Do 2 coats oil poly=3 water base?

Had a contract for 3 coats poly (unspecified) for wood floor refinishing.
Only 2 coats were applied. Flooring company said it's because they used oil poly instead of water based and the price is the same, because the oil finish is more expensive and is actually the equivalent of 4 coats water base. I was told verbally they would use oil poly from the beginning. They used Absco, satin finish. They did a good job, but should they adjust the price? They refuse to. I haven't sent them the final payment. Any advice?

No is the simple answer. One coat of oil polyurethane is the same as one coat of water Bourne urethane. Prices are different but one coat is one coat.

If you have the original bid that states 3 coats. Don't pay them until they come and do the 3rd coat. Its not your fault they decided to use in their words a "more expensive" finish.

If your agreement was for three coats of finish, then they either owe you a rebate or that third coat. Their claim that two coats of oilbourne is the equivalent of four coats of waterborne is ridiculous nonsense...and so is their claim that they used a "more expensive" finish.

I agree with paintguy. Acrylics increase their adhesion with time. What scraps off after 2 hours may well be adhered after 2 days. As to Behr paints, I have personally made test samples of Behr Ultra, Marquee and WB Alkyd over sections of hard, slick, high gloss oil paint. I hand these to customers and defy them to scratch it off with their fingernails. They are wearing thin with literally hundreds of tries, but they are still intact! Wanting to see the worst case scenario, I did not sand or de-gloss the oil paint. I am an old school painter, raised on oil pains and somewhat of a doubting Thomas. I have become a believer. If someone's paint is "balling up", I would wonder what is on that surface? Was it cleaned of oils from hands or other pollutants?

This is an old post so I imagine this has long since been resolved for the OP, but since I just saw it, figured I'd throw our experience in anyway for future searchers on this topic: We have an interesting case study in that the floors in our house and our neighbors' identical house were both redone about five years ago (before we were on the scene, so don't know specific products used). The floors are identical hundred-year-old white oak installed at the same time (same family built both). Both were sanded down, neither was stained, and ours was finished with a water-based finish, theirs with oil-based. Both still look fine five years out (if you ignore the scratches from our dog!) but the looks are different. As someone noted above, the oil finish is a bit warmer and much shinier. I think it's fair to say it looks newer as a result, though how much of that is the wear-and-tear we put on our house (significantly more than our neighbors!) is hard to say. Our water-based finish is more matte-looking and pulls out more browns and beiges than yellows and reds (if that makes sense). There are apparently some differences in how you can clean and touch up the two finishes as well. (We use Bona hardwood cleaner on ours, which seems to work fine.) Anyway, just food for thought on this!

Some of the Sikkens products have considerable sheen. Existing transparent or semi-transparent stains don't normally need to overly prepared if not let go too long. It is important to occasionally give a "maintenance" coat when you see it start to show wear. You only need a primer under SOLID hide stains. All good paint/stain products have a mildecide in them. I am not sure how parafin affects the performance of stains. If the wood to be stained has never had a water based product on it, it should accept additional oil stain. If it has grayed with age, you can restore the natural color of the wood using a deck cleaner. You should remove graying, as it will show through a transparent or semi-transparent stain. Of course, if there is color from an existing stain on the wood, it too will affect the final look of the wood. Old color from a penetrating stain cannot be totally removed.

Modern waterborne finishes are light years ahead of cheap stinky crappy Minwax oil. They're also light years ahead of cheap crappy non stinky Minwax waterbased. The actual products being used are very important. You cannot just divide it into “oil“ and “water” and one is good and one is bad. That is Zoroastrian simplistic nonsense. You want finish brands that train their installers how to use them. Bona is a prime example. Any idjot handyman can go to HD and pick up Minwax. And it sure shows in the level of work you get. Blaming crappy wear on the fact that it is ”water” based based, and not the fact that the low price, low skills, ”floor guy” just didn’t know what he was doing with a terrible quality product is a deflection of the first order. A quality waterborne finish, done by a qualified and certified floooring professional, is worth way *more* than $1500.

We have 3 60+ pound dogs and a very scratched up hardwood floor. It red or white oak, prefinished, builder grade. we would like to refinish the entire kitchen and great room with the most durable product possible I have been talking to a couple of contractors, One says I don't need the high traffic product, it is not much better that the oil based regular poly, and not worth the money, and exposure to toxic fumes. The other HIGHLY recommends it and says it will be the best solution for my four legged family members. I realize that it is wood and doggy nails are not ideal with any finish, but we really can't afford tile and are trying to find a workable solution. I cannot fathom the idea of replacing my beautiful hardwood with vynl although I know there are some wonderful very attractive products in that option. Any advice would be appreciated

Fire both of the guys who gave you advice! Jk but really.

Hes probably referring to a 2 part water bourne urethane. Which is not only Low VOC (no toxic fumes well no where near that of oil polyurethane) and honestly holds up much better than Oil. It is more expensive but in some scenarios is well worth it.

And the other guy who says its perfect solution for your dog predicament is trying to make a sale.

Truth is they have not yet developed a finish for HW that prevents scratching, of any kind. The "traffic" will scratch. Its not even advertised as being scratch proof. Its best for wear n tear. But it eventually will get beat up just with every finish.

My best advice is to keep the nails trimmed and do youre best to avoid playing frisbee inside :)

They have Hardwax oils like Rubio monocoat. (Plug not intended) its non film forming and doesnt do any better at preventing scratches but it does allow a Homeowner to personally sand out a scratch and reapply some oil and be good as new. Downside is its waayy more expensive and high maintenance.

Greg is right. Our hardwood floors are about 12 years old, and while they have many scratches, I don't think any of them came from our dogs (100 lb and 35 lb). I trim toenails as soon as I hear them clickity-clacking on the floors. Our current dog hates to have his nails trimmed (he seems to believe that I'm trying to kill him), but since he always gets a treat at the end, he is learning to put up with it. I'm the boss, after all!
