Pretty sure we have mold, what to do and who to call?

We have been in our house for a year now. It is 35 years old. It is brick exterior. When we moved in, we discovered that the laundry room floor was rotten right under the pipes. The previous owners washing machine leaked. Well, ended up just putting down some plywood for the time being so we could put our W/D in there, because we were eventually going to replace all the flooring and would just do it all at one time. Well, we didn't realize, but the pipe had been leaking in the wall for a while, even with our W/D. We got the leak fixed and everything is fine. Then, last week, the weather got warm, and we noticed a moldy smell in our babies room. We had been running a Humidifier in there, so we took that out, and aired out the room really well, and that seemed to fix that problem.

But, then the laundry room started smelling.. BAD. It smells like mold. There is no sign of it though. Nothing growing on the walls or ceiling. The smell has now permeated through our entire downstairs.

Another problem I have noticed is upstairs on the front side of the house.. I saw condensation on the hardwood floors underneath the windows. The windows had not leaked, and it had not been raining. Where could this water have come from?

My question is.. What do we do now. Obviously, we have to rip out the subfloor in the laundry room.. Who do we call to fix the mold and the odor? Our house has always smelled musty, but I just figured it was because it's an old house..

How much moisture is in the house?
It sounds like your humidity is way too high.
Do you run a de-humidifier anywhere ?
the moisture on the hardwood is most likely caused by the window condensation running off the windows. If you have this much condensation on your windows you need to remove moisture from you house. This will also help with the must smell.
Before you get too upset I would look into this first.
If you have fixed the leak and reduce the moisture in your house this should get rid of the mold. Mold needs moisture to live.
Also, this may sound stupid but make sure that the smell isn't coming from your clothes washer basin. If you keep the lid closed after doing laundry this can make the washer stink because it never dries out. This happened to us and it STINKS really bad. I ran a hot water cycle with bleach to kill the bacteria and mold in the washer and now we leave the lid open all the time and haven't had a problem since.

I'm not sure about the moisture. How do we test for that? We used to run a dehumidifier upstairs, but it puts off so much heat, we quit using it.
As for the moisture on the hardwood, there was no condensation on the windows, it had not rained (we were in a drought)the a/c wasn't on.. I'm not sure about that one!
I have not noticed a smell from the washing machine. I will check it but I don't think that would be it. And, I will run a cycle to make sure..
Any other ideas, anyone?

