have to replace HVAC system & need help

ok, have tried reading through forums to answer my questions, but need further help. We need to replace our complete hvac system, currently have a carrier 5t, 12 seer, outdoor unit 10 years old, indoor unit 15 yrs old, both with parts replaced and now coils not working correctly and losing freeon.

pertinent info: live in San Antonio, Tx - hot humid with a good 5 months of the year 95+ and humidity pushing that over 100. Just over 2000sq ft with open plan loft & high living area ceilings. Furnace(gas) located in attic and is horizantal. Current dimensions of said unit : 91.5", ht 22 5/8; widest measurement 34 6/8". (have been told during 1 quote that there is only about 4" between coils & furnace in current configuration. Attic access 52x23.

My questions (so much conflicitng info) I have 3 quotes for 3 different systems - which one will fit in such tight space and is best buy.

quote #1 Carrier Bryant preferred models 116BNA060; 313AAV060110; CNPHP6124ATA priced at $12449 incl with 10 year parts warranty ( will give back $427 on parts installed less than 2 weeks ago)

quote #2 Trane XL16i (16S/13E) model #'s 477X6060L100A; 4TXCD063BC3HCA;TUDC100B9V5VB priced @ $9000 with 10 year labor and parts warranty (12 year compressor).

quote #3 Carrier Comfort Series 2 stage ECM boost 16.5 SEER/13 EER (did not get indiv. model #'s) priced @ $7986.34 with 10 yr parts warranty.

I apprecaite your help, all 3 techs have seemed knowledgable - quotes 1 & 2 only carry brand quoted. Did not seem to find accessibility to furnace as an issue. Quote 3 has all 3 brands + others but on measuring says this unit quoted would provide best efficiency and fitting with ducts.

Really appreciate and help and input and have tried to give all pertinent information.

1st quote in crazy expensive.
2nd quote is pretty darn expensive.
3rd quote isn't cheap - but its the best of the 3. It is nice equipment too. 2-stage A/C's can really provide some extra comfort in your climate.

What type of home-single story or two story?

You are certain you require a 5 ton AC condenser?

I would like see more details on quote #3.

I would want a new refrigerant line set, a good 4-5" pleated media box filter, and specifics of new thermostat model.

I do like the Trane quote best primarily because the XLi and XR condensers are better than the Comfort Carrier series. You could change to the two stg XR 15 condenser and save some bucks over XL16i model.

the lennox dealer corrected their quote as follows; 2 ton Lennox Elite Series heat pump system incliding outdoor unit model XP14-024-230 rated 15 seer, 13 eer & 9 HSPF W/A410A refridgerant. Air handler model #CBX27UH-024-230. System is equipped with 10 KW back up heat. Install a new drain pan & moisture switch. Will remove all old equipment via crane taking out existing electostatic filter and replace with new filter grilles in the existing returns which will be easier to replace on a monthly basis. Cost is now $5,975 before rebate from BGE of $400 & Feds. $1500 which also apllies to the Carrier units except Carrier has rebate of $175 for the first quote & $400 for the second if still applicable. The Carrier system comes with a 10 year warranty on all parts 1 year labor with a option to upgrade to 10 years labor for and additional $975 Lennox comes with 10 yrs compressor & 5 yrs other parts 2 yrs workmanship & matrials 1 yr free service. Which one is the better system for the money. Carrier is about $500 more if their rebate is still in effect. I didn't address the other Lennox quote because of the the higher cost.

please block out your name and address. I thought that 80% gas furnaces were not being sold in the north anymore. savings to upgrade to 90%+ offset costs to make this change in efficiency. not sure what date this goes into effect, but when the hvac industry makes this kind of change..its a big deal. doesn't often happen that they change the minimum efficiency that the law allows. the minimum efficiency for a/c for example changed from 10 SEER to 13 SEER because of the difference in efficiency. as energy raters we saw every rating the savings between 10 & 13 SEER. when the hvac industry makes this kind of minimum standard change..there is a good savings. use the rebate to offset costs between losing 20% of your heating costs to losing only 10% or less. with 96% your loss drops to 4%. has any company done a load calculation to correctly size the unit? has any company tested or even inspected duct work for duct loss? if you air seal the ducts and returns and invest in air sealing the house.. then the unit will perform better and your comfort will improve. utility costs will also be lowered. check with Resnet for an energy rater in your area to blower door test house & test ductwork. make repairs, test again. reducing air/duct leakage has a fast payback plus other benefits. best of luck.

