are mortgage rates going to go down?

So there are some talking heads on CNBC that are of the belief that the feds are going to "cut rates" steadily over the coming months.

If this is true, can we expect the miraculously low mortgage rates of a few years ago to return?

Will these cuts affect mortgage rates?

If so, what kind of cuts would we have to see in order to see a significant downturn in mortgage rates?

The Fed is cutting its short term lending rate. Technically it will only effect those things that are tied to it (ie some LOCs, VRMs, etc). You can have a situation like we did recently, only in reverse where the long term rates don't follow the short terms rates. If the demand for loans is more then there are funds available, long term rates will actually go up until they reach a yield that is deemed acceptable by the market to meet demand. Right now credit is very tight, so I would still probably bet on us seeing some higher 30yr rates in the coming months.

I wouldn't bet my firstborn on such a proposition.

It's the (short-term) low rates recently that have got so many homebuyers into trouble, when, after the initial term of the contract expired, and the rate increased rather drastically, judged that there was no way that they could afford those payments.

With many such houses being put up for sale, house prices have been suffering some substantial drops in a number of markets. In many cases, the only price that will entice buyer interest is one lower than the amount still owing on the loan.

So many who can't afford the higher payments, and can't sell the house for enough to pay off the mortgage ... just walk away.

They might be better off trying hard to sell the house themselves, for the associated expenses will usually be lower than if the financial institution must foreclose, then sell it, and the possibility is that the owner can get a higher price than the financial institution.

If the lender can find the former owner, and it's getting increasingly difficult to hide, that owner will almost certainly be presented with a bill for the difference, plus the costs associated with the sale.

Not a pleasant situation.

" Is this something we should be looking into?" You should definitely be at least looking at it. Fixed rate mortgages are also very good deals right now. As for whether you should go with a variable rate or fixed rate, that should (mostly) be a numbers driven decision. The risk in a variable rate loan is that rates will go up. The gain is that you will pay lower interest for the next 3/5/7 years. If you think it is going to take 20 more years to pay off your house, then the risk is substantial. On the flip side, if you can use the monthly savings from a lower monthly payment to rapidly pay down your mortgage, then you cut that risk down to almost nothing. That is the key though - saving or paying down the mortgage. One warning - if you are planning to refinance to free up money to pay tuition, then definitely stay with a fixed rate mortgage. You don't want to be hit with a higher mortgage payment right as your 3rd starts college.

FF, Wow... talk about obfuscation! I would never "bait" anyone who clearly speaks with greater knowledge than mine within his area of expertise Really??? "Never"??? How do you define "never"? More problematic, in my opinion, is when he preaches, as he often does, his gospel of heavily leveraging your house mortgage as a way of getting money to make other financial investments. "Preaching"? "Gospel"? "Heavily"? A) How do you specifically define "heavily" B) Where (links) have I *EVER* encouraged anything LESS than balanced responsibility? We should all realize, I hope, that much of his own financial well-being depends in large part on persuading other people to do just that so one has to wonder whether he should be regarded as an unbiased source when he ventures into financial planning advice. That's defamatory, and precisely the low-road "baiting" that was referenced. The fact that he sincerely believes what he advocates (I'm quite sure that he does) doesn't alter anything. Facts aren't alterable, fortunately. I certainly don't know what that's supposed to mean (do you?) and what I was trying to find out (not very successfully, I'm afraid) is whether he does either. A year or two ago there would have been any number of shady lenders who would have approved that in a heartbeat. There has been an ongoing story in the wall street journal about a family that made $90K and was approved for $550K. What that family has not been able to do is AFFORD the mortgage, now that the teaser rate has expired on their ARM. Whatever you do, don't let them get an ARM or an interest-only loan or anything else that is fairly exotic, they are meant only for people that really know what they are doing, and if they don't know if they can even get approved, that's not them. The good news (for your friend) is that getting one of those exotic loans has been considerably more difficult just in the last two weeks, and every day (lately) there is new news that makes it just a little tougher let. Time is your friend's ally. Delay, delay...

1. Pay off the improvements that we have had to make on the new house despite having a mortgage and heloc on the old house (furnace, exterior doors, insulation) 2. Make that savings account we are all supposed to have with 6 months of expenses (thanks terriks). 3. Get new windows to replace the leaky aluminum framed ones. 4. Hardwoods or cork floors in halls and kitchen/dining and den, tile with an electric heat pad in foyer, tile in half bath and laundry room. 5. New cabinets and an island in the kitchen with 38 inch counter height and a single bowl sink with a decent garbage disposal and nice laminate counter tops. The cabs may be locally made custom, but I can save $$$ by getting laminate counter tops. 6. Hardwood on bedroom floor or tear out the 1978 main bath and redo with new tile and tub and decently high cabs with drawers for storage. 7. Whatever we did not do in #6. 8. OMG! We still have that hideous wall-o-brown-brick 1978 fireplace in the den! DO SOMETHING - cover with wood, tear 3/4 of it down and make the smaller fireplace nice by covering with stone, do something to lessen the dark cave effect. Put in an efficient gas insert or a pellet insert if gas prices have skyrocketed. 8. By now it is time to re-roof!

Rates for 15- and 30-year conventional (non-jumbo) mortgages are only about a point higher than they were in the "good ol' days", so anyone who didn't buy a house at a historically-low mortgage rate is not that far behind it if they're buying a house even today.

I do believe you'll see some of the more -- um -- creative financing (interest only, no down, stated income) disappear now that they have burned enough lenders and borrowers. I suspect ARMs will require better qualification, too.

Mortgage rates just recently were the lowest I'd ever seen since we started buying houses in 1967. Our first mortgage then was 6 1/2%. We moved a couple of times thereafter and got 6 1/2-7% mortgages. We bought in 1979 and got 10 1/2% and were glad to get it...rates went much higher. We refinanced that house several times and when we moved recently, (July 2004) we got a 5.4% rate. I don't think rates will ever go that low again. When we closed out my in-laws' estate, we found papers that said they got a 6% mtg. in 1948! People seem to panic when rates are close to 7%, but I've seen far worse. Of course even in this depressed market, real estate is pricey to the max.