Any progress on this issue? Do not add any soil to you property until you have a full drainage plan! ÃÂ Getting an engineer involved is advisable, but expensive, I know, I am one. :-) ÃÂ Consider these issues: 1. Drainage should take water away from the house, as quickly as possible, w/o flooding or causing erosion to you or others. Water near the house can cause many problems: ÃÂ movement near the foundation can move soil, which could cause the house to move. More immediately is the dry rot the moisture will cause to the wood of the house. Mold can form ÃÂ Maintaining any vegetation is a problem. Mosquitos will love it.ÃÂ 2. Adding fill material improperly could make matters worse.ÃÂ 3. Water always flows downhill. So, where is the water going. Try to follow it. The best way is to get the elevations of your property surveyed. I love the ability of a contour map to communicate slope of the ground. And water will follow the slope.ÃÂ 4. Decide on the outlets for water from your property. ÃÂ Drain water to the street, if possible. ÃÂ If not, build dry wells, but check percolation rates carefully. ÃÂ Be very careful about draining water on to neighboring property.ÃÂ 5. Find the sources of the water.ÃÂ 6. ÃÂ Create drain paths from (or near) sources to the outlets: There are several options to do this: (a) ditch, which needs a slope of at least 1%, 3 % is recommended; (b) Underground drain, such as a French Drain, which needs no slope, or a mini-storm drain pipe, which only it needs at least 0.1% slope, or combine French Drain and pipe; (c) pressure pipe,collect the water at a central spot and then pump the water. "just because it is colder in Iowa doesn't mean it is colder everywhere else." Oh, How true. March 8th my wife and I left Iowa for an extended stay in Florida to try and get warm. Eastern Iowa had been in a cycle of Rain, Ice, Snow every 3-4 days since before Christmas. We just wanted to go south and get warm!!! We hit tennessee day after they got smashed by a blizzard. Went on to Gatlinburg, there it was 50-55. Went to Savanah Ga. It was 60 and rain there. Went down to Venice Fl. 60 and high wind. Couldn't dive because water was so turbulent you couldn't see your guages. Ft. Lauderdale and Deerefield Beach wind off the ocean was 40+ mph and temp not above 60 or so. Went over to Freeport Grand Bahamas for 6 days. Temp never got above 65 most of the time it was 50-55 and rain 4 days out of 6 it rained and had high wind. Tryed diving one morning and the waves came up so badly once we were out and underwater, the dive master came down and called us in and it was almost impossible to get back on the boat as the boat was rocking in 6-8' seas. 21 days gone and only a couple of them did we see 70+ temps. Got back to Iowa and we went right back into the winter rain ice snow cycle and we are still in it right now minus the snow. Still cold enough to freeze outside some nights yet. I just want to be warm. I will gladly put up with 90+ temps and 90% humidity. I am tired of being cold. I would like to break a sweat for a change. I did go to the Hosta Library and looked them all up. There are two yellow sports under Grand tiara - Amber Tiara and Grand Gold. The only difference that I can find between the two are the flowers, so I can always wait until it blooms. I would hope that it was Grand Gold because I already have an Amber Tiara. There is no green sport listed for Fantasy Island, but I went back to Island Charm and found that a green sport of that is called Green Lama (I don't know if I can assume that it would be correct). Peanut has a green sport called Goober - but I wasn't sure if Peanut is one that comes up green and grows into it's white or not. Joan

Soft close glides and hinges; 170 degree opening hinges except where doors are blocked from opening past 110 degrees (we've been told they are better hinges and they allow doors to open out of your way fully). Full extension drawer glides. Adjustable shelves and pull-outs are good. I don't know that I'll want to adjust mine in the future, but during the "putting stuff away phase," we did need to have some pull-outs moved so they could accomodate certain items (same with the shelves, but I did those myself along the way). Pull-outs under the sink. Shallow lipped pull-out at the top of the pantry for short cans and jars. Wood (tiered) insert for spice drawer if you'll have such a drawer. See the thread re: storing a large amt of spices. "Found" space, often in an island, behind other cabs or drawer banks. Cabs and drawers are often standard depths (from front to back), even in semi-custom and custom cabs. In our 30" wide island, we had 6" deep by 27" wide or so "dead" space behind the drawer bank on the opposite side of the island, and another 6" deep by about 15 or 18" wide space. We put those shallow spaces to good use--the wider one for our step-stool, and the narrower one for some storage and wired it for our kick heater switches, too.

I am not sure how moisture would get on the hardwood if it hadn't come from the window. The only other thing I could think of is that if your home was on a slab and the floor was really cold and the air was really humid that it could condense on the floor. I have never seen this happen though, but we have basements where I live. Also if that was happening I would also think you have way too much moisture in your house.
If you go to a garden supply shop or hardware places you can buy a humidity gauge. It is called a hygrometer.
However if you just tell the store clerk you want to measure the humidity in your home they should point you in the right direction.

Well, we're not built on a slab, but a crawl space.. and this was on the second floor. I'll get one of those meters and check out the humidity.

(1) get in crawlspace and pull down floor insulation so you can look at floor joists and subfloor (if you have insulation) - do this in areas underneath plumbing (toilets, laundry room, sink, refrig w/ icemaker); if you think you smell mold you need to find it and get rid of it
(2) consider an evaluation of your hvac system is you have condensation
(3) before hiring contractor to repair laundry room floor, call a restoration general contractor who can handle water damage repairs (they will have moisture meters) and who has some experience w/ mold remediation. get their opinion before starting repairs - - - don't let them scare you, mold is the new "asbestos"
