I know this house. It is across the street from where Aimee's grandparents lived. It is actually a duplex, each a little over 1,000 square feet. I'm hoping we get it as there is another offer going in today as well.

I put down 4 pounds per 1,000-square-feet. (Though I know some here have applied at three pounds per thousand with good results too) I actually set the seeder to seed less than that and made multiple passes. The end result was about 4 pounds per thousand. The reason I did this was to ensure good coverage and that I didn't end up with little seeding rows from going in only one direction. I'm watering three times a day for about 7 minutes each. I should say I have watered at that rate. I think I'm now going to start watering twice a day for about 11 minutes each. The actual time you water really is determined by the conditions you face. I would start with three times a day and then see how the soil looks after a couple of days. You just want to ensure that you keep it moist at all times (but not puddling).

Fran, I sent you an email a couple of days ago, is it maybe in your spam? It looks like I will be flying back east in mid-August, and possibly in late October as well. We are still waiting for a signed acceptance from the seller, we have a verbal one. You have plants for me? I guess I could mail them back to myself.... Token, I've seen pictures of your cool brick house. You are doing wonders with the garden, but the house is cool too. LOL Mary. Here in the back yard of the rental house I have bigleaf maples. They are currently full of seeds waiting to fall. I don't even remember if there were bigleaf maples in the back yard of the new house, but I'm considering trying to grow them when the seeds fall here.

Thanks for answering Dan. Yeah I kind of know what they mean calling them weeds lol. I have ONE amaryllis that looks good when not in bloom - Papillio. It has a lot of nice strong green leaves year round. Being in the North, I have to bring my pots in and on the sill in the winter so I'm guessing the low light is what causes the other leaves to not look their best. I'm also trying to figure out if using a different fertilizer (I just use Schultz houseplant fertilizer in the winter and Miracle Gro in the summer) will help get healthier and more abundant leaves. I have a friend in Louisiana who has a wonderful collection of gingers. I agree that they're beautiful and I'd love to smell their fragrance too. I've only got so much room to zone push though! As I recall, I had tomatoes ripening in late August, though I didn't sell any until I brought them to market on 9/4 (skipped last market day of August due to death in the family). It was a short season though due to late blight and also picking green tomatoes due to (false alarm) frost advisories a couple of times. I did have some ripen in the basement until mid-November, but most rotted (a lot infected with LB and others bacterial or fungal diseases that didn't show when they were green). I did manage to can quite a few, and frozen a couple gallon bags of slicers (mostly hybrids) and a gallon of cherry toms. I didn't see many tomatoes at market this summer - the guy up the road from me had Juliettes in late July or early Aug, and organic farm in Simsbury had Mountain Fresh at market starting in mid-Aug I think. The Juliettes were selling b/c they were early (relatively speaking), but the vendor who had Mountain Fresh and I weren't selling many in Sept, I don't know if people were just continuing to buy tomatoes at the grocery store, or if they'd found a local greenhouse source but nobody seemed to be excited about local field-grown tomatoes after Labor Day.

I agree, it is as cute as a button. The stoves are wonderful and I wish they still made them like that. I will cross my fingers for you. Would you keep it as a duplex or convert it to a single home?

Thanks. We need the luck because two offers were made on the house today! Including ours. I wrote the owner a letter telling her my history with the house and we offered a thousand over asking price. 30 day escrow and no contingencies. My DH and I are old house freaks and this place is original. Lots of places like this have been majorly remuddled. I plan to replace the salt, pepper, sugar and flour shakers with reproductions. I don't want to leave them for renters.

It's a great neighborhood with public transit, close schools within walking distance and a beautiful park within easy walking distance.

We plan to keep it a duplex because it is being purchased as a rental for now. One rental will pay its mortgage. (Hey, it's California!) Its an owners market here right now. High rents, low interest. But we will take any profits and put it back in the place. The kitchens could use a bit of updating as there is no dishwasher. Both units have washer and dryers and pantries. The detached garage needs an immediate roof.

The back of the yard butts up to a seldom used alley, where the detached garage is accessed. Great place for kids to play basketball or ride bikes safely. There are two separate basements so plumbing, etc is easily accessed.

We gave her 24 hours to make a decision so we should know something tomorrow. We were pre-qualified and included a letter from our bank stating how much money we had in our savings, plenty to cover the down.

I want this headache so bad. If it is meant to be, it's going to be ours. I want that one stove with the shakers in my kitchen but we have two stories, the chimney for the vent is covered with cabinets so we are stuck with my Viking and my sucky downdraft vent.

I am so nervous. The owner is being presented with the offers right now. I hope she goes with our offer... Fingers, toes and eyes crossed. Hoping we aren't up against a group of investors with all cash.

Yep. We had no idea our area was in bidding war status. Maybe it isn't for every house but we will cool our jets and continue to invest in our house for now.
