Low-end single-family detached, or mid-range MH?

Hello,

I'm trying to decide between buying a single-family detached residential home on the very low-end price range for my area, or buying a mid-range manufactured home in a park.

The benefits I see for the MH in a park is the lower monthly payment (even factoring in the park rent), with much more luxurious (and roomy) living quarters.

I plan to keep either one for about five years.

What other factors do you think I should consider? I'm not particularly worried about appreciation.

Basically I need some opinions on my choices. What do you think?

My better judgment tells me to not post to this one. But consider what you want to have and where you want to be after the 5 years is up. If the idea is to live for the next 5 at the upper limit of income and financial resources, then at the 5 year point, things will be no better than now. But it is one of the choices available. For better situation 5 years from now, buy the house which probably will appreciate in value. Good luck.

The disadvantage is that you will have no appreciation with the MH/park. Also, it sometimes happens that the park property can be sold - many of the older parks are located on land that is quite valuable nowadays, especially since it's already zoned for multiple units. Make sure you do some research first.

The question is what will you do in 5 years? Only you can answer that. If you think you MAY need an asset that MIGHT appreciate - depending on your local RE market, who knows if it will or not at the end of five years' time? - then the SFH could essentially be the bond portion of your investment portfolio - relatively illiquid, but secured by an actual asset.

However, 5 years is a very short time to profit off RE, especially when you add in the associated costs of a SFH. That's why I think the deciding factor is what you plan to do in 5 years. Do you want liquidity/flexibility, or are you willing to risk a higher percentage of your funds for a possibly greater gain?

We have friends who did the exact opposite of what we did. We bought the low-end SFH home. They stayed in a rent-controlled apartment. 25 years later, all four of us are in or close to retirement.

Our home is paid off, so it's worth about $500K as a net asset. However, we have the usual property taxes, homeowners and earthquake insurance (this is CA) costs, plus considerable maintenance - there's a number of big-ticket items coming up for replacement in the next 5-10 years. Our home has been considerably updated and modernized, so it's in our best financial interests to keep it that way. We plan to stay here for another 5-10 years, then sell and rent, probably from one of my family.

They bought a mid-level MH in a park located in the country, near their favorite fishing/hiking area. Gated park, very lovely - they did lots of research for a couple of years before picking this one. Because they have no children, they are not concerned about "leaving the kids the family home." This choice gives them the lifestyle they want to enjoy until they start needing assistance, at which time they'll shift into another lifestyle again.

We're both happy with our choices. Financially, we're both about even with one another. This is why when I post to the Household Finances forum, I try to point out that finances are highly individual, and there is no one right or wrong that applies to everyone.

Iheart.. Sign me up..........your mother's garden home sounds wonderful. Is she in a climate where you can use the pool year round? Like so many others have mentioned I know we're not cut out for an apartment lifestyle. We've lived in this house for 30 years and downsizing will be difficult. Our home is large, private and exceptionally quiet - now that the kids are gone it's downright soundproof. Over the years we've put on a 1000 sq ft addition, added an enclosed porch, a pool and wonderful landscaping. It really is our sanctum. It's a shame none of our adult kids could afford to live here. We're in NJ - tied with NY for the highest taxes in the US. Even if we gave one of them our home they couldn't manage the maintenance and taxes. Which is one of the reasons we're looking to move when DH retires. A townhouse is a possibility but still not that high on our priority list. We'd prefer a rancher or a Cape Cod so that we could live on one level. We might even look for a lot and build. We don't plan on moving soon since the house is paid for and we can take our time to decide our next step. All 3 adult kids live in Philly and are less than 10 miles from us. It's wonderful that they can visit easily and I'm adamant that I don't want to move further away and I now have deep roots and close friends in this little town. We have a home on 100 acres in the mountains and when DH retires we'll be able to split our time between the 2 homes. The kids love spending time there too. I think in a few years we'll know when the time is right to downsize.

Are there quality mid-level vinyl windows?

