I know this is a month old thread, but FWIW... I've had painted floors in my last (c1900) house , which was very common back then in the non-"display" rooms, such as bedrooms. The floors were painted 17" wide plank pine (softwood), and refinished very very nicely post-paint. It was easy to sand off the paint and then finish the wood with some poly. I currently have painted fir (another soft wood) in my kitchen. This was a choice that I made because 1) it's the underlayment, and was never in any kind of "finish" condition, and 2) it was not long for the world - we'll be taking it out soon to match the existing oak hardwoods in the house. It was always meant to be temporary. Paint is a good way to protect wood floors, especially softer woods, when finishing isn't really an option for whatever reasons. It's also about as reversible as any floor finish - that is, you can sand it off. But I'm obviously of the opinion that painting wood isn't scandalous, so... take that for what it's worth. Paint would stick IF you prepped the floor first (a light sanding of the existing finish - you don't need to take it off, just scuff it up). Also use a primer and make sure to use FLOOR PAINT, not any old paint lying around. If you apply and let it cure properly, it will provide a very hard, durable finish.

Ontariomom, I wonder with the set up that Ice has if that still might work for you because the panels are not solid up to the railing. I think the opening above the frosted glass makes it much less a barrier than frosted glass all the way up. I don't think it would appear to block the house like other, more solid choices would. And it would give you a bit of privacy on that deck, plus solve the cleaning issues. You could explore the code for how much space above the glass to the railing you could have.

Pro: leaks won’t bother it. Looks good if installed with tight dark grout lines. Easy care. Con: could potentially go out of style because it’s an imitation, not the real deal. Colder. Will be hard to remove if you ever change your mind.

I think that I would flip the island & cooktop layouts - everything feels kind of squished at the 'bottom' end. This way the prep sink is closer if you need to run inside and wash your hands. Also, I think generally having space on both sides of the prep sink is nice - then you can sort of have a 'to be washed' and a 'washed' side. Taking chispa's idea, for the island it could go (from 'top' to 'bottom'): - bev fridge (facing towards the outside); prep sink; trash; storage drawers While the other side: - fridge, counter, cooktop, counter I see you have two under-counter ovens listed - often those end up being even lower to the ground than a range oven - which feels like not a nice upgrade for your awesome new build. Have you thought about your family's needs? Two full ovens or maybe 1 oven and a combo-oven? What about a microwave? Warming drawer? You have tons of space, maybe one or more of the less used (but useful!) heating appliances could go along the bottom wall - across from the pantry?
