settling crack in ceiling

i have had my manufactured home set up for 2 months now. i just noticed a 12" crack in the ceiling goop where the marriage line wall ends in the middle of the house. also the crown molding had a joint about 5 inches back from the end of the wall and it has separated about 1/8" at the top to nothing at the bottom.

is this normal? or should i call the set up company and have the leveling checked? i don't want to seem like a crybaby but also don't want to wait until the thing cracks in half!!! thanks

You don't have to worry about the home cracking in half, but you should contact the responsible party for repairing the problem. Addressing it now may mitigate any further problems that might develop if left unchecked.

I don't know how your contract reads to know who is responsible. If you hired the set-up company yourself, then perhaps it's up to you to contact them. If they were hired by your dealer, then it should be their responsibility to contact the set commpany, if indeed it is a set problem.

I'd try the dealer as the first step. Even if they are not responsible for fixing the problems, they should at least be aware of it. If I were selling a product, I would like to know that the people who is installing it is doing their job properly, or at least addressing the occasional unforseen problem that may arise even with the most competent and conscientious company.

Most dealers and set crews take pride in their work and should work with you to correct problems, particularly problems that my get worse if left unaddressed.

Is this crack on the marriage wall in the middle of the ceiling because you did a microlam beam? Then it was finished onsite and you should call your dealer/builder and he can get his sheetrock guy back in. If there's a wall on the marriage wall and the crack is ceiling separating from the wall, it was a factory joint. The dealer is still your point of contact unless you bought the home directly from the factory and set it, finished it yourself. He'll take care of it (if it's only one) or have the factory rep take a look (I had a lot of ceiling and wall cracks along joists/studs so my dealer/builder called in the factory - they fixed them but I had to skim to smooth all the new joints out and repaint - cost me nearly as much as originally cost to paint the entire interior). You may always have a hump in the ceiling where the microlam is - we've got a master bedroom that goes into the back module and unless someone had a 4ft knife, it's not ever going to be flat. "One shower wall is an exterior wall, another has no cabinetry on the other side, and another has very minimal cabinetry." Well then, there you go. It's not due to work that was done on the other side of the wall. ie, no one tiled a wall then had other workers beat the heck out of the other side of the wall, causing the tile to crack. Could it be settling? Sure, But if it is, it's unusual. When a house settles, cracking usually first occurs in the changes of plane (corners) because those are the weakest points in a structure. If the grout between the field tiles within a wall is cracking due to the house settling, that's significant in terms of it being a significant structural issue. Also, you have marble tiles which are not very strong. If you had significant structural issues, your tiles could crack too. But again, looking at the grout itself: pinholes in the grout, raked out grout lines, inconsistent surface texture of the grout within the grout lines. And the cracks that look more like shrinkage cracks instead of structural cracks? Those are all signs of a poor installation by the person that installed the grout. "How can you tell the grout wasn't mixed well? " Because everything you described, and everything I see in the photo, is a symptom of that. I'm not saying I'm right. I'm telling you that's my opinion based upon the evidence you have provided. And that's assuming (rut row) that he properly installed and prepared the tile backer board. If he didn't properly detail the backer board then the seams in the backer board could telegraph through as cracks in the grout. But you provide no information on that. Just the photo. But based upon the information you have provided, in my opinion it's simply a grout installation issue, and it's the fault of the installer. But again, that's simply my opinion. I thought you were in MA, not ME. The good news is that if it's the PT that shrank, it's done. The bad news is that if the soil is undergoing expansions and contraction cycles...it's unstable. I don't have a vast amount of experience working in clay, but I had a big bucks job in clay years ago. We actually set up something similar to a drip irrigation system around the perimeter of the foundation. The purpose was that the drip irrigation would keep the clay continually moist so it wouldn't undergo movement cycles as the clay dried and rewet. It'd essentially stay permanently wet and not move. Any excess moisture was removed by foundation perimeter and footing drains. Now, you wrote that the crawl space is sealed up... 1) For clarification, I'm assuming that there is a concrete foundation around the perimeter of this addition? Or is it built on piers? 2) If it's a poured foundation, was a rat slab (thin 2" poured slab) or a full slab poured in the crawl space? Or is the bottom of the subfloor open to soil on the ground? 3) With the clay, did your dad have any engineering analysis done with regards to soil movement or stabilization? As to "what now"...was this a Kerdi shower? Or did it have a topical membrane (HydroBan, RedGard, etc)? I remember your shower but forget the specifics of how it was built. If Kerdi, the cracks are sort of inconsequential when it comes to water penetrating into the walls. The cracks are more cosmetic unless they really open up. I'd get in touch with your installer regarding the details of the walls. Depending on how the walls were detailed/waterproofed might give you a warm fuzzy regarding letting things sit as they are while you see if movement has stabilized versus taking action (caulk the crack, etc) if water penetration may be a concern. I'd mark the ends of the cracks with blue tape and keep an eye to see if the cracks extend or if the movement has stopped or stabilized.

"I was just talking about this with my sister after noticing the same thing in her 250 year old house. She said that the cracks appear every winter in the plaster and disappear again in the spring (or at least become not noticable)." These are often refered to as 'working cracks' that open and close as the wood in the building swells and chrinks between cooling and heating seasons. There are some claims by various companies of flexible material that can move with the substrate and keep the crack invisible year round, but every time I have tried them they have failed. They bulge during the swelling phase when the crack closes, or pull away from the material when it shrinks, opening the crack again. I have even had cracks that were open near the floor of houses close at the floor and open near the ceiling when layers of roofing were removed. Nothing like taking a few thousand pounds of shingles off the roof to change the loading on the structure. A common problem with molding is using inexpensive 'painters caulk' to fill gaps between the trim and the wall. Better quality caulk has at least a chance of staying attached. I prefer the siliconized acrylics that are not as expensive as full silicone caulks (that do not accept paint) but often double the really cheap stuff. Around $4-5 a tube is what I typically pay.

a bit barren because we have done nothing since we have moved in here. This is the original paint and stained trim, which we will paint. My taste is a bit of modern (usually on the walls) mixed with antiques. Iam pretty eclectic. DR set is mahogany and we will change the chair covers to possibly a cream/white color. Floors are hardwood. Thought about the pale oak on ceiling. I really want a clean look. Just not sure. Hadn't thought about the stone harbor on bottom, but hmmm, might be too much for the style of furniture? Here is a link that might be useful:
