Comments (14)I think you need to insist on a heat calc. Unless your house is made of tissue paper, the sizes proposed seem excessive. I'm in Camden Cnty, with a 2500 SF home. Comments (19)I am trying to answer as best I can. I am not trying to be difficult, I was just not expecting having to face this major expense right after closing. The real estate market in Dallas is crazy & we were on a time limit to buy a home. Most homes have multiple offers as did ours & we had a short option period. I realize no one forced us to buy this home but I am just frustrated that 3 top rated companies are coming up with different recommendations. The system currently in place is working but if we are not going to be comfortable & it is undersized I'd rather bite the bullet now & replace before we do other work & paint before moving in. I would think that an inspector who told us he has inspected 17,000 homes in DFW would have given us a heads up that a 2 or 2 &1/2 ton mismatched system would be undersized for a close to 2,300 SF home, The ducts are located in the soffits below the attic (as was apparently done in the 60's in these homes) running in a t-shape down 2-hallways perpendicular to each other, The quotes I have received are to install all new ductwork in the attic so we can at some point knock out the existing ductwork & soffits & raise the ceiling height in the 2 hallways to that of the rest of the home. The all new duct work is approx $2,500-$3,500 of the quotes I have mentioned (although we would still have some cost even if we retrofit) . This would be done if we installed a 3, 4 or 5 ton replacement system including furnace, coil etc. I just have a hard time understanding how a 3 ton system would cool a 2,300SF home. I have attached a copy of the floor plan that the Carrier dealer created. He would not give me the load calc. Comments (2)mel first of all, the Trane system quoted is three ton, the Lennox system two ton. what size are you replacing? For superior humidity control, the best choice is HW VP IAQ. any heat strips should be staged for operating cost. I personally think the Trane XL15i is one of the best sgl stg HPs on the market and that two stg systems are overkill and unnecessary for most homeowner applications. Comments (13)I'm not familiar with what is produced from the Manual J, what specific input are we looking for from the calc to review? I know it was done as its required in the building permit process here. I wasn't concerned about the BTU size, so I'm glad I asked. For Region 3 I had always understood it to be about 40 BTU per sqft for furnace so I figured it was ok. The house faces west and does have bigger windows on the west and east sides. The NG is a recent development (this was not known to the HVAC guy), would that change what you guys are looking at vs using LP / Heat pump combo? He did give me a price on the 2 stage furnace Trane XV-95 it was another $800 over the XT-95. A side note the HVAC guy made it sound like it was great that he actually got to talk with me as some builders like noted push HVAC to the side when its one of the most important items.... and they never get to actually talk with the homeowners. His overall recommendation to me was the XR-15 15 Seer Heat pump with Trane XV-95 based on LP. I know adding the heat-pump component is another $800 or so, perhaps with that removal I look at the better furnace. Based on the initial feedback I was starting to lean towards the XT-95 with a normal AC unit (XR14 or XR16)...See Moreryanhughes
