Selling Weedy Acres...staging the guest bedroom

Ok, the last of the spare bedrooms upstairs. I plan to build a simple headboard with 1x6 poplar. Should I paint it white or dark brown?

I think I also need a dresser to go on the wall at the foot of the bed. Since you walk through the door into the side of it, I'm thinking low profile. Recommendations on color/style?

I'm also thinking simple valances over the window (existing holes with basic curtain rod, so no guilt) :-) Will navy blue work?

My vote is for a smallish darker dresser, white curtains or valances. You could even get a dresser that doubles as a nightstand. something like the link, but update the handles....

Well, no one paid much attention to this posting. ;-) Nonetheless, I added a headboard to match the other darker stained furniture and put up some simple valances. I'm still on the lookout for a dresser to go on the foot wall.

I think its important how you said cost is a priority and you just want to make good choices without going overboard. Given that as a guide, I'd recommend - Floors - It appears all your floors can and should be restored. You need to clean the wood (hot water and scraping) splice in staggered replacement boards (salvaged old boards of the correct wood and age are best) where the patches and damage areas are (find tutorials), remove all staples and popped nails, and then go through the process of sanding different grits, vacuming every bit and then the process of several coats of finish. I would do this in every room except the bathroom. It will look terrible before its refinished, and then it will look really nice. I'd hire a professional floor guy with good equipment and a stash of old boards to use for splicing. Bath - For cost savings, I would leave the bath window maybe etch-treat the top glass and tile it in with a quarter round or bullnose pieces, but if you leave it there I highly recommend using a tension rod and clear shower curtain on that wall to avoid water damage (it depends how sealed up you can make that window from water seeping into the walls)...or use a white curtain to address the privacy issue and you don't need to etch the top glass. Use light grey grout with the subway tile. Take off the lath on the back wall if its needed to make your new wall will be more flush with the window. Diningroom - I'd consider removing that wood wall in the dining room but I'm not clear as to what is on the other side...though I remember seeing a window which would really add to the room. If you have to leave the wall, maybe remove the scallop trim and replace it with something straight and paint it all to blend it more with the room. Kitchen - Kitchen cabinets either rebuild or use salvaged old cabinets. Wood or soapstone counters are diy...frankly I'd look at Ikea's cabinet selection...there are ways to make them blend into an old house with the backsplash, lighting, flooring etc. And its affordable and diy. Didn't catch if you are selling the house, but a fresh and functional kitchen is really appreciated by most people. Also - Some doorways have been moved in this old house, so you can either put in a threshold or replace the patch with couple of boards going in the same direction of the wall so that its flush with the adjacent floorboards but obviously not blended in. Your mortage lender will likely find the 5 BR plan to be "worth" lending the extra amount. They won't be at all keen on lending money for "upgrades" that do not add square footage and do not add any real bump in value for an appraisal. The appraisals for loans are based off of what the bank could sell the house for if you went into default, not what it cost to build the house. If your plan is to upgrade the finishes the same dollar amount as the extra square footage would cost, expect those upgrades to come entirely out of your pocket, not the loan. And, still expect to bring money to the table to close the loan with. Very very few homes are appraising at the build cost. Most people are having to bring a big chunk of change to closing, and that's without upgrades above base. Right now, the per square foot to build cannot approach the low square footage cost to buy existing. Custom homes are in the $150-$200 a square foot range, while existing homes are half of that. If you want your money to go "further", then buy existing and give building a wide berth. It's only for those who have very special requirements that cannot be easily met with the existing inventory.

I'm taking a different point of view. I was one of seven children--five boys, two girls. There are very few eight bedroom houses out there. We all shared rooms until the older kids started going off to college. When we were little, I shared a room with my older brothers. Once I got a baby sister--eight years younger--I shared a room with her. True, it was a pain in the neck sometimes, having to go to bed and get undressed in my room without turning the lights on because she went to bed earlier than I did, but it did not scar me for life. My take would be that in a few years, your daughter should get her own room. That could happen when your older son goes off to college, or the two boys could share a room, if there's someplace else for the older boy to do his homework, etc., after the little one goes to bed. But I would also look around the house and see if there was any other space that could be used for your office. Maybe 1/3 of the garage, leaving a two car garage? (I think a one car garage just wouldn't fly today.) Or the dining room, or your bedroom? And talk to your kids and see what they say. My cousin had three kids in five years and for a while they all slept in the same room. When she wanted to move the two girls into their own room, they were upset--they didn't want to leave their baby brother all alone at night. So the parents had to work out a schedule to transition them all to the new sleeping arrangement.

