need opinions on roof option (foam and vinyl/rubber skin)

Hi ~

First some info on my mobile home. It's a Norris made in 1988, and the roof is metal, not shingle. It's 14' x 76' in size.

I hope someone can help me gain info on a roof option I'm considering. I wish I could be more helpful by telling you what it's called, but I didn't get the name of the system. I'll describe it to the best of my abilities;

It consists of a thick foam, about 2" thick I think, and that is covered by a vinyl/rubber looking skin. It's a fairly common mobile home roof, I think. The last time I had my roof coated (3 years ago) I went from the old aluminum type which the home's always had to the white elastomeric (sp?) kind of coating. It cost me $400 to get that last time - 3 years ago - and now it's leaking already. btw, they only did the seams then one coat. They were supposed to do two coats but the person felt the one thick coat would do. I don't know if that has anything to do with it leaking now or if 3 years is normal wear. It started leaking at the 2,5 year mark. If i want to go with recoating the roof with two new coats they are going to credit me 1/2 the original price, so I'd only have to pay $200 instead of $400. It is only leaking at the exterior edge on the site of a roof panel seam. Not a big spot at all. At their suggestion, I am considering just patching that spot rather than doing the whole roof, then saving my $$ to get the foam roof later this year. They were telling me about the foam roof and how it triples my heat retention, energy saving, and so forth.

What I'd like to know is if that's true, and how fragile are these roofs? It will cost between $3700 and $3800 to do this, money that will take me the better part of the year to save. Are they really worth it? I also have the option to stick with the white elastic type and get a new kind that has a 10 warranty. It would be $300 but not have any of the supposed heat/cooling savings. (My electric runs $320 in the winter, and $200 in the summer - I only have electric heat. I keep my thermostat on 67 in the winter and would be willing to spend the big bucks if it does what they say)

I just tried calling the mobile home supply to get the name of the foam roof and it's warranty info, but they didn't answer. Sorry!

With utility bills that low, it is tough to justify the full expense of that style of re-roof based solely on the savings.

Obviously the savings would not amount to a full reduction in your total utility bill either so there would be some time before you recover that amount.

I would probably just re-coat it and ask the guys about a system called Gaco.

We have applied that system with success and it supposed to last a really long time.

I don't think $320 for heat in the winter and $200 in the summer is low. The utility bill is high in my opinion. We had our roof coated also and we are thinking of using the rubber for our roof in a few years. We have to save for it also because it will run $3500 but it's guaranteed for life of the mobile home and should insulate the roof.

We are right at the beginning of a huge transition in our country's housing stock related to performance and health. Build your house the old way (probably local code minimum) and you will get a home with average energy costs and perhaps more importantly, un-healthy Indoor Air Quality IAQ. Build your house the new way (IECC 2012) and you will get a cost-effective energy efficient home with dramatically better IAQ. Insulation is important along with the other things discussed in this thread. The two topics that deserve more light are 1. Airtightness (as measured by blower door test). 2. Fresh Outdoor Air Introduction with mechanical ventilation. Meeting the minimum requirements of the International Energy Code IECC 2012 is a cost-effective path to low- energy bills and healthy indoor air. Individual opinions and anecdotal evidence can be helpful but meeting these minimum guidelines is ones best bet for those results. Building with deep floor trusses is an easy way to get ducts into conditioned space. Even better, hang the trusses from the wall to reduce air leaks and thermal bridging. jowens751, Murphy is beautiful. Its in building climate zone 4 but personally, I would build to Zone 5 minimums due to your exposure. I would also go for less than 1.5 ACH50 on the blower door test. International code is currently at 3 ACH50 for zones 4 and above but Iam pretty sure the 2015 version will be much closer to 1.5 so try to stay ahead of history if possible. Airtightness is much easier to measure than real world R value and it has a much bigger impact on energy costs. Insulative sheathing (foam being most affordable and popular option) is practically required in the new energy code for Zones 3 and up. Open cell foam for cavity insulation has become cost competitive with densepack cellulose in many areas and blocks air movement better. Find out your local climate zone and see what the minimum energy codes (future laws) require in Table 402.1.1 of the IECC 2012. lexmomof3, I would probably upgrade but might want to cross post to HVAC forum. SEER ratings are rarely accurate as they depend on different Compressors, Air Handlers and duct install. In other words, a 12 could be outperforming a 16 but thats usually an exception. Probably more important is to get a variable speed or two stage unit to better handle de-humidification.

