Comments (7)I don't think it's anything to worry about. I have never thought twice about seeing a toilet in a friend's home when washing up. And usually if company is expected the toilet is one of the first things I do a quick touch up cleaning for. If you're concerned, could you put the toilet tank on the wall next to the door? That would allow for the elongated seat and still have the door swing in. Comments (28)Live_wire_oak, it was not nan-nan that said she wasn't having it inspected, it was me talking about work we were doing in our own house. She said nothing about inspections. As far as my kids inheriting the house and then trying to sell it, well if they want to sell a house that by that time is 350 years old and has been in the family for 150+ years than that is up to them, but it is not going to stop me from putting isles in my kitchen that are 32" (against code) which is the only thing that makes my kitchen work. I am not raising my ceilings even though we gutted the house, as there is much about a 300 year old house you either have to love and live with or decide to burn it down and start over. So when they inherit, the kitchen will again be out of date and they can start over if they want, I will not let "international codes" dictate what is "comfortable" for other people in the house I plan to die in. And I have never had a toilet in any apartment I have rented in any place have the type of clearance you are quoting here. I understand it is the rules, but at some point the rules are a bit out of touch with actual reality of everyday people and homes in some areas of the country. As far as a sun porch being a living space, well your right, they were never meant to be living spaces, however growing up we turned a much larger one into a bedroom for my grandfather when he could no longer live on his own. My neighbor turned one into a bedroom also for her great aunt when she fell and broke her hip and could no longer take care of herself, and I have seen some strange living spaces carved out of attics and basements to supplement first time homeowners mortgages. This all in MA. Maybe it is because I grew up in a slightly less affluent area than you did, maybe it is because space is at such a premium that buying a house with any space is a financial nightmare especially for a first time buyer, but I have seen way stranger than a bathroom on a sun porch....See MoreSmall simple farmhouses-bathroom off kitchens-anyone have?
Comments (20)My older sister lives in an 1850s farmhouse which has a bath off the large kitchen. The door faces the basement entrance in a very small hallway which leads to a bedroom. It is full sized, but only about 8x10. Spent Thanksgiving and Christmas with them, and it really wasn't a problem. The other half of the kitchen serves as a dining room. If you want weird--my own house was built in 1907, with a pantry and small back porch--neither of which was converted to a bathroom. However, there is a full bath upstairs with original fixtures, and a half bath (well, a sink with a wooden counter, and a toilet enclosed with beadboard planks under the stairs), but the strangest of all--the only closet on the first floor--an alcove in the hall next to the kitchen, and facing the basement stairs and side door--had a toilet installed for the convenience of a previous elderly owner! No door either, just a curtain rod which had a shower curtain on it when I bought the place. My very first task: to remove the carpet from the hall floor, then remove that toilet and make it a closet again! Despite this being done 21 years ago, I still have the 6" drain hole in the floor, because my cats love to stick their heads through it to watch me do laundry in the basement! :)...See MorePowder Bathroom off Kitchen-this might work!
Comments (8)In some areas code requires that the powder room not be separated from the kitchen by a single door if it opens directly into the kitchen, so from that standpoint (and from a quiet-aesthetics standpoint, walking through the Pantry/Storage area would be better....See More- 10 years ago
