I think the chickadees, titmice and downies have had a bumper crop this year! I've never seen (or heard) so many dee-dee-dee's before, it's so fun! So far I've only seen one young red-bellied but they maybe only bringing one at a time to the feeder. And just one young cardinal - which really is not a bad thing, I can only imagine what it will be like if all 70 cardinals from last winter bring all there babies to the feeders - I'll have to take out a loan for birdseed. I've also seen house wren, phoebe and catbird fledglings. This evening I was following a spread-wing damselfly through the woods and I heard a bobwhite! We haven't had any in several years so I was really thrilled to hear it. I thought about trying to track it down but the mosquitos were eating me up alive! And the buck was stomping and snorting at me since I was standing in his bed :^)

Like I said before....24 years old is old enough to begin the journey to fully functioning adult. Nothing you've said about your tenants suggests malice, selfishness, intent to take advantage of you, laziness, etc. They just sound immature and inexperienced. "No, I will not allow you to deduct $200 off your rent; you have signed a lease" and "I appreciate your not wanting to bother me about a 'little' leak, but please know that, going forward, I want you to tell me about every problem and issue, so that I can decide whether repairs are necessary" should serve as road signs on their journey to adulthood. Not to mention: "there is no such thing as a 'little' leak," said with a kind :) And anyway, you seem to have pretty good tenants, all things considered. We had a chat once with someone living in the area. He was complaining about the loud, late-night parties on the grounds of a house within his hearing distance. The part that amazed him was that the landlord allowed mud-wrestling by girls, at 2 a.m....oh wait, the "landlord" was one the mother of one of the teens who lived in the house!

This is not in my house but I’m posting here b/c the one in my house looks like this. I had no battery left on my phone to photograph ours but it looks very similar and perched on the upper trim of a window. I think it’s recent but we only noticed it as we were driving away. We’ll remove it next time. Hubs is aggravated b/c house was recently painted and those nests leave a mess once removed. The location is High, so he’ll need grab a ladder, climb, clean, yada yada. Not as easy as flicking off a light fixture.

Cut off a few bottom branches. This will soon thereafter contribute more growth to the top as stored energy is redirected. Search out the main trunk. If other side branches start growing upward near the trunk, cut them back or off so you don't end up with the tree splitting into multiple trunks, unless you want multiple trunks.