I"m researching this sealed attic concept for a renovation/addition in Virginia. It seems to me to make sense that if you seal your attic and your mechanical equipment is up there it will have less heat or cool loss - and the upstairs will be improved as it will be against a semi conditioned attic thus resulting in less heat or cool loss. I guess if you only insulated your ceiling - just the fact that your ac unit is running in a 130 degree attic or your furnace is running in a 30 degree attic - means you are losing cool/heat that you are paying for. A sealed attic (spray foam roof deck) would seem to be more efficient and result in lower energy usage. the closed cell/open cell decision and the the thoroughness of the sealing of the envelope would seem to be critical. Also - what are the real ramifications of roofing lifespan reductions due to hot sheathing. Will the sheathing really be that much hotter than when it isn't insulated under the roof sheathing? I suppose the heat cannot flow into the attic - but at some point doesn't the attic heat up to the point where there is no more heat flow and the roofing is as hot as it would be with a sprayed deck? HOw might metal roofing effect this consideration? What about solar PV or Hot Water above a sealed attic (seems like the solar hot water could only benefit - i guess the pv panels could get too hot if not spaced enough to 'cool' off. any thoughts?

Yo Ken, if your still around your up on this one. Far as Composites go I am with the Larry/whoever We are for the most part. Composites are really no longer using recycled material because there is just not enough of it so most of the raw stuff is virgin,the energy used to make composite is an enviro no no, when its time to remove the project composite is not real big on bio degrade its tricky to burn shreading it would be silly. Bottom line composites are not so enviro freindly. Info like that might suggest its not all that good to clean it either, with anything. I dont agree>> composites will out last Ipe, left to go silver/gray Ipe is as close to no maintance as a person can get. With the softer composites like Choice/MoistureShield even trex= tjunk I have found a coat or two of TWP 116 seals up the decking,locks in the color and keeps mold,mildew,stains from causing major problems. Of course not needing to do this is the reason the Wallet goes for composite in the first place. For what it is worth, I thought I'd circle back on what we chose to do in case it helps anyone else. We love our wood windows and I just wasn't sold on replacing them with fiberglass yet. After lots of research I found Clear Image Glass in Issaquah, WA. (not compensated for mentioning them) The majority of my windows were structurally sound, but with some foggy spots. After a thorough inspection, we decided that most just needed new sills. They are made with Alaskan Yellow Cedar (better for NW elements if choosing wood) and depending on location in house chose LOE 366 or 272. Weathervane is the original manufacturer and not in business anymore, so in the areas we were adding windows, they built custom windows to match our existing exactly. The few areas with rot were fixed. It has been almost a year and we are super pleased. We were even able to keep our existing kitchen windows! New sills were half the cost (or less, depended on window). Custom windows were higher than other bids, but was worth it. For us, we were really happy to keep wood and the charm. Here are my kitchen windows, painted with new sills.

I think that utility bill is outrageous! Where do you live? I'm in eastern Washington state and the electric bill is around $80 per month. I'm going to do a "roof over" in a couple of years. You can check roof over.com, and no, I don't work for them, lol. I'm figuring a cost of around $4,000, but it comes with a lifetime guarantee. This is for a 1979 SW, 14x56 with a pop out in the living room.

I'll just add that I had my roof snow coated in September. "Snow coat" is the nickname of the white elastomeric coating the OP mentioned. The brand I bought at Lowe's does indeed have a ten year limited warranty. I think it ended up costing just under $400 for materials and labor. That was for a 14x56 SW. I hired an unemployed roofer from Craigslist who had coated his own roof and had two good references for MHs he had also snow coated. I plan to get a "roof over" in about a year, when I've saved up enough cash. However, there were two small leaks from last winter and I didn't want them to turn into big leaks, nor did I want new ones to appear. Also, unexpected things happen in life, and while I plan to have enough money saved in a year, I also have to plan for an unforeseen circumstance that could delay the roofover. It has now rained hard several times with no sign of any leaks, old or new. So even if something happens and I can't do the roofover for several years, I'm confident that the snow coat will do its job. That is worth $400 to me.

I have no first hand knowledge of the "skin" type of roofing the OP was considering. What I have read matches up with what the OP was told. I'd be very curious to know if anyone here has firsthand knowledge of the rubber skin type of roof and what her or his opinion of it is.

I'd just like to add again to this thread to pass along something I read on another forum. A professional roofer who works on MHs wrote that the biggest problem with rubber roofs is that people won't stay off of them! He said he's seen damage from women being on the roof with high heels (!), people setting chairs up there to watch parades or fireworks, you name it. Rubber roofs are easily damaged by this kind of activity, and homeowners don't seem to realise it. So if anyone out there is considering a rubber roof, be aware that you can't get on it and walk around or set chairs up there! The roofer also said the only roof he never has problems with is the metal roof. Food for thought.
