Dear Faron: My husband read my post and made some corrections. I'll answer you and make the corrections below in UPPER CASE. I'M NOT YELLING, THOUGH :) 1) You applied a tinted latex primer over contractors work. Correct? YES 2) Exactly what primer & tone of color were used? BENJ MOORE PRIMER FRESH START ACRYLIC. STONE SOMETHING, A MEDIUM COLOR AT 50% WAS USED TO TINT. 3) Your own joint-compound repairs were done OVER this newly primed surface?? YES, BUT IT REALLY WASN'T THE SEAMS, IT WAS MORE SLIGHT LOW AREAS IN THE SKIM COAT. 4) Were YOUR repairs primed over? YES WITH THE SAME BENJ MOORE FRESH START. 5) What do you mean by the "joint-compound with a latex additive"? Or, am I mis-reading this? HUSBAND CORRECTED ME THAT IT WAS A VINYL SPACKLE. 6) At any point...was the wall ever sanded AND vacuumed off?? THE WALL WAS SANDED DOWN TO A SMOOTH FINISH AND WIPED WITH A DRY CLOTH PRIOR TO PAINTING. This is what we determined. Yesterday morning was foggy/dewy. This is being painted in our future house (old construction though) where no a/c or heat was run. Husband said the windows had condensation on the outside. The bubbling occurred most on the wall near the windows. The clue to our answer is, "Why didn't we have problems the first time we primed but had problems the second time we primed when the same products were being used each time." Now that we know the cause and will run the a/c or heater to dry any area prior to painting ever again, BUT what's the best way to handle what we have now? - Sanding, patching, repriming the bubbled areas...is it going to peel in adjacent areas? - If it didn't bubble, is it ok to paint the final coat of Benj Moore Regal Eggshell? Or do we need to Kilz now to try to prevent the whole wall from peeling off? Any insight is REALLY, REALLY appreciated. He worked a long time on that large entry way with 15' ceilings and are just sick over it. Thank you.

Cool! I figured that crew was around somewhere. Deb, I'll email you for details about how to get back in there. Natal, thanks for the compliment on the house! Our master bathroom does have an armoire in it (good memory!), and we love it. We finished the bathroom a few years ago, and to this day, that armoire still has to be one of the best decisions we made-- it holds SO much stuff! The house isn't finished by any stretch (it will probably be a lifelong project for us). We just finished the kitchen-- photos are posted on the Kitchens Forum here. Right now we're working on some outside projects (finishing up a barn, building a pergola for my grapes) until the weather turns. Then we'll be headed back inside, turning a 4th bedroom into a library, and building a fireplace surround in our dining room. The projects will never end, I think!

So how did it turn out? We are building as well and I hated all the plans out there some more then others. They were either lacking, or had qualities that I have in our current home. If you are still trying to figure out the master set up I can sure send you what we chose for our set up. Then bathroom is smaller but doesn't lack in function, also we have our master in that same corner and we have a narrow window above where our bed will be way up high and went with narrow windows on each side of our bed. I also recommend that you go to a lot of open houses that have walls in the foyer when you walk in, look at different designs and layouts, see what you like and don't like. On paper vs visualizing in your head is so much more inadequate then actually looking at a home with super small bedrooms, or obscure walls. Your plan may work for you in your head but if you can actually walk into a home that the foyer is blocked with wall 5' in front of the entrance you may rethink where you put your stairs. I saw a few different options where you could sneak in the stairs with a little bit of tweaking to your floor plans. Also, we took a floor plan apart and it is part of 2 different plans plus my own tweaking. We went to our local small town home building lumber yard and they have ppl there that draw this stuff up for a living, I asked how much my plans were and they didn't charge me as our contract buys his inventory there. and find yourself a craftman contractor, one that is great at what he does, small time not a big company builder that turns out tons of houses in a yr. Ours does one per yr, he delivers quality, integrity and he doesn't bat an eye when you want to change things a bit on the interior. He built my in laws massive addition and I watched the man work, he was awesome! Find someone who will work with you look at your finished plans and tell you that wont work or maybe another way to look at it. Build your house the way you want to but first, go look at some open houses that are similar or have some of the same things you have in your plans. Best of luck! I feel your pain of finding the right plan, late nights, research, consumed by what you need and want. When your house plans feels right and you have come to where you are confident with them you will know it is right.

Perhaps goveraxle will respond to this one and do her photo magic for you, but in the meantime, folks may pass over this thread. While it is not an old thread, it is a bit of a stale thread. Wish I could comment on the house question, but I’m not good choosing colors at all. I would suggest you proceed slowly. There is a house in my neighborhood that was painted white. It is the brightest white house I’ve ever seen. I would even call it garish. It hurts my eyes to look at it. If you go white, do a lot of research and choose your paint carefully.
