Im refinanceing the house, my payoff is 126K

Im refi a total of 150K at a rate of 4.875 no pints or orig fee. I'm borring extra to pay off cars.

Daughter starts college next year, going to free up some money.

This if for 15 years making the payment $30 less than present.

What are the rates in you neck of the woods?

Hey Daddy-O,

If I'm assuming correctly that you're doing a 15 FRM because you want to pay the loan down as fast as possible....

AND you're refinancing a home that has sufficient equity in it...

WHY aren't you maximizing the allowable Discount Points to get the rate as much lower as possible?

Every dollar spent on Points will produce a savings that will pay for itself in 2-4 years... after which your loan will simply accelerate to a faster payoff (assuming you budget the same as you would at that higher "free" rate.)

The rate with the local Mortage company is 5.125 thats
15 and paying orig fee and you have to pay for points.
Your talking allot of money going out.
I got 4.875 for 15 and not points on orig fees...
Its a no brainer to me

In another forum a member said he had read that the lumens quoted on bulbs are the amount reaching a surface from one foot away, or in other words, a ft. candle. To get it's lux rating, one would divide by 10.54 (I think that's the amount). My light meter seems to agree. Taking the reading from about five inches away, I get ~14,500 lux. At exactly six inches, ideally I should get a reading of 13,800, at about two feet I get ~3,000. IME, 3,000 lumens hitting the leaves of the plant should be enough for seedlings though not enough to set and produce fruit for most plants. Mike

If it were not for shipping charges there would be plenty of bargains. Nearly everything I've bought on there (less than a dozen things) was a "bargain", mostly small advertising or paper items that don't cost much to ship & were of limited appeal. As for some of those outrageous prices, why don't those people just go down to the local auction barn buy it cheap?

DP ratings are given in PSF, so the numbers you gave are the DP rating that you are required to meet. Those are fairly average ratings for your area, so pretty much any company that sells in your area ought to be able to meet them.
