Kelntex, you might run this by over at the paint forum and get their take as there are paint pros there. I could be wrong, but i believe that it's ok to spray as long as it is immediately followed by back rolling. Rolling out the walls now that the spray has dried might not cover the spray line, but again, ask the pros over at paint. Your builder needs to get on the painters to make it right no matter what it takes. You are so close,hang in there. It's the little things that crop up so close to being done that gets frustrating.

Does the contract mention if the walls will be rolled or sprayed?

I can tell you that we started with spraying and I hated the way it looked. TOO smooth. I prefer a real low pile roller. We could be spray lines on the ceilings, but not the walls, but that could have been the nature of the color or lighting or something.

We have been spraying our ceilings, but I didn't care for the look on the walls. It was too smooth, as sue mentioned. It just didn't have the "oomph" that the roller seemed to give the minute we rolled. I don't mind the sprayed on the ceilings... for whatever reason I really like the smooth clean look up there. :o)

I'm sorry you aren't happy with the walls. If they are already painting trim now, it sounds to me like they are done with the walls? But I don't really know the "proper" order to painting a room. We don't have trim up yet, so of course we are doing walls first. LOL!

Hope it all gets worked out, Kel. Spraying is much faster, that is for sure. If they weren't planning to roll a coat, you're probably going to get excuses until they leave. It's a lot of work to roll. :o(

Let us know how it turns out. Maybe have a nice, but serious discussion with your builder and ask him what "it will get taken care of" means. That you are unhappy with the way the walls look and you expect them to be rolled. Maybe he'll give you a firm answer that will ease your mind. Could be they are rolling a final coat after trim?

Want to know my paint "fiasco" for the week? DH spent several hours over 2 days preparing the 2 story great room for painting. I picked up the paint Thursday evening, and he sprayed Friday morning.

Some friends came to visit late this afternoon, and wanted to tour the house. Well, shock of my life when I saw the now dry walls. SHINY!! Oh my goodness. Talk about not looking good at all. :o( The color is nice, but the shine looks like a cheapo paint job, for sure.

Evidently I was in such a rush when I picked up the paint, I didn't ask for eggshell finish like I planned. 10 gallons later, we're going to have to paint another layer on the great room. Which is fine, because he tried to get away with spraying, and it is too smooth for our taste (as mentioned above). He thought maybe we couldn't tell with a 2 story ceiling in there, but nope, it's still obviously smooth (and scary shiney!).

Oh well. It's only paint (and money, and time....... eeeeeks). :op

Since you have paid your builder for a good paint job, I think you need to accept nothing less. I can't be quite so picky with dh, since I'm not paying him for his paint services. Well, not with money anyway. :o) ha, ha.

We are just going through the final painting stage. My builder makes the painters back roll after spraying - mainly because it is much easier to do touch ups with a roller later on during the point up stage. If they only spray - there is no roller knap and it will not look good when they touch up. The touch up areas will be stick out.

The time to back roll is immediately after the spraying. If you are past that point (and you now have cabinets in the house) they will have to roll everything. Unless it is in the contract (or your builder has already accounted for rolling in the cost of the build) then I would imagine that would be an extra cost you would have to pay.

All of our walls and ceilings were primed with spray and then back rolled. We have smooth walls, no texture, but texture on our ceilings. I did notice a few air holes, bubbles that popped, on our ceilings, where the roller didn't smooth them out. No big deal, as it is so high, it doesn't matter and I only noticed them when I was up on the ladder with my nose at ceiling level. Our two coats of latex have all been rolled. I chose a hard color in our library and stairwell area. It is a deep, dark burgundy. It took two coats of dark red primer and three coats of latex. I thought my painter was going to strangle me!

My husband is a professional high end painter.

He always rolls the last coat on the walls. He says that he also caulks the trim before the last finish coat and spraying will not cover the caulk.

Same for us...sprayed the primer and initial coats, then all our floors, cabinetry and trim went in, then they rolled the final coats.