Oooooh: I want to try that cake non-recipe. It is so imprecise! Sounds like fun. I LOVE to cook, IF certain conditions are met (which they almost never are!): 1. I like to be alone in my TINY kitchen with almost NO counterspace (I have a 3 year old, and a 6 year old who also love to cook). 2. I like to be alone with my burning hot vintage stove (I have a 3 year old and a 6 year old who love to cook). 3. I like to work without distractions (I have a 3 year old and a 6 year old--both very, very active boys). 4. I like everything to taste FABULOUS--caused by too many years reading Cook's Illustrated. 5. My two boys basically consume the following: mac and cheese, hot dogs, yogurt, fruit, plain noodles. That's about it! So where does that leave me? Screeching at them to get away from the hot stove. Trying to be organized when I have a few feet of counter space, and 2 kids are pushing chairs up to it so they can help me stir. Cooking dinners that they refuse to eat. Getting grumpy when the chicken breasts go past 168 degrees. I think I've got the world's most dysfunctional work triangle: it is bilevel. My only refrigerator is in the basement b/c it won't fit in the kitchen. The only way this nutty set up works is b/c I'm a stay-at-home mom, and I literally have all afternoon to get ready for dinner. So I'm Donna Reed (sans the pearls) making trips up and down the basement stairs to get produce to chop on a few sq feet of counter. Nothing can get done in my workspace (cluttered with children) without lots of TIME. How do you folks with little kids manage it???????? *sigh* Did I say I love to cook? TheHusband has been off work this week, and I've really had fun cooking while he distracted the boys. Of course, they still refused to eat the food! I think I'll have lots of fun in the kitchen once my 3 year old goes off to college. Which everyone tells me will happen sooner than I think. :-) Francy

Look how the eye is pulled to the valance in the last photo. I would remove the valances or at least change them out to something not so dark. I like the headboard.

I would go for white valances - the dark ones draw the eye too much. Would love to see the headboard painted a dark expresso brown.

See what the addition of another color in the headboard does? Perks it right up.
But I agree, the valances are too dark for everything else. If you had some pictures on the walls, they wouldn't stand out so much. I would hang to the sill panels in a warm brownish color, the same tone as the head board and tie them back with a cord....get some shape other than square going in there. You are plainly trying to set the stage....but if you sent me that picture of your guest room and invited me for the weekend, I would think...eww....no clock, where do I put my bags and the rest of my stuff? On the floor?
You need a low dresser or even a book case in there and if you want to really say "guest room" a luggage rack is wonderful. And for staging you could put an open suitcase on it.

I would use the white bedspread to cover the bed and fold the zigzag as an accent at the bottom. I like the white with your wall color.

Agree with using white bedspread to cover bed with patterned one folded at end of bed. Also would remove valances. Adding them took an empty room and turned it into a dated one. The room is easily identifiable as a bedroom and the bare windows made it look brighter, IMO.

I think your unadorned windows are quite beautiful. Not a fan of the valence in this case, no matter what color. Not liking the navy one at all. If a window treatment is needed for privacy, this is one instance in which plain white sheets (like the ones I usually laugh at on 'Sell This House') would have a crisply finished appeal.

I forgot to add that the blue paint and blue bedspread look great together. Perhaps that is the root of the problem I had with your 'Jill' bedroom -- the lack of relationship between the bedding and the paint made that room look unfinished. The headboard you added in the blue room gives it definition and warmth. Overall, it looks much more inviting than the Jill room and doesn't really need anything else to be done.

Love the blues. Very pretty. Have you thought about putting the bed at a slight angle with the table in front of the window and the bed angled so it touches the side of the table?