Both quality systems. The major difference is the Trane is a fully communicating system, the Carrier is not. Both furnaces are 2 stage var speed 80% efficient. The Trane condenser is variable. The Carrier condenser is 2 stage. The Trane systems quoted are identical with exception of the coil size which I assume is a matter of efficiency but I have not looked them up in AHRI directory. Should not be a price difference. I would ask dealers for AHRI matching number on the systems. I would want a pleated media filter cabinet for any of the systems. If you wanted a fully communicating Carrier system comparable to the Trane, you would need to upgrade to the Infinity 80 furnace, Infinity controller, and Infinity var AC condenser. I would expect on the systems quoted, the Carrier is less expensive. IMO

You as a professional know how to compare system A to system B and determine if the extra cost is justified or not. Most homeowners don't have the knowledge to do this. I think lifetime heat exchanger warranties are becoming more common. In my opinion most heat exchangers fail due to over sized furnaces and undersized duct work. The warranty does not cover labor charges which makes the warranty almost useless. In most cases it makes more sense to put the money towards a new furnace. I think a 99 year compressor warranty is a marketing gimmick. It may be useful if the compressor fails in the eleventh year and then again you have to pay for labor. But if fails in 15-20 years, how many people are going to sink money into an old Goodman condenser? My neighbor and I were shopping for new HVACs systems at the same time several years ago. A third neighbor highly recommended the Carrier dealer she used. The neighbor who was shopping rejected him because is price was very high. I rejected him not just on price, but the system he was recommending made no sense, and his load calculation consisted of walking around the house and checking off boxes on a piece of paper. The quote itself consisted of scribbling numbers on a blank sheet of paper and then subtracting discounts and rebates. The whole thing was very unprofessional, yet if I ask the neighbor who used them she would recommend them again. Shopping for HVAC systems is hard. You don't know the ability and honesty of the contractor until the system is installed.

it is a 1 1/2 story, upstairs open to landing and loft overlooking d/s living area. Makes for 20ft ceiling in living area.

Quote 1 did say he would do a load test before starting.

I am about to call quote 3 with questions.Included with quote 3 system to include : recovery of freon, dipose old equipment,float switch, programmable thermostat, auxiliary drain pan, high & low voltage conduit at outdoor unit, city permits & inspections, adapt to existing ducts, new gas cut-off and flex connector, all new vent pipe. I was dissappointed that this model I would have to pay for 10 yr labor whereas Infinity series comes with 10 yr l&p. But he said measurement wise an infinity wouldn't fit in attic.

Is the media box filter what we change out? If so ours is 24x36x1, not the easiest to find and none of the contractors have mentioned this.

Post mdl numbers of thermostats for each quote.

Do quoting dealers intend to furnish and install new and correctly sized refrigerant line set?

How many returns do you have in your home? I would add a 5" pleated
filter media cabinet that has to be changed out once a year over the 1" filters.

Any hot and/or cold spots in your home?

#1 has since called back and wants to come out tomorrow to do a proper quote with measurements.

We have 1 return, none of the quotes include new refrigerant line.

Hot spots - upstairs hotter than d/s, but as I said huge open space.

What is benefit to 5" filter, where do you buy them?

You should insist on new refrigerant line set.

On a home this size, You need more than one return for good airflow and comfort.

A filter cabinet eliminates the need to replace those 1" filters every month
or so and provides better indoor air quality as well as improved protection
to your blower motor asbly and evap coil. Replacement filters readily available on Internet and big box hardware stores.