1) What do you consider a retail store? My preferred list of vendors would be a window dealer/installation company, followed by lumberyard/building supply house, followed by box stores. You will see a linear decline in quality and performance as you move down that list. 2) All of those items are important (performance, quality, longevity, value), but the good thing is, when you are looking at vinyl windows they generally move the needle in sync with each other. The better the thermal and structural ratings are, the better the quality is and the longer that they will last. U value, air infiltration, and design pressure are the big ones to look at. 3) A few vinyl product choices that are very well made and offer great performance are Okna/Himark, Softlite, Sunrise, and Polaris. I know that you mentioned trying to find a product that might not be as "well-known" among pros, however there is a reason that those products are highly regarded. That said, you should be able to find a good performer that is more "regional" , just use the performance ratings of the better options as a guide for comparison. Alternatively, if your main concern is trying to find a dealer of those products, as someone else suggested you could contact the manufacturer and ask them for a referral in your area.

So let me get this straight: 1. YOU own the single family dwelling... 2. You DO NOT own the land upon which it is built.. 3. You have NO SAY about what happens to the exterior of your property which is entirely regulated and maintained by the 'condo association'.... -------------- You end up paying the property taxes on your 'condo'...End up paying the taxes on the land upon which it sits but you do not own by way of 'association dues'...and have no say regarding anything except about how you decorate the interior? So you can see my consternation and why I am left to wonder how this is different from a prison or a communist collective? <smiles> Nothing 'new' about 'detached condos'. They are just the same old tired 'associated communities' from 60s and 70s marketed with brand new 2015 BS.....:)

Debating between single wall oven or range. Please weigh in!

I don't know how much baking or cooking you have time to do, or if you have special diet needs for your family that might be a bit more intense, but your wall is so nice, a great wall oven would fit nicely wherever it is easiest and efficient, like do you do alot of pot roasts or long term baking? if you do, you will love the wall oven on that wall your frig is on. IF you wonder what to do, given my experience with the drop in unit not being as quality overall typically as a cook top and wall oven, but the oven is larger than a built in oven,I think, typically. So, if you really wonder, and if you enjoy baking things for the family like a roast and a pie at the same time or pies and cookies that require alot of in and out, you might consider a drop in unit, just for the economics of getting the 2nd oven area, as well as the wall unit oven on your pantry/frig wall cabinet area.... Than you get the effect of that table top cooktop, and the wall oven, and you have the lower oven for less money than a 2nd built in oven would ever be! Find yourself the best quality built in oven you might want, for the wall where the frig is, and than, knowing that a larger oven is typically part of the drop in range unit, get the nicest one you can either afford or tolerate LOL. That to me, IF YOU DON'T need the lower storage below the cooktop, of course, would be heaven. You have the 2nd built in oven, they typically will hold a standard roaster, but not a roaster and a sheet of brown n' serve rolls, or muffins also.....and you have the oven below the drop in range unit if you need it. Than, you can dedicate all the island storage on the dining room side of your island to the oven and stovetop cookware. If you haven't thought of that before, well, that's what you get when you go asking for help. Too many good ideas!? LOL I worked full time, and loved to have company for all the occassions that go with kids growing up, and to have that 2nd oven, just in case I needed it to keep the covered dishes warm that folks brought or to catch the overflow on the days when all 4 of us were feeling like baking projects for bake sales or food competitions with 4 H or the like.. What a nice kitchen you are going to enjoy! no matter how you determine in the end. I don't care for convection ovens too much, unless you want to bake something covered well(not home made pizza. HAHA) but a gas oven and an electric oven, would be nice options too. If you have a gas drop in unit, get an electric oven built in on your pantry wall, maybe??. I have no experience with the units where the cooktop is gas and the attached oven is electric or vice versa..tho I have seen them in stores the past 10 or 15 years? if that long..

You could also buy a piece of property, set the MH on it, and it WILL appreciate in value. This way you can have the amenities you want and also have the real estate needed to get higher returns.