Thank you everyone for your advice. I know he is going to have to roll the walls again. I am not happy with them AT ALL. There are so many chips in the walls from the trim hitting them. I am wishing we had not painted DD's room and thanking God we have not painted her bathroom yet. They are spraying the primer on the trim. I started thinking about what has to be done. DH and I have decided we need to meet with the builder face to face out at the house. Seems to me that if they are spraying the trim and covering everything up they could have rocked the fire place by now and covered that up with plastic as well. I checked our contract and it only states three coats of paint, not how they will be applied. So maybe the last coat will be rolled, with all the light fixtures and vents all in now. Sure will be fun! I will post my little list I came up with last night. How he ever thought we would be in by the last week of December is mind boggling. Not when you have your trim out guys only working 1 darn day a week for 3 hours. Here is what I came up with....

Fireplace and bar wall needs to be rocked

Roofers need to come back for the dryer vent

Roofer needs to check meter loop on roof

HVAC guys need to come back

HVAC intake vents need to be put up

Vent in living room needs to be put on

Well needs to be hooked to electric and plumbing (line needs to be dug from house out to well)

Light fixtures throughout the house hung (3 in the master bathroom, ceiling fan in master, ceiling fan in second bedroom, Laurens ceiling fan, Laurens bathroom, sconces in hallway, living room ceiling fan, pendent lights (3) above bar, dining room light, island light, laundry room lights, garage lights, closet lights)

Porch, front and back, lights drilled and put in (recessed)

Out door plugs need to be put in

Flood lights put up

Living room fan, bedroom fan and bathroom lights need to be bought

Door hardware need to be bought and installed

Front door ordered???? And installed

Front door stained

Walls need to be rolled

Ceilings need to be rolled

Garage doors need to be painted

Outside trim needs to be repainted

Closet shelves need to be finished, not all shelves are there (painters are already painting these)

Cabinets need to be finished and shelves back from cabinet maker and trays put in, once shelves are back they need to be stained and finished

Sinks/toilets need to be placed

Laurens tub needs to be repaired

Trim in LaurenÂs bath needs to be placed (where the pipe is sticking out)

Water heaters need to be bought and installed

Travertine needs to be ordered

Floors need to be installed

Tile back splash in kitchen needs to be put in( I do not remember seeing that certain board that has to be put up in the kitchen? Isn't there a certain board put up to tile on?!?)

Master shower needs to be tiled

Tub surround in Laurens room needs to be tiled

Appliance ordered and installed

Outside stairs poured and foundation smoothed out

Brush piles need to be taken care of and the grounds around the house cleaned up and leveled

Driveway needs to be completed (crushed stone)

That is what I came up with last night. I think we are going to have to meet and ask all these questions. It is our fault for not talking to him and asking hard questions a month ago. We just kept getting told how fast everything was going to go once the cabinets where in. Seems to me that the pace has never speed up once! LOL! I just remember asking in July if we would be in by Christmas and he laughed and said "OH yeah!" Maybe by my birthday...Jan 21! DD is so upset, it was "we will be in by your birthday, by Thanksgiving, by the first week of December, by Christmas for sure, the last week of December without a problem." Who wants to place bids on what the next deadline will be!!

I hear the disappointment loud and clear. And I feel badly for you. I know you are more than ready to be out of your dear sis's house.

That is quite a list. But some of those items don't take much time if a "crew" attacks them.

I am concerned about things like "order travertine" and "order appliances". Are those in stock where he will be ordering from? Because some things can take weeks to arrive if they have to be ordered. Hopefully those are stock items and just a matter of getting them delivered in a day or two. Those are the items I would really be questioning builder on!

I know you'll get there soon. And just look at all of the progress being made in the past week or two. Yay. There is light at the end of the tunnel. Hang in there. :o)

totallyblessed - I am not sure if it is your board name or your words that always ease my mind! LOL! The travertine, last time we checked, was in stock but who knows after 2 months. The appliances, I am not sure. I am going to call them today and see if he has ordered them and if not how long it would take to get them in.

The key word is "crew". There is only 2 guys painting AND doing the cabinet stain. They are doing such a good job though, so I have no harsh words there. I know the other guys can't get in until the cabinets are done. I think it is a mixture of sleeping on a sofa for months, being dead tired because my sisters dogs crys at 5 in the morning to be let out and I am the only one who ever hears her! *sigh* LOL! Oh well, what can you do. I am hoping to see someone working today. There was no one all weekend.

I agree with totallyblessed...it CAN seem overwhelming. It ALWAYS feels like there is so much to be done.

BUT, it is amazing what can happen in a small amount of time.

Hang in there. Soon you'll be enjoying your beautiful new home and all this 'stuff' will be a distant memory!
