of water. He then called the owner of the house (a friend of his) I was looking at to let him know I wanted to look at the house. My agent showed up and helped me out. Both of us think it is much better for me than the other house full of furniture with old carpet in every room including the bathrooms. This house is also not far from my church and closer to where I hope to start a full time job in architecture. So I will be making a bid on this one:

This sounds like it's just made for you. How nice of the neighbor to come over; IMHO, that already is a plus.

I'm in Kansas City, MO. The new bedroom does not currently have duct work. This bid included adding two ducts as the bedroom also has a small bath. (Though not sure about a return?) The current system is a 5 ton, but it was put in misguided efforts to increase the airflow upstairs to the space over the garage. I do believe that more insulation and the duct work would allow us to get more life out of our current unit, but my desire to have more control over the temperature upstairs vs downstairs as well as the size of our monthly bills lead to discussions of replacing it. (or mini splits) Most houses in our area have either a system for each floor or one with some kind of zoning. My electric bills in the summer are usually about twice that of my neighbors. We are all electric, so winters are equally bad. I agree about the basement. It's normally pretty cool and I'd likely put in radiant for heat.

Dining room finally done at new rental house!

Thank you! The table kitty is Kira who is 7 1/2 years old. She is very shy and avoids people even me. She loves the dog Duncan and hangs out with him. The first two days I was in the new house Kira came to sleep on the bed with me and some of the other kitties. But now she went back to her old ways. She basically lives in the dining room. She sleeps on that chair in the corner, or on a chair, or on the baby blanket I have under the far dining chair. She is near the food and water and litter box. A kitty who likes convenience I guess. Her sister Kelly is the opposite. She is always sleeping on the bed and is very friendly to me. Getting this dining room cleaned up and decorated has lessoned my stress and made me feel better. Now I am working on the master bedroom. Got my bedskirt back on and hung hooks on the wall for the old pantry door which I use as a headboard. I took the door from my 80 year old house back in WI. I think I have the hooks in the studs. So when my friend Ivett (who watched the cats and dog while I was in the hospital last week) comes today (we are going out to lunch) I am going to ask her to help me hang the door. I used to be able to do these heavy things myself but not right now. Thanks again.

HELP with Replacement windows - Save me from the high bid!

These windows are made of "Fibrex" which is Andersen's PVC and sawdust composite material that is also used in synthetic deck materials like Trex and for the sash cladding and applied muntins of Andersen's 400 Series Woodwright double-hung windows. The most annoying thing about these windows is that they won't tell you if they are the "full frame" or the "insert" type of replacement windows and how they are installed. Insert windows are installed inside the existing frame and can be unsightly. Full frame windows require replacing the trim so they are more expensive. Andersen also offers both types in their 400 series PVC clad wood windows. Make them give you details of how the windows will be installed. I believe they play it close to the vest because Andersen expects these windows to be sold by the installers directly to homeowners without a design professional involved and they therefore want to leave the details to the retailer installer. I believe this process gives the installer too much control over the design and installation detailing and I have never trusted any contractor to put the homeowner's interests over that of their own much less actually know how to properly install a window without oversight. Call me a cynic. I don't have to tell you that the replacement window industry has been frought with fraud and misrepresentation for many decades. Marvin makes an Infinity fiberglass version and but they too keep the details to themselves. I would prefer fiberglass to PVC is the features are the same, especially the applied muntins and spacer bars. I'll look at my Andersen and Marvin catalogs and see if the details of these replacement windows are included.

Looks great on the outside and sounds like the inside is
even better. I hope you get it but tell me about this bid on a rental.
I have never heard of having to bid.
I have seen House Hunters where they are having house
war bidding. I had never heard of having to pay MORE than a person was asking for a place until then.
Around here its always been trying to get it for less.
Even on rentals people offer less than asking fee.
Is your situation on the bidding trying to outbid another looker? Enquiring mind wants to know.

well, not really a bid. I am sending in the application. Sometimes we offer less than asking rent price if house is not worth the asking price. This one is worth it to me.

The all tile floor (except bedrooms) just makes my life so much easier.

There are lots of houses for rent here because so many have not been able to sell. The outside is better than the inside. But I hope to paint the family room which I will use as the dining room that EK Taupe. Right now everything is white. The ceiling fans are el cheapo white and at least the living room one is not hard wired so I may take that down. I will have to investigate. But by the time I hang all my art work, etc. the place will look entirely different. I may even change out the kitchen cabinet hardware. It's some colonial style now and a simplier handle would be an inexpensive update.

It's a smaller house than where I am now so I will have to be clever on how I arrange furniture.

I am printing out the rental application and offer that my broker emailed me and signing all the pages and faxing them back to him tonight.

Eileen, Location, neighborhood and the tile make this the right house for you. I liked a house and my townhouse when I was looking but I decided to go with the one less bedroom and less less car garage townhouse due to the location. I hope you get this place since it sounds like you will be happy there.

Thank you. I will be posting pics and measurements of the house if I get it. I know I will have to juggle some of the larger art pieces for sure. My largest piece - that print of The Palm House - may have to move to living room rather than the dining room. We shall see. I will have a covered patio at this next place although it looks a bit smaller but my 3 sunshades will make it very cozy. And I have to decide if I want to keep my dark green patio table and chairs. They would have to sit out on the rocks in the backyard. And I will have some window challenges where one window is centered in back wall with patio door taking up left side corner. I may have to think about how that will work. Right now the window has blinds and I will use my dining room drapes from Penneys and maybe buy more to cover adjacent patio doors. I am counting my chickens before they hatched. Ok, Eileen, stop decorating now.

My friend back in WI thinks I should try to stay where I am since moving is stressful. But for me it will be another decorating and arranging adventure and help keep my mind off the chemo struggles I am going through. I think I may have to get off this oxaliplatin drug before it destroys my fine motor skills like drawing, sewing, and working on the computer. I will let you know what doctor says next time.

My present rental house is very close to a major highway (although I do not hear the traffic) but whenever there is some accident or robbery or whatever the helicopters are flying over the house. I won't miss that. It makes me feel that I am being chased or that someone will start shooting. I watch too many cop shows and movies with chase scenes, I guess.

Sounds just wonderful for you and I hope you get it. What I would like to know is where did you get those blue, blue skies? Haven't seen skies like that for a long time.
